I live in Jasper, Alabama. I just starting renting my condo this year. It was a very hard decision but I was not able to go as often as I liked, and so it was usually empty. Grand Caribbean, Unit 410 25805 Perdido Beach, Blvd. Orange Beach, AL 36561 MUST BE 25 YEARS OR OLDER TO RENT THIS CONDO AND TAKE FULL RESPONSIBILITY OF EVERYONE WHO VISITS, STAYS, OR OTHERWISE AS SET FORTH IN THE CONTRACT BELOW. SECURITY/DAMAGE DEPOSITS: A deposit of $100.00 is required and is NOT applied to rent. This deposit is refundable within two weeks of departure providing there has been no damage to the condo or its contents. An inventory is kept on all items. Please report IMMEDIATELY UPON CHECK IN ANY DAMAGE, otherwise, it may be deducted from your deposit. If damages, in excess of security deposit are incurred, you will be automatically charge $500 dollars until the amount to fix the damage is determined. If damages must be pursued through an attorney, or if litigation ensues, you will be responsible for attorney's fees in addition to other damages recovered by the owners. CANCELLATION POLICY: If you must cancel your stay, notice must be given 60 days prior to arrival for non-peak rental rates and 45 days prior to arrival for peak rental rates to insure a refund of your full deposit. If you must cancel after the full payment has been made you will be refunded 80% of the rental rate. If you cancel 7 days within arrival date, you will be refunded 50% of the rental rate. NO REFUNDS FOR EARLY CHECKOUTS. Cancellations or early checkouts due to inclement weather DO NOT warrant any refund of rent or deposit. HURRICANE POLICY: We will refund ONLY unused days rent in the event of a mandatory evacuation. Cleaning and other fees are not refundable. PAYMENTS: All rental payments are due in full 30 days prior to your date of arrival or at the time of booking. Credit cards are accepted. Lodging tax is included in rental fees which is 11%. Monthly rental payment schedule: Half of the total is due 60 days before your stay and the remainder is due 30 days before your stay. CLEANING FEE: If on arrival you have any housekeeping problems, please report this to the owner/telephone number listed on your DEPARTURE RULES SHEET located in the kitchen. A one time end of stay cleaning fee will be charged in addition to the rental fee. Daily/weekly maid service is available at an additional cost. There is a washer/dryer and dishwasher available in this unit for your convenience. Cleaning detergents used during your stay are the responsibility of the guest. LINENS: Linens are provided for all of the beds. Enough towels are provided for each of the guests. Ladies, please do not use towels/wash clothes to remove your makeup. These are stains that cannot be bleached out and result in the owner to have to purchase new linens. PLEASE BRING YOUR OWN BEACH TOWELS. ENTRY: Check in is at 4:00pm. The front door key is located in a lock box. You will be given the code/key one week prior to your arrival. Please return the key to the box upon departure. PARKING PASSES: A parking pass will be left for you in the condo on the kitchen counter. There is a $25.00 fee for each additional parking pass needed and needs to be ordered when you book your rental. The pass must be displayed on your rear view mirror at all times. Any fines resulting from being ticketed or towed because of failure to display parking pass is your responsibility. DEPARTURE: CHECK OUT TIME IS 11:00am..The following is required before you leave the condo. 1. Do not leave any food items in the cabinets/refrigerator. 2. Discard all trash in the dumpsters located in the parking lot. 3. Put all towels on the floor in front of the washer/dryer. 4 Leave sheets/linens on the beds. Please do not place the bed quilt/comforter on the floor to be washed. These are handled separately. 5. Lock and close all doors and close drapery on sliding glass door. Make sure the back balcony door is locked before leaving. 6. Set the A/C at 78 degrees. 7. Turn off all lights. 8. Leave all fans on. 9. Wash and put away all dishes. Do not leave in dishwasher. If late departure is needed, prior arrangements must be made or an extra day rent may be charged. Late departure shortens the allowed time for the cleaning service to prepare for the next guests. A $50.00 fee is charged per hour for late departure. RESTRICTIONS: 1. You must be at least 25 years old to rent this condo. 2. NO SMOKING in the unit. NO EXCEPTIONS!! You will be assessed $200 dollars if you smoke in the condo. This is to cover the extra cleaning fee for the next renters. 