VILLA VESPINA:
Villa Vespina is a lakefront property located 10 kilometers north of Menaggio, on the northwest shore of Lake Como. The house is located in a unique setting and provides direct access to the beach. The property includes private parking, a heated swimming pool (heated in winter), a panoramic sun patio, and a large private garden directly overlooking the lake promenade and the beach.
The villa can accommodate 12 (+ 2) people in six double bedrooms with six private ensuite bathrooms, all equipped with air conditioning. The villa also offers an additional staff bedroom with dedicated bathroom, a large and sunny living room, and a dining room with an antique wooden table for up to 18 people.
Finished in 2019, Villa Vespina's spacious interior makes this the ideal holiday home for large parties. The overall property is about 2500 sqm, and consists of two floors (each around 250 sqm) and a basement (200 sqm). The interior details are noteworthy; on the ground floor the flooring is crafted with antique Lombard cotto tiles, while the stairs and the flooring on the first floor are made in chestnut wooden, aged for 20 years before being treated and placed. In addition, the windows are all soundproofed to ensure a peaceful night\'s sleep for guests.
GROUND FLOOR: Offers a large and sunny living room with comfortable sofas, Satellite TV, DVD, Wi-Fi, and CD player. Near the spacious living room, there’s another sitting room featuring lake views and a magnificent functioning grand piano. This floor also features a modern and fully-equipped kitchen (2 ovens, one blast chiller, 2 dishwashers, a large fridge with freezer, wide kitchen island), and a large dining room with a wooden table for up to 18 guests. At the back of the kitchen there is also a staff bedroom (9 sqm) for 2 extra people, with a dedicated bathroom (no AC). Finally, on this floor is a double bedroom with ensuite bathroom with shower. This bedroom is accessible to guests with motor difficulties. This bedroom has a ceiling-mounted fan, but no AC.
BASEMENT: From the spacious entrance at the back of the villa guests have access to the stairs. Down a few steps is the laundry room (20 sqm), equipped with washing machine, dryer, and a large sink.
FIRST FLOOR: At the top of the stairs is a sitting room with terrace and beyond are five double bedrooms with ensuite bathrooms and AC. (All the beds can be made into 2 twin beds upon request).
- The Green bedroom (22 sqm) is the only one with a bathroom with tub and benefits from a double exposure with a great lake view (no terrace)
- The Orange bedroom (23 sqm), the Lilac bedroom (20 sqm) and the Pink bedroom (18 sqm) have direct access to their own private terraces with a magnificent lake view
- The Yellow bedroom (14.50 sqm) has a peaceful garden view
OUTDOORS: the property is situated on the shore of the lake, a few meters from the beach (public beach). In the large private garden is a swimming pool, heated from the second week of May till the third week of September; during the other seasons, it can be heated (upon request at additional cost). Behind the house is a private parking area. The village (with a variety of shops) is about 600 meters from the property.
*Please note: A pedestrian path runs along the shore between the lake and the property. For this reason, privacy outside could be limited (especially during July and August). The lakefront has public access, therefore, this is not an isolated property.

VILLA DAVID:
Villa David is a lakefront villa to rent located 10 kilometers north of Menaggio, on the northwest shore of Lake Como. The villa is located in a unique setting and provides access to the beach. The property includes private parking for 6 cars behind the house, covered swimming pool, a large panoramic terrace that offers breathtaking views of the lake and the surrounding mountains. The house can accommodate 12-14 people.*
Villa David, with its spacious and brightly decorated interior is the ideal holiday home for large parties. It consists of two floors (each 300 sq. m.). In the large terrace (45 meters x 8 meters) there is a swimming pool (5x3), covered with a gorgeous glass, heated from the second week of May till the third week of September; during the other seasons, it can be heated, if required, with an extra cost.

Villa David has air conditioning in all of the bedrooms except the two single bedrooms. The rest of the house is not air conditioned.
Villa David has 5 double bedrooms, 2 single bedrooms, one twin bedroom, (all bedrooms have air conditioning except the 2 singles) and 5 bathrooms. There is a large living room, and a dining room with a table for 12 people. Please note that there is an additional en suite bedroom that can be used upon request. On the ground floor: A living room with 3 comfortable sofas, TV (satellite), DVD player, and the Internet corner. The wall facing the lake has large French doors opening to the spacious panoramic terrace. (350 sq. m.!!). This floor also features a fully appointed kitchen and a large dining room with a table for 12 people. On this floor there are also 2 half bathrooms.
Upstairs there are 5 double bedrooms, each with an en suite bathroom. Two of the rooms (the blue and the green bedrooms) each have an adjoining single bedroom, while the light green double bedroom has direct access to a balcony with outside table and chairs. Please note that a pedestrian path runs along the shore between the lake and the property. For this reason, privacy on the terrace could be limited, especially during July and August. Amenities include: Parking for 6 cars, Satellite TV, DVD player, CD Player, Dishwasher, Refrigerator, Coffee Maker, Toaster, Iron and Ironing Board, Sun Patio Furniture.
Included in the price: Daily housekeeping 2 hours daily Monday - Saturday, and a welcome dinner on the day of arrival as well as basic grocery shopping: milk, coffee, tea, bread, biscuits, sugar, salt, water, fruit, eggs, oil, butter, jam, orange juice,cereals.

Visit the "Museo della Barca Lariana" just few meters from the villa. The museum features over 400 boats that played an important part in the nautical history of the lake from the 19th century to today. Among them, there is a Venetian gondola from the last century which was built on Lake Como, and a Cisco, which is a typical English sailing boat also from the last century. The museum is open to the public from Friday to Sunday (afternoon, 2pm-6pm). During the other days of the week, the museum can be visited only by appointment. Tourist sites: Bellagio known as the \'pearl of the lake\' thanks to its position between the two arms of the lake and the mediaeval village of Varenna, Tremezzo with the neo-classical Villa Carlotta (one of the most beautiful villas of the lake with its botanic garden and artistic masterpieces), the 16th century Villa Balbianello in Lenno, Menaggio, Varenna (Villa Monastero) and Como with its important historical buildings.
Distances by car: Villa Carlotta in Tremezzo 20 minutes, Varenna and Bellagio 15 min by car + 15 min by ferry, Como 1 hr, Lugano (and nearest highway intersection) 1 hr, Milan city center 1.30, Saint Moritz 2 hrs. It is necessary to have a car in this region.
Sports: The nearest golf course, tennis court and equestrian club are 10 km away in Menaggio. There is also a tennis court in Pianello Lario, at 2 minutes walking from the villa. Lake Como, and in particular the northern zone of the lake, is renowned in all of Europe as an excellent sailing area - this is the most windy area of the lake and the most unspoiled; the Breva, a temperate breeze of the Lake of Como, blows during the afternoons, guaranteeing enjoyment for sailing, windsurfing or kitesurfing. The area offers numerous alpine destinations and several trekking and mountain bike trails.
Shopping: The main factory outlet shops (Armani, Fox town, Ferragamo, Versace, Etro, Gucci, Mantero, Lario) are within 10-30 minutes from Como.
