We lived in the city of Victoria but with a dream to move to the more rural area which is the Saanich Peninsula where farms, horses, and gardens are a big focus. Life is nice and easy here and our children were free to run. We love the pace of life here and the small town feel.

Calm and wonderful stay!!
I spend 3 nights at Frankie's house and it was calm, peaceful and so easy to stay, close to the stores and easy to get to Victoria.
Frankie is a wonderful lady, she help us in everything we needed and answered all our questions and also took us to catch the ferry the day we left.
One of the days we stay was a holiday and nothing was going on in town, she took me to see the ocean and picked the wild berries, plums, etc.
This is a great place to stay I definitely recommend Frankie's Place.
Great guests and I enjoyed having them stay immensely.
A bit of a bait and switch - you aren't renting the lower half of an owner-occupied house; the upper floor is also a short term rental at times. The first night the people above were unbelievably loud, jumping, shaking the whole house, then up partying in the back yard till past midnight. Second night the owner was there (she did apologize). You can hear every footstep and conversation from above, there is no soundproofing.
Kitchen not very clean, pots and pans cheap Canadian Tire ones. Bathroom had scary dirty shower caddy, hair and dirt in tub. Not what we expected.
When the central heating (controlled only from the upper suite) is on, you will roast. You can't close the vents or control that heat from the basement. Also, sound echoes down the vents :(
Then, when the heat is not on above, you freeze. There is a little wall mounted heater and fireplace, but we had to turn on the oven as well to make the temperature bearable. And this was on a warm spring day!
For this price range of short term rental you can get a whole house - we were stuck on a busy weekend with no where else to go. Three figures per night for a basement with tired furniture isn't worth it. Giving two stars - 1 for the location and 1 because our pet was allowed to stay too.
I seldom respond to guests comments whether compliments or otherwise, but think it is important on this occasion.
This guest made a booking request the day before her arrival. She requested early arrival and also that she be allowed to keep a cat in my suite. I allowed both of these things which was unnecessary and even unusual on my part to allow a cat. At this time I also told her that , unfortunately, my guests who had come on the night before her arrival were quite noisy, and she and her husband could cancel their reservation if they would like. They chose not to. The night before they arrived my previous guests, although noisy, had gone to bed very early. I talked with them and told them there would be guests downstairs on their second night and asked them to be mindful of the noise as there were two nine-year olds in their group. On the first night of this guest's stay the upstairs guests were on the outside deck with music and talking, but not unusually loud. Just after 10 pm I went out and reminded them to be quiet which they did right away and went inside, not after midnight as this guest claims.
The next morning again I told this guest that I was sorry for the noise and said they could cancel and stay someplace else. They chose to stay the second night as well. They also never at any time complained about an unclean space except in their review. Actually my space is always clean. I do not have expensive fixtures or kitchen items, but they are absolutely right, possibly some are from Canadian Tire, some might even be second-hand. Certainly, no one has ever raised this in the past 5 years. Re heating, there is a heater on the wall as well as a Heat Surge Amish electric fireplace which heats the suite well
I do not have good insulation between the upstairs and downstairs in my home, but I try to always let people know both up and down of that.
Basically, I try to accommodate every person who stays in my home and I did more than encourage this couple to change their plans even before they stayed with me. There was nothing more I could have done.

Everything you need!
The apartment was clean, with a fully equipped kitchen and a very comfortable bed. Even though it is a basement suite, there is a nice amount of light through the windows and it feels quite spacious. Frankie was so friendly and responded quickly to any questions or needs that we had. There is a grocery store and coffee shop within a five minute drive and it's an easy 20 minute drive to downtown. The gardens are beautiful and very well maintained. The sound does travel easily through the house, so I would say it's the perfect place for a quiet getaway!
Our stay was amazing. We got there late on a Friday evening due to coming over on a late ferry. We got in and familiarized ourselves pretty quickly to the layout. We then headed to the nearest market and we ended up meeting Frankie, who was very nice and gracious. The market was about 5 minutes or less from the unit. The next morning, Frankie gifted us with some baked goods. The unit was 15 minutes from downtown Victoria and was easy to access. It was very clean and organized.
The only concern we had was that there was no heat control in our unit. It appeared to be controlled by the unit upstairs. We got really HOT that first night.
We would gladly stay again if the opportunity came up for us to head that way.