3. No pets allowed. The HOA will fine $500 to anyone who has a pet. Only owners are allowed pets and a special tag is on pet collars. Security will check and fine anyone who has a pet on the premises without this special tag. 4. Max number of guest is 10 5. A 3 night minimum night reservation is required. (Exceptions are off season) 6. During high season periods, we require a minimum of 1 week reservations, however, this is negotiable. Weekly rentals are usually Saturday to Saturday. 7. Please do not re-decorate the condo. If you find it necessary to move furniture, please put them in their original place before you leave. The cleaning staff is aware of what is in the condo and if they are not able to find missing items you will be charged for the missing items and/or lose your deposit. AIR CONDITIONING: Please do not turn the thermostat below 72 degrees. This will keep the unit very cool. Due to high humidity near the beach, the air conditioning unit can freeze. PLEASE DO NOT OPEN THE FRONT DOOR WHEN THE SLIDING GLASS DOOR OR BALCONY DOOR IS OPEN AS THIS CAUSES A STRONG DRAFT WHICH COULD RESULT IN PERSONAL INJURY. SUPPLIES: All personal supplies are the responsibility of the guest. We do supply one roll of toilet paper and a one day of dishwasher detergent. LOSS OR THEFT: We assume no responsibility for any loss or theft of guest's personal property. POOL SAFETY: As there are no lifeguards on duty, for your safety, we request you observe the posted pool rules which forbids running, diving or jumping into the pool. NOTICE: If you are evicted from the unit for failure to abide by the rules of the condominium or for any other reason, you will NOT be entitled to a refund of the rents paid in advance and you will be responsible for any and all damages to the unit or condo property caused by you OR your guest. Owners/management reserves the right to inspect the unit with suitable notice to the tenant at anytime. GUEST/OWNER'S LIABILITY: Subletting the unit is not permitted. Any violation of the terms of this agreement may result in immediate eviction and forfeiture of all deposits and sums you have paid. You agree to accept liability for all replacements and repairs caused by you or your guests that are outside what is considered normal wear and tear. The Manager/Owner does not assume any liability for loss, damage or injury to guest's personal property. Neither do we accept liability for any inconveniences arising from any temporary defects or stoppage in supply of water, gas, electricity, or plumbing. Manager/Owner does not accept liability for any loss or damage caused by the ACTS OF GOD, ie. natural disasters or other reasons beyond our control. The undersigned, for himself/herself, his/her heirs, assignors, executrs, and administrators, fully releases and discharges Manager/Owner from any and all claims, demands and causes of action by reason of any injuryof whatever nature that has or have occurred or may occur to the undersigned or any of his/her guests as a result of, or in connection with, the occupancy of the premises and agrees to hold Manager/Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, there principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs. However, in any action associated with failure to pay for damages, you agree to be responsible for all court costs and legal fees

We went on a big family vacation for the first time, and it was awesome.We got to stay in the same house and it was right across from the beach. You do have to cross the street to the beach, but there are no high rises in front of the condo so beach views from the bedroom and living room balcony. She was very accommodating; me and my husband go into town a few hours earlier than check in and she allowed us to go ahead to the condo!! I would definitely rent from her again. Great family trip!

Great location, clean pool and well maintained property.
Everything was as described, comfortable for our extended family vacation. Yes the road outside was busy as others have said but there is a safe crossing about 200 yards away.
Pictures are deceiving
The ceiling fan in the living room didnt work. Some of the light bulbs were out. Some of the tv remotes didnt have batteries in them. The wifi didnt work. Some of the electrical outlets didnt work. The carpet was stained upstairs. There were no pot holders or dish towels. The vent cover is missing in the kitchen. The whole condo needs alot of upgrading.
Good price for what you get. The view of the beach is nice even though you are across the street. I'd definitely stay here again.
When we arrived, the condo had not been cleaned. I called and texted the owner, but never heard from her. Luckily I called the cleaning lady and she came out right away. The microwave was about to bite the dust. The balcony door wouldn’t latch. The bedding stunk. The walls were dirty and in need of paint. The ceiling fan didn’t work. Living room furniture had tears and a cigarette burn. It just wasn’t worth the money we paid.
