We built this home. This is a custom built home redesigned by the owner, this is our retirement home. The Cape Royale is a tranquil place, beautiful scenery, nice people, and Lake Livingston. The perm a residents are retired so the Cape is designed with drive up to all activities.

Because we are a clean **NO SMOKERS ALLOWED** LARGE - spacious home where every bedroom is spacious. This is a one story home, CUSTOM BUILT, great for children and elderly in your family. Every room is spacious, we could sleep far more then 8, but we want our guests to enjoy the privacy and space of this home. No two bedrooms share a wall. The Kitchen, well it is huge and the heart of the home with a Viking Professional series cooktop and wall oven. This home is a block from the water and the big park on the water so you get wonderful breezes to enjoy on the 47' covered porch. WHY NOT This property, it has it all, 4 real bedrooms. Other homes say they sleep more, but they are 2 or 3 bedrooms, here your family has their own private rooms and bath rooms.

We really enjoyed the lake house and the surroundings. We were a little disappointed that the water was way to rough to swim and the fishing spots were limited to the marina. The house was nice but furniture and TVs need to be updated.
That's a shame you only went to the marina, no one swims at the marina it is for boats and fishing, as we tell all our guests we are just a phone call away for any needs or questions. The Cape has multiple parks on the water to go fishing or swimming at, and is not limited to the Marina. We did include a map of the Cape area and pointed out the Royale Green Park on the water, it has a sandy beach, volleyball court, his and her restrooms, grill and picnic tables, which is a block and a half from the house, and Ash Park on the other side which is walking distance. Not sure what furniture you are expecting at a lake house, but this house has a contemporary look and feel, per our photos which are accurate, the dinning room has a modern oyster and leather table chair set that cost $3200, the bar stool are commercial grade bar stools, and a $5400 Italian leather L couch. We even mailed back your all the clothing that was left in our New Kenmore front loading dryer at no additional charge, you can't get better service then that! This home does have 2 tvs. Indeed we do not have the latest and greatest 75" 4k ultra tv, because that's not what we go to the lake for, nor will we update that, we don't want our child glued into the tv when there are deer and fresh air outside.
Really lovely home
The property is very well maintained, and the gift basket that welcomed us upon entering the home was stellar. The house was clean, beds were comfortable, and we had a wonderful walk around the neighborhood and lake shore. I would definitely rent this place again!

Perhaps someone could eliminate the ants that were all around the base of the house. They really were very aggressive, especially toward anything outside. Dogs bones are an example.

This home was absolutely perfect from the time we walked through the door! You can literally sit on the front porch and watch the deer eating in the yard just feet away.

We wanted to take the kids and grandkids on a close by couple of days during spring break and decided on Lake Livingston. We have a state park pass and like Lake Livingston State Park. This house is within about a 20 - 30 minute ride from the park. Everything in the house was great. The owners make sure that there are all the needed items for a stay. We did bring or buy some items to try to replenish some that we used but that was not expected. The grandkids completely enjoyed watching the deer each evening as they wander through and near the yard of the house. We did a "snipe" hunt for a friend of one of the grandsons (grandkids have all been on snipe hunts in the past) and he was, we will just say, excited. He and all of us enjoyed the festivity of it. We walked through the neighborhood and down to the nearby park. Drove down and fished at the marina two evenings. Caught a few 4 - 5 inch long catfish but you would think they were 10 foot long sharks by the reaction of the kids. We couldn't have asked for a better place to stay and the owners are outstanding people and want to hear from the renters, good or bad. We usually choose different places for our get togethers, but if we do go back to Lake Livingston we will definitely use this place again.

Nearby Coldspring offers antique shops, restaurants, historic church and courthouse. One plus hours to all Houston cultural and sports events, museums, shopping, and night life. Arts and crafts market each fourth Saturday in the historic town square. Lone Star Trail and Big Creek Scenic Trail nearby within the Sam Houston National Forest. Wolf Creek Park, Lake Livingston State Park and Double Lake Park nearby. Call or email for availability. Always contact us, we will do our best to maintain the site calendar, but advance notice is required to schedule housekeeping, process an agreement, and provide Cape Royale Gate Security access. ALWAYS ask for additional photos of rentals. We have photos of every room from different angles, so you can visually see our open floor plan and spacious rooms with walk-in closets, and ask about cleaning. This is a one story , interior lot home, walking distance to the Royale Green Park on the water. See deer and wildlife from the beautiful southern plantation covered porch. Massive porch, with additional 3ft over hang that will keep you dry when it rain. Our home is set ack 160 ft from the street for lots of privacy, and with 140 ft long driveway plenty of parking space. We have a new 10 year picnic table, its wrapped in pvc for easy clean up. We have a old smokey charcoal grill, and additional out door table and chairs. Inside or out This home is spacious and clean.
