Small enclosed garden with patio and garden furniture. Large grounds (shared with owner). Private parking for 2 cars. No smoking. . Set in several acres of private grounds, this charming traditionally-furnished holiday cottage with exposed beams is in a peaceful rural position adjacent to the owners home and is perfectly located for exploring Norfolk. The property features a biomass heating system which gives guests unlimited heating and hot water at all times of the year. The Broadland village of Coltishall, with its adjoining village of Horstead, has excellent amenities including a country house hotel, three pubs, an excellent tea room, a take away, a mini-market, a butcher’s shop, delicatessen, green-grocer, chemist and petrol station. All are located no further than a mile from Pippins. Local canoe hire and fishing on the River Bure within 600 yards. Bure Valley Railway to Wroxham and Aylsham and 8 mile cycle and footpaths are a few minutes walk. Coltishall, ½ mile. Norwich for cathedral, Castle Museum, theatre, and shopping, 8 miles. National Trust properties and gardens (including East Ruston) and fine beaches, within easy reach. Pubs 1 mile.

Perfect location to explore the county.
Perfect location to explore the county. Quiet, comfortable and spotlessly clean. If I was to be really picky - As we cook from scratch some of the kitchen utensils could have been better, (though this is common in most holiday rentals) , the garlic press left black marks on my hands and the garlic and the utensils for non stick pans were a bit flimsy. Having said this they were usable and in keeping with other holiday accommodation we have used and nothing to complain about. The milk in the fridge, coffee packs and cake on arrival were a nice touch.

Smaller than we expected but very clean with a fairly well equipped kitchen.
Smaller than we expected but very clean with a fairly well equipped kitchen. If I’m being picky, a pizza wheel and non stick frying pan would be useful. The main bedroom only had a double (it does state this) so it is a little small and the second bedroom just fits the single bed but is fine for smaller children. Unfortunately, they are growing Euphorbias (which has poisonous sap) just by the gate into the main garden so we had to be careful with our 4 year old. Again, being picky but the sofa and chairs in the lounge were not comfortable after an hour or so which it is tricky when you are sat in all evening! Wi-Fi was slow and streaming was not always successful. On the plus side, the huge garden was lovely and it is set in a quiet location with good access to Coltishall and The Broads.
