A NEW PROPERTY. Welcome to the exclusive South Durras area. With only a 2 minute walk to the beach and around the corner from the boat ramp, this Durras cottage is the place for you. Complete with kangaroos and bird life, Durras boasts many activities, with many beaches and Durras Lake within walking distance from this cottage. Swimming, surfing, fishing and much more is on offer but if you prefer to keep dry, the cottage is surrounded by National Park which offers many bush walking tracks, bike rides and a chance to get close to some of the native animals. Durras Lake is great for fishing or to hire a canoe. South Durras village is only 2 hours from Canberra and 15minutes north of Batemans Bay by car.

LAYOUT: This 3 bedroom country-style cottage has a well-presented open plan kitchen / sitting / dining area. The clean modern kitchen is well equipped and includes a microwave and dishwasher. The owner supplies most staples in the pantry for your use. The sitting and dining area is very comfortable and includes a TV and DVD player. There are separate reverse-cycle air conditioners in the main living area and in two bedrooms. The cottage has 2 bathrooms, with an additional shower in the outdoor laundry. A large back deck with an outdoor table and BBQ has water views and is great for entertaining. A discrete front porch offers a sunny spot for a quiet coffee.
The laundry, with washing machine, dryer and an additional shower for after-beach use, is located at the side of the cottage. A single garage is attached to the main house. At the rear of the property is a 2 car garage/shed with rear-lane access for a car, boat, or surfboards etc. Entrance to the lane is just up the road behind the house on the corner.

This property relies on a rainwater tank from the house, so please use water very wisely
As the cottage relies on a septic system, please do not put sanitary products in the toilet as this will block the system.
OUTSIDE: Enjoy lazy afternoons on the back deck cooking on the BBQ or having a drink. The front porch provides a quiet sunny space. A single car garage is at the side of the house. A separate 2-car garage/shed has back laneway access for cars, boat or surfboards.
PETS: Unfortunately pets are not allowed at this property.
