About Owner: Lea Cabeen
We are former vacationers who found and fell in love with San Miguel and the area. After staying for 5 winter vacations in a nearby B&B we found this charming casita and purchased it. We immediately made some improvements- stationary gas tank, outside storage, filtered water in kitchen, new glass in windows, painting, and added 2 small gas heaters. The charm of the mexican style home with patios and rooftop deck and views from the 2nd floot livingroom have been a joy for us! From New England, we love the scenery here and the flowers year round, and no snow in the winter!
Owner: Lea Cabeen purchased this House in 2013
Why Owner: Lea Cabeen chose Atascadero
This casita is tucked back off the street with no cars passing in front and mature plantings around the home which creates a peaceful but pretty setting. It is walking distance to town and we walk almost everywhere in SMA using local busses and cabs for furthest locations. We do mention to people that it is uphill from town but we walk it every day without issue. Every morning I grab my coffee ( and pastry from the bakery on the way to town) and enjoy the weekly paper (written in Spanish and English) that tells of all local happenings while relaxing on the main patio surrounded by small garden and trees.
What makes this House unique
The setting and street location make this a special place. If friends come to visit the 2 bedrooms and baths are on separate floors giving everyone some privacy. Up the street is a great B&B in-case more friends want to visit.

We spent a month at this property and it was wonderful! Coffee in the mornings in the lush and private courtyard. Computer work on the balcony in the afternoons (excellent WIFI). Wine and sunsets on the rooftop deck overlooking San Miguel. When we were not walking down to fabulous restaurants, we cooked meals in the very well fitted kitchen. There is a bottled water dispenser in the kitchen. Beautiful local artwork throughout. The photos in the listing are accurate...a warm and cozy Mexican decor. You will hear roosters but they are not right next door. We quickly got used to them and enjoyed them as part of the Mexico experience. You can easily walk to everywhere. The one caveat is you have to walk a steep hill to return to the casa...or...grab a taxi. They are plentiful and inexpensive. We LOVED our stay at Casa del Sol and really hope we can book it again!
Beautiful place, great location
My friend and I stayed here for three weeks. I worked remotely for two of those weeks and the WiFi worked perfectly. I had no problem with cell phone reception, either (Verizon). We walked everywhere, except to the big grocery store (La Comer- $4 taxi ride) and La Gruta ($7 taxi ride). The 9 minute or so walk back uphill from town can be strenuous. If you don’t feel like walking back up, you can easily grab an Uber or taxi ($3). There is a nice lap pool nearby (3 min walk) at Santo Domingo #55, if you like to swim. The botanical garden is a 15 or so minute walk from the house, if you like to hike.
We made the mistake of buying a bunch of food at La Comer when we arrived. We didn’t end up eating most of it, because the restaurants in town were fabulous and the meals were very affordable. Our favorite restaurants were El Pegaso, Rustica, Cumpanio (breakfast/brunch) and Mi Bistro 300 and El Manantial for lunch/dinner. Had a great chicken mole dish at Hecho en Mexico, too. We splurged and ordered steak at Hank’s one afternoon. The filet mignon was delicious and only cost me $11.25. If you need anything from the grocery store, you can walk down to Bonanza (instead of taking a cab to La Comer). Bonanza has almost everything you could need.
The house itself is beautiful. It was perfect for us. Jessica, the property manager, is very kind, helpful and responsive. The house is clean, comfy, beautiful and has everything you need. We spent chunks of our days just sitting on one of the beautiful patios. I highly recommend this place. My friend and I absolutely loved it. Will definitely book it again in the future.
Thank you so much for your kind comments and local recommendations - your communications with Jessica and crew were helpful - just glad someone loves Casa del Sol as much as we do!! Welcome back anytime !
the only issue
gas heaters problematic
need to be replaced
i Icould not use them..... made me nervous
Rest assured, we have the gas heaters serviced by a professional plumber and cleaned yearly. They are replaced every few years and are very typical for heaters in SMA. I am also not a proponent of leAving them on for very long and we will be installing some CO detectors when we arrive. Always let us know if you have any Qs- we take care to have those cleaned, and our water tank emptied and sterilized yearly, along with servicing our under sink triple osmosis water filtration system.
Charming Mexican home with everything you need
The house is beautiful, decorated with Mexican textiles and local artworks. It is well-stocked with extra blankets, towels, dishes, cooking tools, and just about anything else you may need. The weekly housekeeping makes it feel like a vacation even on an extended stay. The home is located in walking distance to the main attractions in Centro (though keep in mind there is no grocery right nearby and you will generally need to walk a bit to find a taxi). The property is very secure. We had a wonderful stay.
Very well appointed!
There was a little bit of confusion as to the address at first but I think that's been corrected. What I will say about the rental is that it is very well appointed! Probably the best appointed place I've stayed at in San Miguel! What you might want to know is that it is on a pedestrian walkway that your taxi won't be able to get to, but if you have them drop you off at the top of the street and are prepared to walk down or ask their help and transferring your luggage down the street all will be well. Once you're in the house it is very comfortable! And it's not a far walk from Centro. You might want to take a taxi or a uber home in the evening and you can always ask them to drop you off at Casa Puesta del Sol and walk down from there. Most taxi drivers and Uber drivers know where that is!
