Great stay and very nice condo. Condo was clean and spacious. Only issues we encountered were a spotty wifi connection and limited parking a couple of nights. But the parking issue was just a function of the holiday. Overall a great vacation.
Family vacation 2019
Everything about our vacation was fabulous! Jeff called us during check in to make sure we had everything we needed. The condo was amazing! The furnishings were very nice, comfortable and there wasn’t sand everywhere! The property was well-kept. Both pools were clean and refreshing. The gym and sauna were nice too. I loved that the condo was not sandwiched in between other properties and we didn’t have to worry about a crowded beach. This condo had enough beds, baths and space for my husband and I, our teenage sons, our daughter and her friend to have plenty of elbow room. I was a little worried about the walk to the beach, but it was really no big deal. We kept everything packed in our wagon and the walk was a breeze! The week went by so fast! We hope to visit again soon!
Great sunset views
Jeff was amazing to work with. Called a couple of times during our trip to make sure everything was in order. It is such a relaxing trip and just short walk to beach. We had a couple of small issues and Jeff made sure that we had what we needed. Would stay here just for the sunsets but everyone enjoyed the beach.
Perfect quiet spring break on a beautiful property
This place is in a great location with amazing amenities. Jeff is great with communication. His place is laid out perfect for a large family, is very clean, & nicely decorated.
We only have two comments that need attention and one is out of Jeff's control.
#1. The king size bed in the master bedroom is in need of replacement. It is to the point where it is not comfortable and is breaking down showing divots where it can longer support you for a restfull sleep.
#2. This comment has nothing to do with Jeff's place, but with Florencia grounds directly. The grounds are completely gated and you must punch in a code number to enter and exit the grounds if walking to and from the docks on the Old River and the walk way to get out to the beach and head to the ocean. These locks are worn out & in need of repair. This caused a lot of frustration and added time fiddling with them to get the gate open. The dock gate was to the point that you had to stick your arm through the gate and punch the code on the opposite side as well as turn the knob on the opposite side to make it fuction. Everyone we saw using these gates had issues with these. They just need some attention.
Overall a great experience staying here and we would recommend it to anyone.

Already spoke with HOA and they are in the process of getting quotes for more durable gate code systems now and I will replace the mattress shortly we replace them every 2 years and it's time, My wife will be there tomorrow. Quiet condominium building with amenities but watch out for bed bugs!!
First things first, Jeff was a very attentive host always making sure things are going good and did his best to be accommodating. On another note, I guess the cleaning lady was not doing her job properly. There were crumbs and hair on the couch upon getting there, hairball in a shower room left on the floor, red wine or grape juice in the master bathtub, sand on the tile floors still. Jeff had her come back to get the big stuff, but it left me wondering if the bed I was sleeping in was even clean. Not a very comforting feeling! We also noticed stale cigarette smell upon entering the condo then found cigarette ashes on the back porch. We are no longer smokers and have little children. This might not be a big deal to some, but again, it added to the overall feeling of staying somewhere that just wasn't up to par or properly cleaned and kept. the kitchen had great pots and pans and plenty of plates, glasses, and silverware. There was no sponge to clean with. Just a dish rag. No garbage bags besides the one left in the can ready to use. It was nice to have the boat docks which is what sold us on this property, but make sure to take all belongings out of the boat! We had our brand new yeti cooler stolen. That would be our own fault. It is so quiet out there, but I guess people probably come around at night from other boats to rummage and take anything they may find of value. The condo had great sunset views from the balcony and over looks the gulf. The last week we were there, I noticed four bumps on my infants head. Three of them were in a line right after each other and the fourth was in the middle, back of his head. I wasn't sure what to make of it so I began googling! I first thought Chiggers maybe? But chiggers don't live on the beach. After looking at the facts, he woke up with them after a nights sleep, a line of bites of three in a pattern, and a high trafficked place of travelers, I realized it was probably bed bugs!! This was one day after coming home that we realized what it is. So now we had Orkin come out learning it will cost us $6,000 to heat our home meanwhile preventing however we can, but I am sure these bugs are in all of our belongings that have been sitting in our house for two days now. Suitcases, our clothing, baby blankets, pillow, stuffed animal. we have seen a few more bites since and are leaning how expensive and miserable these things are! I regret staying now... but I guess things just happen like this sometimes!
We are a family of 6 and a grand child and this is our second home, also my wife and I are very concerned about the condition and cleanliness of our home. This is why we do not try to fill up the calender and very picky as to who rents. We want to provide a top notch experience.
I am very sorry for your experience with our cleaning company. However, I did offer to have her come back for a complete cleaning. And Since this incident I have researched and have chosen a new cleaning company.
As far as the bug issue, we take this very seriously and are currently staying here. Upon reading your review we contacted the new company to help and do whatever is necessary to fix the problem. They came to inspect everything with us present , our beds, linens comforters and all mattress , mattress protectors and pillow protectors. We found nothing after 6 hours of searching.However we still replaced all protectors ,linens,pillows and comforters just to be sure and our exterminating company will also do a follow up. Also none of us have experienced any bites over the last week.
Regarding the theft, it very unfortunate and I am sorry to hear this. However as at any vacation destination we can not control who comes to the coast and sometimes bad people do strike. I personally have only had one problem with a theft before our building was completely sold 6 years ago and no problems since and there is no way to control someone pulling up to the dock. I will ask the board to consider adding additional lighting to the dock
We have stayed with Jeff Landgrave at the Florencia for over 4 years now. We love the homey feel of the place and it can easily accommodate our grandchildren in the bunk room and be a home base for our Perdido Key Vacation. In addition to the beach, the pool and gym are also staples for us with young grandchildren and adults that try to maintain their health.
