Welcome to Santa Barbara 'The American Riviera'. My husband and I met in Santa Barbara, married and raised our family here. We live in the main house, the guest apartment is above our garage. We are pretty quite except for the occasional sports event or when the kids are over visiting. We are social and enjoy the outdoor activities that come with living in Santa Barbara.

This house was a rental, and a mess, but we loved the locations and the 'in your face' mountain views along with the peeks of the ocean. We knew it had the potential of making this a really special property for our family. It has not disappointed. The minute you walk through the door you feel at home, you can't believe the views and just how welcoming the entire property makes you feel.

Violation of House Rules is grounds for termination of contract and forfeiture of security deposit. Check-In and Check-out times are stated in Reservation and/or Rental Agreement. Special request for early check-in or late check-out must be made in advance prior to confirmation of reservation. Refundable Security Deposit: A refundable security deposit is due at the time of booking. The security deposit shall be cashed and held by the Owner OR Owner’s Agent to be used to repair any damaged caused by you or your invitees during your stay on the property. The Owner will return the balance of your security deposit less any deduction within 3 weeks after you have check-out of the property. Occupancy: People other than those in the guest party may not stay overnight in the property. Occupancy is limited to the number of guest stated in reservation / rental agreement. The Property is privately owned. The Owners are not responsible for the loss of personal belongings or valuables of the guest(s) or their invitees. The Owners are not responsible for any accidents, injuries or illness that occurs while guest(s) or their invitees are on the premises or its facilities. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. The owners do not carry insurance for the benefit of the guest(s) and strongly recommend that the guest(s) purchase their own insurance. No Smoking on premise No Pets on premise No Firearms on premise No Illegal Activity on premise No Changing of keys or locks on premise No Nuisances which disturb neighborhood on premise (loud music, fireworks etc..) No parties (more than 2 invitees) without owner\\'s approval. Please discuss any entertainment plans or use of out door area with hosts prior to booking reservation. Designated outside areas are available for your enjoyment, please ask. Parking: Vehicles are to be parked on the street directly in front of property next to large hedge. There is plenty of street parking. Laundry and Housekeeping: Use of the laundry and scheduled housekeeping is available if requested prior to confirmation of reservation. There is an additional fee which will be added to the Rental Agreement. Please ask. All supplies are for guest use while on property. Missing supplies shall be charged to security deposit. Netficks or HBO movie purchases shall be charged to guest\\'s security deposit plus a $5.00 per movie fee. Refunds/Cancellation Guest Cancellation Policy: • If guest cancels 60 days prior to check-in date they shall receive 100% refund of fees paid to homeowner Homeowner Cancellation Policy: Homeowner shall issue a full refund less service fee, if the property is not made available for guest(s) on the agreed dates of the rental agreement. Homeowner shall make every attempt to notify guest(s) as soon as possible of cancellation, however, the owner shall not be liable for or required to reimburse or pay guest(s) for losses or expenses of any nature in the event the owner cancels the rental agreement for the following reasons: • Damage to property, such as water (plumbing), fire, or vandalism • Prior renter holds over and does not vacate property when agreed, therefore property is not available for occupancy • Illness or Death of immediate family member or person living on the property Cancellation for Emergency: If there is a fire/earthquake/flood/storm/act of terrorism, no refunds will be given unless: • The state or local authorities order mandatory evacuations in the property area, and/or • The Homeowner determines that the property would be unsafe for occupancy due to the condition that surround the immediate area or would prohibit travel to the property location. Insurance: We encourage all guest(s) to purchase traveler insurance. Hold Over: Guest(s) who do not check-out at the agreed date and time specified in the rental agreement, are subject to a hold over daily rental charge in the amount of Two Hundred and Fifty Dollars ($250.00) per day for every day that they do not vacate the property. In addition, Guest(s) will be responsible for all legal fees, expenses and losses incurred by Owner due to Guest(s) hold over. Access: Guest shall allow Owner access to the property for purposes of repair and inspection. Owner shall exercise this right of access in a reasonable manner. Toilet: Do Not flush anything other than toilet paper in toilet. No feminine products should be flushed at any time. If it is found that products have been flushed and clog the septic system, you could be charged for damages. Water Conservation: Santa Barbara mandatory water conservation is enforced. Please do not let water run, either in the kitchen or bathroom. Keep showers under 10 minutes and turn water off when shampooing your hair or when shaving. Fireplace: The fireplace is a wood burning fireplace, however only Dura-Flame logs are allowed. One log is supplied, upon request per stay. Please do not throw any paper or other combustible materials in the fireplace. Owner may choose not to allow the use of the fireplace, in incremental weather, or unsafe conditions, this includes, high winds and heat. Balconies: Children under the age of 12 years old are not to be left on the balconies unsupervised. Please take special care with very small children on the balconies as they can fit under and through the railings • No hanging clothes or towels over balconies • No leaving pets unattended on balconies • No throwing things off balconies • No climbing or jumping onto or off of balcony or onto roof from balcony Children: Children under 15 years old are not allowed unattended on the property at any time. Contract: Time is of the essence. Any provision of this Agreement that is held to be invalid shall not affect the validity or enforceability of any other provision in this Agreement. The waiver of any breach shall not be construed as a continuing waiver of the same or any subsequent breach. This Agreement shall be governed and so construed in accordance with the laws of the State of California. California shall have personal jurisdiction over the parties and the county in which the Premises is located shall be the forum for any legal action brought in relation to the Agreement. The foregoing terms and condition are hereby agreed to and incorporated into the Reservation and or Rental Agreement. Confirmation of your reservation is acknowledgement and acceptance of the House Rules, and all parties acknowledge a receipt of a copy of this document.

calm and majestic mountain views
I felt like was an eagle in my nest over looking the mountains!! The light changed at every minute making my stay magic!! And Tim and Debby are great.
Exactly as advertised. Lovely little 1 bedroom apartment. Nicely decorated with plenty of amenities.
We enjoyed our stay here immensely. The owners were so kind and helpful. They even gave us eggs from their chickens and ducks. Would stay again if we were in town.

Home away from home in Santa Barbara
Great little place that is decorated well, clean and conveniently located. I would recommend this place and I would stay there again! Rather than being repetitive, the reviews and descriptions by others are accurate, except the grocery store is Gelson's that is close by. We had a great breakfast at Garrett's and an excellent dinner at Toma (make reservations). Thanks for sharing your beautiful apartment!

outstanding place in Santa Barbara
This upstairs unit is over the owners home and garage. That "description" is quite misleading because it is much much nicer than any other garage apartment we had ever seen. It is up against the hills above Santa Barbara, with incredible views of the hills. Lots of light. Quiet. The apartment is furnished with high quality furniture--very attractive and comfortable. There is a small balcony off the kitchen for breakfast or wine. Larger places to sit at ground level. Kitchen well stocked. Fresh eggs were a nice surprise. It is fairly close to an excellent grocery store (Gilsons right on State street on your way up to the apartment) and not far from the freeway for trips to downtown or wine country or the beaches. There are about 20 fairly steep steps up to the unit but most people should not find that a problem (we are in our early 70s and were fine).
