This newly built Scandinavian styled home is ideally located only 800m from the Tyrone foreshore. Perfect for family groups with 4 bedrooms, the master with ensuite and BIR'S, 2 bunk bedrooms (with BIR's), second master and two living areas. The deck has a 12 seat outdoor setting, BBQ and fairy lights to create a magical setting while you watch the kids play cricket or lawn bowls. Room for 2 cars only on site.
NO SCHOOLIES. The house is not for parties. Linen is not included in the rate.

The space

This newly built home 4 bedroom home has been designed with holiday makers in mind. Accommodating up to 12 people comfortably. Perfectly decked out for family groups with spaces to keep everyone entertained. Features 2 TVs, modern kitchen and open plan living. The large deck area has a 12 seat outdoor setting, BBQ, and fairy lights that all create a magical setting. Ducted heating & air conditioning. Linen is not included in the rate. Strictly no parties.

Constructed in 2017 this home is in high demand on the Mornington Peninsula. The house has been clad in steel and timber to give the impression of a true resort-style retreat.

It has been specifically set-up to comfortably accommodate family groups of holiday-makers. 4 bedrooms, all with new mattresses and pillows. The master is generous with its own walk-in-robe, ensuite and a Queen bed. There is another Master bedroom also with a Queen bed and BIRs. The 2nd and 3rd bedrooms have two 2 single bunks - sleeping 8 in total (ideally suited for children or adolescents although they can sleep adults).

The locally made dining table has been constructed from hardwood and seats 12. The 10 chairs surrounding the table can be supplemented with stools as required.

The outdoor table, sourced locally comfortably seats 12. A 4 burner BBQ is conveniently integrated into the outdoor entertaining area.

The living area has ample seating with 2 leather couches surrounding a TV. If you need a break-out space for the kids send them into the second living area to watch a DVD.

Two huge glass sliding doors open the living area out onto the deck which overlooks the tea trees.

The brand new kitchen has an induction cooktop, dishwasher, oven, microwave and all the amenities you'll need, including enough glass and tableware to cater for 12. An open plan design flows from the kitchen and stone island bench, through to the dining area, and into the living space and deck.

Two bathrooms and a laundry with washing machine and dryer complete the house. Two inverter units cool and heat the house and there's a gas fireplace that makes it very cosy in the winter months.

We provide pillows, doonas, bath mats, hand towels and tea towels - you will need to bring your own linen and bath towels. Please advise me if this poses a problem. With advanced notice we can arrange linen and bath towels for $30 per Single bed and $50 per Queen bed.

A portacot and highchair are provided.

What's close?

An 800m walk will get you to the Tyrone foreshore (Rye front beach). The Blairgowrie shops are 2km away. The area is spoilt for choice when it comes to golf clubs, pubs, restaurants, wineries, hot springs relaxation centre, strawberry farm and Arthurs Seat. Harry Blythe and Rye foreshore Playgrounds are great for kids and easy to get to.

We're confident that you will have a great time here. We certainly enjoy coming here throughout the year.

IMPORTANT: Parties are not permitted and there is only room for two cars to be parked on site:
Gatherings involving people other than those staying at the house, anti social behaviour and / or loud music late at night are not allowed and could result in forfeiture of the security bond and a request to vacate the premises immediately.

Guest access

Departure Times:
Check-out time is 10am on the date of departure unless otherwise arranged. We are flexible with a late check-out when there is not another immediate booking.

Cleaning:
We go to great lengths to ensure the property is sparkling clean both inside and out when you arrive. Our expectation is that it will be left in the same condition as it was found.

Garbage:
Garbage collection is early Monday morning. Please ensure all bins are put out on Sunday.

Linen:
We do not provide linen. All beds have mattress protectors, doonas and pillows. We suggest you bring sheets, doona covers, bath towels and beach towels. With one week prior notice we can arrange it for $50 per Queen bed and $30 per single bed.

Smoking is not permitted.

Sanitary products must be disposed of in the bins provided.

Pets are not permitted.

RENTAL RULES:

The guest agrees:

1. Smoking is not permitted.
2. The Homeowner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowner is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
3. Keep the property and all furnishings in good order.
4. Only use appliances for their intended uses.
5. Pets are not permitted.
6. The guest agrees to give consideration to our neighbours, particularly in relation to noise after dark. Parties, anti-social behaviour and / or loud music are expressly forbidden and could result in forfeiture of the security bond and a request to immediately vacate the premises.
7. Parking is limited to 2 vehicles on the premises.
8. There is no daily housekeeping service. Beds have doonas and pillows but no other linen. We suggest you bring bath towels, beach towels and linen. Linen can be hired.
9. The property is on mains water and has a septic system. The septic system is very effective, however, it will clog up if improper material is flushed.
10. All damage must be reported immediately. The guest accepts that in particular during the December / January holiday period access to tradespeople is limited and demand for their services is high. This may result in longer than usual wait times for attendance / repair. Damage expressly caused by the guest must be paid for.
11. All rubbish must be removed after the regular bin is full and the recycling bin is half full.

Guests of this property must ensure they read and follow the requirements of the Code of Conduct during their stay.
The Code of Conduct requires guests to:
•Behave responsibly during your stay. Loud yelling, screaming, cheering and aggressive behaviour is NOT acceptable and may result in the early termination of your stay if a complaint is received by Council
•No additional accommodation is permitted on site such as tents, caravans, campervans
•Do not use outdoor areas for activity between 11.00 pm to 7.00 am
•Place all waste into the bins provided prior to leaving. Any waste that cannot be accommodated in the bins provided must be disposed of by the guest.

Additionally, the Owner of this property requires you to:
•Only 2 cars are allowed to park at this property in the driveway only
•Do not park outside or across the neighbour’s properties please. Including the cross over to the vacant block next door which the neighbours use all the time
•Garbage bins must be placed on the nature strip ready for collection on Sunday Nights. If you have excess rubbish you must take it with you or additional rubbish collection fees will apply

A serious breach of the Code of Conduct may result in the termination of your rental agreement and require you to immediately vacate the property.
