The Rosat Complex, Château-d’Oex House Rules for Owners, their Guests & Tenants WELCOME. These apartments are owned by people who mainly have their principal residences elsewhere. They are all ‘home’ to their owners, purchased with the absolute expectation of an ethos of quiet undisturbed enjoyment of the building and the mountain atmosphere. The purpose of these simple rules is to preserve that peaceful and pleasing atmosphere in the interests of everyone. Parents are respectfully asked to see to it that their children understand the need for peace, quiet and respect for others, particularly when enjoying the pool. THE OWNERS’ COMMITTEE It is important to take out holiday insurance, against cancellation and accidents. GENERAL From 10 pm to 7am everyone would like to benefit from peace and quiet so please avoid making excessive noise or disturbance during these hours. Any complaints should be reported to the house or rental manager. The managers reserve the right to ask any tenant to leave if their behaviour or violation of rules is considered likely to cause problems to others or damage to the properties. LAW AND JURISDICTION These rules are, and occupation of these premises is, expressly subject to the Laws of Switzerland. Any disputes, controversies or differences which may arise between the parties in relation to the conclusion, interpretation or termination of any agreement to occupy shall be subject to the exclusive jurisdiction of the ordinary courts of Vaud, Switzerland, without prejudice to any legal proceeding before superior courts, including the Federal Supreme Court in Lausanne. FIRE 1. Upon discovering a fire anywhere within the building you must immediately call the house manager using either your mobile telephone or nearest internal telephone (bar or swimming Pool). Inform immediately the house manager using the internal emergency number 999 or 00 41 (0) 26 924 2060 or mobile number 00 41 (0) 793 892618 daytime, 00 41 (0) 793 683757 out of hours. As the Chalet Rosat does not have an internal telephone system, please do not use the internal number from there. 2. If you feel capable, try to extinguish a small fire by using the extinguishers provided. These extinguishers can be used on any kind of fire, by pulling the pin, squeezing the handle and directing the nozzle at the base of the flames from a distance of minimum one metre. For further information please refer to the instructions provided in each apartment. 3. Do not put yourself at risk – evacuate the building by using the stairs. EMERGENCIES The house managers are the first point of contact in any emergency situation. They must be notified immediately at any time of day or night on 0041 (0)26 924 2060 or 0041 (0)79 389 2618 daytime, 00 41 (0)79 368 3757 out of hours. For the Résidence Rosat only, the internal number is 401 or 402. If it is a non-emergency type of maintenance issue, the managers should be informed as soon as possible within the normal working hours. SECURITY The security of the Complex is the responsibility of ALL residents. The following procedures must be strictly followed ALWAYS 1. Make sure that all doors, primary, secondary and exit, are firmly shut and locked after use. 2. Use the door entry intercom system. 3. Ask official visitors for identification. 4. Err on the side of caution. If you do not recognize a caller on the entry phone – DO NOT let him/her in. If it is during the house manager’s duty hours, alert him to the situation. NEVER give access to anyone waiting to be let into the building. Only the person they are waiting to meet, or the house or rental managers may let them in. LIFT In the event of a lift malfunction – try not to panic. Sound the alarm situated in the lift and wait – help will arrive as soon as possible. A direct telephone system will ensure that the necessary action will be taken and your situation made aware to the lift company and the house manager. The Rosat Complex House Rules (page 2) PETS Tenants are not permitted to bring animals with them when staying at the Rosat Complex. APPEARANCE, HYGIENE AND SAFETY All rubbish must be placed in leak proof bags and tied before being placed immediately and only in the metal containers placed at the entrance of the parking area. Do not leave refuse or anything else – eg boots and shoes – outside doors of apartments or store anything in hallways or the communal areas. No washing to be hung on balconies or terraces. Skiing equipment including boots, as well as hiking boots should be left in the ski room areas provided for this facility. The secondary entrances should be used for access to these areas. No skis, boards, cycles, may be brought into an apartment or through the main entrances. For storage of cycles please refer to the managers. Pushchairs and prams must also only enter the building via these entrances and be placed in areas indicated by the House/Rental Managers. The communal areas, including the ground floor lavatories, of the Rosat Complex are strictly NON-SMOKING areas. Firearms are not permitted within the buildings. LAUNDRY ROOMS These facilities are available to everyone resident in the buildings. At peak times please use no more than one machine at a time and please ensure that the machine is made available to others as soon as the cycle has finished. These machines work on a card system - cards can be purchased from the house manager during working hours. . THE POOL AND FITNESS ROOM 1. Users of the pool, sauna and fitness do so entirely at their own risk. Children under the age of 16 years are not permitted to use either facility without adult supervision. 2. Tenants may NOT invite persons not staying in the building to use the facilities. 3. All footwear must be removed before entering the pool area. There is a shoe rack situated next to the entrance door to the pool. 4. The pool is recreational and is not deep: diving, running and jumping are dangerous and are strictly forbidden. 5. It is advisable to wear a bathing cap, especially for persons with long hair. 6. Appropriate footwear must be worn in the fitness room. 7. Please wear a bathrobe or tracksuit and footwear to and from the pool area. 8. The instructions for using the sauna/steam are displayed in the pool area; please remember to turn these off after use, leave the door open and check all lights are switched off before leaving the pool area. 9. The pool is available to tenants from 10am to 7pm. NB. Please note that showering before and after swimming and after using the sauna is obligatory. COMPUTER ROOM This facility is designed for the exclusive use of owners and consequently is not available to other residents. However, the wifi broadband system will allow all residents to use a laptop in the lounge area and some apartments . Please consult the house manager during office hours for the code to allow access to this system. The use of mobile phones in the common areas should be limited and not disturb others. PARKING Cars must be parked in the space specifically allotted to each apartment. The underground parking spaces can only be used with the specific permission of the apartment owner if they possess one. Please use underground space 12. During the winter snow season, all vehicles, if parked outside, must be parked as close as possible to the building irrespective of allocated spaces. This is necessary to provide manoeuvring space for snow clearing equipment. Arrangements for parking of a second vehicle must be made through the managers.

Low cost flights to Geneva. We are 120 Kilometres from Geneva, 15 minutes from Gstaad, 1 hour train journey to lake side Montreux. The train from Geneva connects with the MOB Panoramic railway, which takes the picturesque route to Chateau d’Oex. 12 hours drive from London.

Golf: Within 1hours drive from Chateau d’Oex, there are 4 golf courses, at Saanenmoser, Villars, Lake Gruyere, and Aigle. The nearest, 20 minutes away, and arguably one of the most spectacular Alpine courses, is Golf Club Gstaad Saanenland, a stunning 18 hole course, (par 70, 5305 metres) at an altitude of 1400 metres, and is open from June to October, after the snow has receded. The driving range has a view to die for! In early summer the fairways weave between protected orchids in a nature reserve and alpine meadow flowers and pine woods. Golf de la Gruyere (par 68, 5058 metres) has views over the lake and to the mountains beyond. Montreux Golf Course at Aigle (par 72, 5828 metres), is flatter and easier on the legs. The green fees vary between £30 and £50, depending on the day you play.
Ski: Chateau d’Oex is part of the Gstaad Superski region, with 250 kilometres of piste, 66 lifts and 6 ski areas, amongst stunning scenery, and including the summer skiing on Les Diablerets Glacier at over 3000 metres. Four hour or daily passes allow great flexibility and the area suits all standards of skiers. Nursery and snow park for children in the village. Excellent cross country skiing at La Lecherette 15 minutes away. There are many designated snow shoeing and winter walking paths in the area.
