About this property

Labat Grange is an old stone barn which was fully renovated in 2005. The renovation was carefully completed to ensure that original features such as oak beams, traditionally tiled floors and beautiful white stone walls were preserved whilst at the same time creating an extremely comfortable and family friendly place for a holiday. The property sleeps 8/10 people, (adults or older children and 2 babies) in comfort. All four bedrooms are en-suite, a big bonus according to our previous guests. The property is set in 5 acres of beautiful countryside which guests are free to explore. The house does have its own completely private gardens and the pool is for the exclusive use of our guests.

Comfortable well situated very quiet

In over 25 years of yearly rentals in France, first time I experienced ensuite bathrooms for every bedroom. Very rare. Great friendly hosts. Comfortable beds, workable kitchen, modern bathrooms. Great pool and grounds. Walking area from house. Merci beaucoup, Clive and Sarah.

Tres bel endroit dans une belle nature, calme. Propriétaire sympathique et aux petits soins. Nous avons beaucoup visité mais malheureusement il faut savoir qu'il y a toujours beaucoup de route pour y aller, pas grand chose à voir proche. Logement à recommander sans problème

Fabulous

Stayed 7 nights june 2023. Sarah & Clive were extremely helpful & welcoming on arrival. Beautiful property exactly as described. Very clean, comfortable, plenty of sun loungers & also some lovely shaded spots in garden to relax. Beautiful outdoor bar b q area with large dining table for communal family meals. Really pretty at night with overhead spot lighting. Car needed as property outside local village . Just 5/10 mins drive to village for supermarket & 20 mins to Agen where there are greater selection of shops. Highly recommend this property for relaxing family break. simply beautiful surroundings amidst french countryside . Missing the pool already.

We moved to France 10 years ago, not because we were unhappy living in the Uk but because the opportunity arose, the children were the right age, both pre-school and it seemed like a good thing to do.

It was a good, if sometimes hard, thing to do. We've done things we'd never have done otherwise - renovated an old barn, had some wonderful holidays by the sea (atlantic and mediterranean which are a drive away), met some lovely people, French and British, found jobs, set up a couple of small businesses.

Why they chose this property

We didn't choose this property it chose us. Our original house purchase fell through and we had to find somewhere quickly. But it worked out OK, it's close to Agen, the main town in Lot et Garonne which is really handy for schools, shops and restaurants and it's still rural so we have the best of both worlds.

We had to do a lot more renovation work on this property than would have been necessary on the original house, but it's worked out ok and we learnt a lot.

What makes this property unique

I think the big plus points for the house are:

Its 4 ensuite bedrooms, having 4 bathrooms is a huge bonus when there are large groups, particularly groups of adults staying.

Its closeness to amenities whilst still being in a very peaceful valley.

Its 5 acres of grounds including a small wood - it's unspoiled and you can see orchids and other wild flowers, plus deer, badgers, all sorts of birds and the occasional wild boar.

Fresh produce from the potager and eggs from the chickens.

Beautiful pool area including new covered terrace which we are continually improving.
