Villa In Caunes With Large Private Pool And Stunning Views. Flexible changeover.

Villa Nova is situated on the edge of the picturesque village of Caunes, with fantastic far-reaching views across the village, the Abbey and countryside. The villa has 2 bedrooms and a bathroom on each floor, making it ideal for family get-together or for 2 families holidaying together. The villa is well-appointed with flat-screen TVs (English and French channels), wifi internet, billiards room, large well-maintained salt-water pool, boules pitch, board games, books and music system to keep all ages entertained. Traditional shutters on bedrooms and tiled or wood floors throughout help to keep the house cool in summer, and air conditioning in the kitchen and living rooms provide additional comfort. During the cooler months the house can be heated by electric radiators, air conditioning, and the wood burner in the living room. Ideally positioned on a quiet, private road with no through traffic yet within walking distance (10 mins) to all the village amenities including a choice of restaurants (some might be seasonal), a pizzeria, cafes, bakery selling lovely fresh baguettes and croissants, a small supermarket and butcher, a bank, doctors, pharmacy, hair salon, and artisan workshops.

In 2018 the ground floor bathroom was completely renovated to include modern fittings - shower enclosure, separate bathtub, washbasin and toilet. We also had an ensuite installed in the 4th bedroom (shower, basin and toilet) and a new double bed (see photos). Bedrooms 3 and 4 were given fresh coats of paint, and we replaced the outdoor lounge setting for a lovely new suite.

Dream home
Walking into the house was amazing, felt like being a child trying to take in so much all at once! Everything was beautiful and unique. We stayed as a group and it was perfect for us all. Stunning views and so peaceful! Would recommend to anyone!

Marvellous Caunes Minervois Holiday
The property lived up to expectations especially the pool which was well looked after and a good size. The various rooms were spacious, well appointed and there was a nice flow through patio doors into the outside dining and seating areas. Bedrooms and bathrooms were also comfortable the later being modern. Much to enjoy in the nearby village (walking distance) including restaurants and shops and the greater area We will hopefully visit again

Belle et grande maison. Très belle vue sur la campagne environnante. Les lits étaient bien faits et les salles de bain très propres. Très bien équipée en vaisselle et électroménager. En revanche, les terrasses n’avaient visiblement pas été balayées, le derrière de la maison n’avait pas été nettoyé. A l’intérieur, le ménage laissait à désirer : poussière sur et sous les meubles.

Wonderful gem of a property
We spent a wonderful week at this beautiful property. It had everything we needed for a restful and rejuvinating holiday. The kitchen is stunning and so well equiped. The living room is large with comfortable seating and plenty of room for everyone, the bedrooms are spacious and comfortable and there are plenty of bathrooms for all. The outside area is amazing with plenty of areas to relax in sun or shade, play games, boules or table tennis and of course the pool which was very much appreciated in the warm summer heat. The surrounding area is beautiful with lovely walks in the medieval city of Caunes Minervois with it's abbey and cobbled streets. There are lovely restaurants here, our favourites were L'attelier and La Grande Fontaine. We ventured to Carcassonne, Trebes by the canal, we canoed down the Aude from Puicheric. We visited the castles at Latours and the caves at Cabesprine and the Notre Dam du Crus chapel near Caunes Minervois. There is so much to do and see here and the house makes a wonderful base to return to. We will be back. Thank you for an unforgettable week.

Why they chose this property

We fell in love with Villa Nova and the amazing location the moment we walked up the front steps, turned and looked across the terrace at the view beyond. At the time, we didn't know anything about the house or selling price as the owners were away, and it was only by word of mouth that we heard about it before it was listed with the agent.
We had been looking for a property for approx. 12 months and had viewed many and varied houses across the Languedoc region. Villa Nova had everything we were looking for and more. Luckily it didn't need any major work, just a few minor upgrades such as new windows and shutters in the living areas, and the new security pool cover to comply with local regulations.
Since buying the house in 2014 we have enjoyed some very happy times there with family and friends.
2018 - ground floor bathroom completely renovated to replace bath, basin, shower and install a toilet, and also installing an ensuite shower room in the 4th bedroom (on 1st floor) including a shower, wash basin and toilet.
