Self-contained lounge/diner, bedroom, shower room, utility room and separate kitchen with own outdoor space and ultra-fast internet. Own private entrance to property accessed via side-gate to garden.
Furnished to a high standard with ultra-fast internet (up to 100mbs), free wifi, lounge/diner (cable TV), French doors to patio area, separate kitchen (double oven, ceramic hob, built-in microwave, dishwasher, fridge-freezer, Nespresso), large bedroom/study (smart TV), shower room (shaver point/hair dryer), utility room with washing machine and dryer (iron and ironing board). Own off-street parking space.
Exclusive use of tranquil patio area with own garden furniture. Family friendly and can accommodate up to five people with two sofa beds in the lounge area.
We live on site in the main house and thus will be available to help if necessary but otherwise simply hope that you to enjoy your stay.
Peaceful location in the conservation area of Heslington village on South side of city. Superb leisure facilities nearby, including gym, cycle track, velodrome and swimming pool, and only 500m from Fulford Golf Club (consistently ranked in top 100 English courses).
A few minutes walk away in the main village there is a shop serving general foodstuffs, deli counter, filled sandwiches and rolls. There are two Nisa convenience stores 5 minutes walk away on the main University campus for basics including fresh fruit and vegetables, groceries, toiletries, beers, wines and spirits. These are open every day including Sundays during term time. There is another Nisa store on the East campus (about a 15 minute walk away) that is open until 10pm everyday including Sundays. There are two pubs in the village both serving food and with beer gardens.
Cashpoints are located nearby both in the village and on campus.
The city centre is a 10-15 minute taxi/bus ride away (buses every 10 mins plus night bus).
The Annex is also an excellent base from which to explore the countryside and coast of North Yorkshire by car.

We have a small and friendly dog who may like to say hello during your stay.

With respect to Covid-19 we’re taking extra steps to clean and sanitize frequently touched surfaces between reservations. Social distancing is easy to maintain at the Annex with its own entrance and self-check-in process using a key safe.

Delightful Surprise has
Was not really expecting much but this property proved to be delightful. Very well equipped and clean. The big surprise was the beautiful garden environment and the quietness. Also a quick walk to a good pub meal

Great annex
We enjoyed our stay here, the annex was comfortable, clean and well stocked with tea, coffee, milk and bathroom items. The beds were comfortable and we appreciated the washer & dryer.

Divine retreat in English countryside.
After bustling London, arrival at Dave's annex was a welcome change of pace. Set in lush gardens near the main house, the squirrels and birds were entertaining for the children. The annex was well stocked with refreshing cold drinks, coffee/tea and biscuits/nuts. The residence was very comfortable and a true 'home away from home'. Dave was accommodating when we arrived an hour early because of good traffic flow from London. All beds were very comfortable. Dave's local knowledge of York was valuable in organising the best use of our time. Both Dave and Eve were really cordial but did not impinge our privacy. Overall, our stay was a revitalising experience for our continuing journey. Oh, the additional hdmi cable to the tv was very handy. Thank you Dave and Eve for the work you have put into the annex to making it a comfortable and relaxing place.

I came back to Happy House in York
This summer I came back to Happy House again. This annex is really ideal for stay. City center is close, Heslington village is calm and charming, lovely British village. You can enjoy both city life and village life. I was running around in the morning, during day there are a lot of useful and interesting things in the city, and you can enjoy British summer in the evening. Pretty Frankie will welcome you.

Happy House in Spring
I revisited Happy House in York again. I really enjoyed staying here. Everything is always peaceful and lovely. And is is very easy walk to city center of York, just twenty minutes on foot. I enjoyed picturesque path to city canter, a lot of spring flowers, pretty ducklings and green meadow. Dave and Eve are always kind, and Frankie will welcome you.
