About John G Franzese
Under new ownership. Robert, John, & Charles Franzese (RJCF Enterprises, LLC.) purchased the property in September of 2017 from Diane & Tony Bozzelli. Our goal is to maintain the same level of cleanliness and satisfaction that the Bozzelli's had maintained while making some improvements to the property. We hope to see returning guests that have enjoyed the property in the past as well as welcome new guests to our property. Some of the things we have already begun is clearing some of the distressed trees from the front of the property which has also improved the lake view. We've added attic insulation to make the house more comfortable in warm and cold weather. We intend to paint the exterior of the house as soon as weather permits as well as doing some landscaping to improve the overall look of the property. We will be adding new pictures in the coming months to try and give a better idea of what the entire property offers as well as more lake view and sunset pictures over beautiful Seneca Lake. We were born and raised in Watkins Glen, Chuck & John live locally and brother BoB lives in Kansas City Ks. We'd like to welcome you to the area and hope you will visit us and all the area has to offer.

Affordable accommodations in the heart of the finger lakes just one mile outside the charming village of Watkins Glen, NY. Overlooking beautiful Seneca Lake
What makes this House unique
Nice private setting with no one to bother you during your stay. Can't beat the views as mentioned, but also with plenty of outdoor furniture to put where you want on the property and a charcoal grill on wheels, you can enjoy the views as well as the nice yard. The bedrooms are all on the 2nd floor, with only 3 steps down to get into the house. Spend time on the enclosed front porch overlooking Seneca Lake. Only one mile outside the charming village of Watkins Glen.

Great house in a great location
Relaxing and well equipped home away from home. Perfect location to explore the Fingerlakes.
2nd Visit. Great location and user friendly.
We enjoyed our farmhouse stay!
We stayed here for Cornell's graduation. Although we spent most of the time back in Ithaca, we enjoyed the time in this clean, charming and well-appointed house. The beds were very comfortable, and we had nice views of Seneca Lake. It would be a nice home to stay in again, with more time to explore Watkins Glen and the town of Burdett.
Great location and close to everything.
We were there with family and friends and had a great time. Plenty of space to hang out. Great view of the lake and close to everything!
Thank you for choosing us for your stay, we're glad you enjoyed your stay and everyone had a good time. We hope you will consider us again in the future.
Thank you John
So Much Potential
I'll start by saying that we had an amazing stay in the town of Burdett. The town is full of charm & character, but the house, not so much. While the location is perfect (situated right across from the lake), the photos are rather deceiving. We pulled up to the house, and it looks like the exterior hasn't been maintained in years. The paint on the house is chipping, and the picnic table/bench outside were ready to collapse. Also, the lawn hadn't been cut in what appeared to be months, so we were unable to even enjoy the yard. As far as the interior goes it was live-able, but what ever you do don't walk around barefoot. The floors were full of dirt/debris, and were in need of a serious clean. Upon entry, there was a recycling bin in the foyer that was full of cans/bottles from the last tenant which was also a turn off. Finally, if you plan on doing laundry in the basement, don't. The basement stairs looked as though they were ready to fall off, and the stairway was plastered with spider webs. Overall, I wouldn't say it was a bad property, but if you plan on spending a lot of time in the house, I'd consider other options.
We have owned the Burdett Hill Lake View property for almost one year. To date we have removed several dying trees to both improve the looks of the property and the view, we've added landscaping and continue to do so. We've also added a gas grill for our guests convenience along with the charcoal grill. We will be painting the exterior of the house this month (we've had to wait until the busy part of the rental season was over) We've also replaced silver ware, kitchen utensils, pans, towels, linens, pillows, etc. and continue to upgrade anything we feel needs replacing. We have replaced the picnic table in the yard. We have a professional lawn service that takes care of the yard weekly, that being said it's been a very wet summer here in the finger lakes so mowing schedules have slipped by several days from time to time. We also have a professional cleaning service and strive to make sure the house is always very clean and ready for our guests. We do not advertise or offer the use of the washer and dryer in the basement to our guests, although we do have to leave the basement door unlocked due to the electric panel being located in the basement. As advertised it is a 1900 farmhouse and we continue to make improvements while trying not to loose the charm of the quaint old farmhouse. Our goal is to offer a clean and comfortable place for our guests to stay and for every one of our guests to enjoy there stay with us and to be satisfied with our house. Thank you
Great house and great location!
Location was great - close to wineries and to Watkins Glen. Beautiful view of the lake from the house. Comfortable and quiet. My only recommendation would be to have a fire pit outside - we would have loved to have a fire as we relaxed after a day of hiking and wine tasting!
Located near Seneca Lake beaches, boat cruises, boat rentals (pontoon, bow riders, canoes, kayaks, etc), paddle board rentals, Watkins Glen International Raceway, shopping, restaurants, the waterfalls at Watkins Glen State Park, Seneca Wine Trail and so much more. Also not far from Ithaca which offers Cayuga Lake with an additional Wine Trail as well as home to Cornell University, Ithaca College, Farmers Market, Shopping Mall, Antique Malls and more. Also very close to Elmira, Horseheads and Corning. This is a great central location to the Finger Lakes Region.
Bring your boat and enjoy the large lake with all it's glory.
