2 new homes; large wooded lot, yet in- town location--16 bedrooms & 14 baths!
About Deborah Davis
We purchased a small house on a large lot in Cape Porpoise Square. The house did not conform to modern codes and was very close to the front of the lot. We were able to divide the lot into two (each is over a half acre) and we are building beautiful new homes for large group vacationers to enjoy. We love this quaint town which Yankee Magazine just named as one of the top 10 prettiest coastal towns in New England---in fact we were number one! So we built them to take advantage of all the best the town offers but also to blend in with the quaint, laid back and quintessential New England atmosphere of the town. We live about a half mile from the houses and we have another rental which has a 5 star rating and we are applying for a permit to start construction of one more home--also within Cape Porpoise town square.
Deborah Davis purchased this Estate in 2013
Why Deborah Davis chose Cape Porpoise
Every year we host several family events at our own home here and have had as many as 30 plus sleeping over on air beds, couches--you name it. One year we lost electricity for 5 days and had to cook all of our food etc on the wood stove we were fortunate enough to have....and we had a brand new grand baby and every one took turns holding him to keep him warm. It was one of the best Christmas get togethers we ever had! And during the summer each year we host several large gatherings to enjoy all this beautiful seacoast area has to offer. One of our children lived in Hawaii for a while and we learned about practicing the Aloha spirit. It means many things, and one is that no one owns the lands around ocean--it is really meant for all to enjoy and share. So, we build these two homes and are building another to allow large families and/or groups to travel together to celebrate family, a special occasion or just enjoy the area and get away from the daily routine for R & R. We also employ only local people to build our homes and work on the properties. It allows talented local artisans and specialists to live and raise their families here. So, let us know if we can help you plan a fabulous get away at any of our homes or all of them if you are traveling as a group or for an event!
What makes this Estate unique
Chickadee Cottage and Lupine Lodge are located at 3 and 4 Porpoise Place. Porpoise Place is a private road off Langsford road in Cape Porpoise. A little house in town on over 1.5 acres came up for sale. The house was not up to code and could not be altered in size or location, and needed considerable work to make it clean and safe. So, the house came down and I created a private road--Porpoise Place off of Langsford Road. That private road now leads to two private driveways--one to Chickadee Cottage and one to Lupine Lodge. Both sit far back on the lot and overlook forever wild. Yet, 1-3 blocks away are 3 restaurants, a fish house, a market, an ice cream store, the library, an art gallery, etc. You can walk 1/2 mile to the Pier where here are 3 more restaurants, a working lobster pier and a gorgeous view of the ocean and Goat Island Lighthouse. And in a 2-4 mile drive you have access to the most popular Kennebunk beaches--Goose Rocks, Kennebunk Beach, Mother's Beach, Gooch's beach, Colony beach.

Fabulous Rental in Kennebunkport
We had a great family reunion at Lupine and Chickadee! Just perfect for our annual get-together. Houses were perfect and Deborah was very prompt and gracious with all our pre check-in questions. Area was great for hiking, kayaking and biking.
Nice property, use caution
The property was very nice in a quiet neighborhood. The lawn between the 2 homes was nice for lawn games. The kitchens were well stocked and the sleeping quarters adequate for our group of 31.
There is no pool, game room or theater room. It was a 15 minute drive to the beach which requires a $25 per day parking fee.
We were disappointed that when we took a trip to visit the property a year ahead to plan for our family reunion that the owner / manager forgot and the property was occupied when we arrived after were told it would be open for viewing. When we expressed our surprise and disappointment with not being able to see the premises, the owner threatened to cancel our reservation. We could not based on the extensive planning necessary for our large group.
If you rent this property, we recommend you photograph all of the furniture on check in as we were accused of stealing or breaking a ceramic table which were never saw. We were charged for the item out of our deposit and accused of lying about it. It left a very poor feeling about an otherwise very nice week.
I am not surprised by his review but very disappointed as it is contrary to all 97 other reviews I have received over past few years but also because it is an unfair and inaccurate rendition of the facts. I think it is important to confirm that there is no pool, game room or theatre room....BUT my listing never ever says that there are ANY of these things! So if these tenants were looking for these particular amenities they definitely rented the wrong property and I am confused that they NOW say they are disappointed it didn't have them. As for the beach, this is accurate but honestly, in my opinion, $25 for a week is quite a bargain for such a beautiful beach. . As for seeing the property ahead of time...I remember the facts very differently. I proactively offered and sent the tenants floor plans with an indication of beds in each bedroom. When they asked to see the property ahead of time as they might be in the area, I told them I couldn't guarantee a preview as I am rented for most of the time I am opened (8 months) and I will not disturb other tenants during their stay. I recommended they check the calendar regularly. So when they said they were in the area, I was not able to show it to them as it was rented. I never "threatened" to cancel their reservation! I have a no refund policy and had other folks on a waiting list so I OFFERED a free refund since they were disappointed about no preview. They declined and said "they were very much looking forward to the trip". Finally, we do a furniture inventory every Saturday---these houses are very large and things are often moved around. A small ceramic table--bright orange--was still missing after thorough search. Tenant said she "checked with most of her children" and no one knew anything about it. Then she said that she had never seen it. I told her if she looked at photos on line she would see it between the two gray chairs. She wrote back- "Oh, yes-- the orange and white zig zag table...we never saw it". Well that wasn't the table--they are actually two soft ottomans-- which they must have seen as they are still in the house. I managed to find a replacement table online that was marked down from $400 to $109. I think this whole review was ALL about the missing table -- which was likely just broken by accident. Accidents happen!
Making memories in Maine
Great place for a large family gathering. The houses were clean, spacious and nicely decorated. The screened in porches were a big plus and the yard space was used by both young and old.
Fabulous time celebrating my husband’s 60th with 32 family members.
Very comfortable, clean, very accommodating houses! Couldn’t have been any better than it was. Deborah was absolutely wonderful in corresponding with us throughout our planning process!
Great place for our wedding weekend
We enjoyed three nights with friends and family from all over that were able to gather here before our son's destination wedding. The kitchen was stocked well so families could cook if they wanted, but since we were in walking distance of a few great local eateries, that was an option also. Some of our group had small children who loved the yard and the houses were nicely decorated but not difficult to keep safe with the little ones. One night we all cooked out together and enjoyed a shared potluck with plenty of space on porches or eating areas to talk in smaller groups. Even though we almost filled the houses, we never felt crowded and multiple groups could be in diverse activities simultaneously. Close to the beach and a great neighborhood for walking or exercising...a great place to enjoy friends and family!
Perfect in every way! We were six families, with kids ranging in age from 1-17, and adults ranging in age from 35-77. These two houses, with the lovely garden between were PERFECT. The houses were both immaculate, well appointed, and comfortable. The location was perfect and lovely. I couldn't imagine a better place in Maine for this very special family reunion. Thank you so much for making it a dream vacation!
