One balcony of this condo views beautiful Lake Bryan and the balcony overlooks Disney World. The views from the 16 floor are breath taking. When I got the opportunity to buy at the Blue Heron, I did.

Rental Agreement From: Robert and Sandra Koehler 1871 Watercolor Place Grayslake, Il 60030 847-438-9662 firstname.lastname@example.org To: Rental Applicant as defined in your data submission to Homeaway/VBRO (Address as shown on Credit Card) This letter will serve as our agreement if you choose to proceed with the rental of the property listed at Homeaway and at VBRO as Property #922380 which is located at the Blue Heron Resort Unit #1607 in Orlando, Florida. You are renting from me my own privately owned condo. Here are the details: Rental Period as specified within your data submission to the Homeaway/VBRO system (check-in 4:00 p.m.; check-out is 10 a.m. Eastern time). Accommodations: 2 Bedroom 2 bath condo; (sleeps maximum of 6) with 1 king bed, 2 twin beds, and 2 bunk beds in the hallway (max weight 150 lbs). Please note that there is no sleeper pull out bed in the living room. Number of Guests as defined within your data submission to Homeaway/VBRO not to exceed 6 occupants. . Cost of Stay Quote as calculated within the Homeaway/VBRO system Payment Schedule: Homeaway/VBRO will prepare an invoice. For your Reservation to be Confirmed and for the dates to be reserved for you, you will need make a non-refundable Reservation Deposit in the amount of 25% of the Rental Amount (to include Homeaway/VBRO Service Fee and Sales Tax). Within the Homeaway/VBRO email Invoice there will be a link through which you use your credit card or an eCheck to make the payment. You will incur no fees using this system. No other methods of payment are accepted. To retain your Reservation, the remainder is due 30 days prior to your arrival date in a Final Payment. You will receive a Homeaway/VBRO invoice for this payment at that time. You must pay using this invoice. In the case of cancellation, these Final Payment funds are non- refundable. After this payment is made you should incur no additional charges to stay at my unit in the Blue Heron; assuming no damages are done to the unit. Once this final payment is made, shortly thereafter you will receive an Arrival Letter which will give you all the details you will need to access the condo. The Blue Heron front desk (open 24 hours a day) reserves the right to pre-authorize a credit card upon arrival as is the standard practice of all hotels. This is to be used primarily in the event of damages to the unit during the rental period. Check In – Check out Check in time is 4:00 PM. You will not be able to enter the unit prior to 4:00 PM. If you need to check in luggage prior to this there is a storage room available at the Front Desk in the Reception Center. Check out time is 10:00 AM the morning of your departure. You will not be able to enter the unit after this time. To avoid penalty fees you must have left the premises with all your belongings prior to 10:00 AM. Smoking This is a no smoking condo. If anyone in your party feel they must smoke indoors or think they can sneak a smoke indoors; you should find another property to rent. If anyone smokes indoors, the renter will be charged an extra $250 cleaning fee. Utilities/Phone: We will pay all standard and reasonable utility costs (water, heat, electric, trash removal, and local telephone). Florida is in an energy intensive environment, please make every effort to keep all exterior doors closed when not being used and shut all TVs off if you leave a room. During the cooling season (summer) the thermostat is adjustable to a minimum of 72 degrees and no lower. During the heating season (winter) the thermostat is adjustable to a maximum of 75 degrees and no higher. The Blue Heron provides free Wi-Fi to all guests in each condo. Linens and Kitchen Supplies: We will provide an initial supply of linens and towels, as well as starter paper products and some basic cooking utensils. No food stuffs are provided. There is no daily maid service. You may need to use the washer and drier in the unit during you stay if you need more towels. You will need to provide your own personal toiletries (i.e. soap, shampoo, toothpaste). Trash Removal: Food garbage needs to be taken by the renter daily to the Trash Chute which is located in the outside corridor. Other Important Points: We mutually agree to the following: The minimum age requirement to rent the condo is 25 years of age. The condo must be occupied by at least one adult 25 years or older. No pets are allowed in the condo and no Smoking is permitted inside the condo. If there is a violation of these rules the renter will be charged an extra $250 cleaning fee. The property will not be occupied by more people than we have specified in this agreement. The bunk beds in the Hall Alcove must not be used by anyone who weighs over 150 pounds. There is a swimming pool on the resort premise which each person in your party may use at their own risk. An adult will always supervise the use of the pool by any children. This condo has 2 balconies, an adult must supervise children when they use the balconies. Cable television in the unit may offer programing unsuitable for children; an adult must supervise the television usage by children. Neither you nor your guests will use illegal drugs on the property. You will take care not to play excessively loud music or otherwise create a nuisance to the neighbors. The house will be clean when you arrive, and we request that you leave it in good order. If you have dirty dishes you are expected to put them in the dishwasher and turn it on before you leave. You will notify the front Desk (Dial 0) promptly of any damage that may occur. If there is property missing or damaged above and beyond normal wear; you will be responsible to cover the cost of replacement or repair. The door lock is electronically controlled and sensitive to time of day and date. Thus you will not be able to enter the unit before your rental period begins (4:00 PM the day of check in) or re-enter it after your rental period is over. Clean and excellent location
We stayed here for Disney's Wine and Dine marathon challenge. The condo was clean and in an excellent location for driving to the race early in the morning. It also has a jetted hot tub that was awesome for our after run muscles! We really enjoyed our stay and would like to stay again when we're back in Orlando.
Perfect for our Disney trip!
The Condo was beautiful and immaculately clean. Had a lovely view of the lake outside the living room balcony. Great location. Minutes to all the parks. We used Uber so it was even easier. Tons of good restaurants and food delivery options. I can’t say enough good things. We will definitely be back.

The property was exactly as described. It was very quiet and all the amenities were great. I would recommend to friends and family.
Close & spacious
Blue Heron is less than 10 mins drive from all the Disney parks. The condo has plenty of room for a family of 6. We were very happy with this property!!

Very nice vacation spot, will definitely stay again when in the area.
We had a great experience staying here. It’s centrally located to everything. Easy to get places and get back. The condo itself was comfortable. The only thing I was missing was dish cloths and dish towels. They had a sponge and paper towel (only 1 roll, you’ll need to supply your own once that’s gone). The views from the balconies couldn’t be beat! The pool was excellent. Very friendly staff all around.
Conveniently located off route 4 (exit 68), close to all area attractions, miniature golf right next door, less than one mile from the entrance of Disney world, 4 miles from sea world, 8 miles from universal studios, 6 miles from the Orlando convention center. Just down the road from the Disney village, the Orlando premium outlet mall, the lake Buena vista outlet mall, and within 25 miles of 30 golf courses. The Blue Heron is the perfect place for you family vacation. Just outside the door of the blue heron you will find the Dollar Tree, Starbucks, Cici Pizza, Walgreen, Applebees, Santa Fe Steakhouse, Chic-fil-a, Wendy's, Bahama Breeze and the Lonestar Steakhouse. If you like water sports, you can rent a boat, jet ski, fish or kayak on lake Bryan.
From I4, take exit 68 for SR-535 toward Kissimmee/Lake Buena Vista. Head south on Apopka-Vineland Rd/SR-535. The resort will be the 2 high rise buildings past the traffic lights on your left.
