Positioned amongst a plethora of North Melbourne attractions is this brand new three bedroom, two bathroom apartment only moments to Errol Street's eclectic eateries and bars, Royal Park recreation, Queen Victoria Market, renowned universities, extensive public transport, Melbourne Zoo, a wide variety of retail, dining and nightlife in the CBD all immediately accessible by trams at your front door.

Please ensure your booking has the correct number of guests listed to avoid a call out fee for extras, as linen and amenities are supplied based on this number. One towel per guest, plus starter pack of toilet paper, bathroom amenities and basic kitchen supplies are included to get you started on your stay! If you are staying for more than a few days please bring your additional requirements.

- Body corporate rules and restrictions apply. We are not responsible for any changes, building works or facility closures that are our out of our control.

- Guests must be 25+ unless they are the dependents of the booking holder.

- Unfortunately guest limits apply. This means no groups, parties, gatherings or unregistered visitors.

- No one wants to pay $350 for smoking inside the property. That's what it costs us to clean it if you do! Please ensure no smoking takes place inside the property and no evidence of smoking waste remains.

- The morning you vacate please wash up your dishes and put them away, or run a cycle of the dishwasher.

- Please put your waste in the bins outside. We understand sometimes these are left full on your arrival... If that's the case please let us know. Additional waste or removal charges apply if we are charged by the cleaners and no one wants to pay for someone else's rubbish!

- Please ensure noise is kept to a minimum after 10pm and silenced by midnight to avoid complaints.

- Should something require repairs or maintenance during your stay, please let us know ASAP so we can assist with troubleshooting and tradespeople if required. We are here to help! Should a call out be required, we will arrange that with the appropriate tradesperson and yourself directly to minimise any inconvenience to you during your stay. Unfortunately if there are issues found to be operator error or damage caused by the user, the cost will be passed on as would be the case in any short stay / hotel accommodation.

- ID is required to place your booking with us.

- We understand accidents happen but please let us know when they do. - Any breakages are charged at fair replacement value to you so please take care with our things.

- Keys and locks are expensive to replace. Please take care with the keys to avoid a $250 replacement charge.

-We love our pets too but our properties are pet free except for assistance animals unless otherwise advertised.

- Please leave the property as you found it :)

- Please turn off the AC when you go out.

- Please respect check-in and check-out times. We would love to be able to offer early check in or late check out but properties need to be cleaned and restocked between bookings.

- Please don’t rearrange the furniture. We don't want you hurting yourselves.

- Lost property retrieval fee $45 plus postage.

And it goes without saying that no illegal substances or activities are allowed on the premises.

Basic clean accomodation . No big negatives
Easy place to get to and easy to all parts of the city . Accomodation whilst seemingly new had very few “extras” . It was a cool night and there were 4 of us , but only 2 blankets . No extra pillows ( 1 per person) and no additional towels if you wanted to wash your hair . Might be nice if owners would stay in the property for 3 nights and find those little “ extras” themselves . There was a bowl of coffee and sugar but no tea ( and we went searching ) but we only found them in a high cupboard as we were leaving .( would have loved one the night we got there late ) Overall clean , tidy , great location , but to give 5 stars , it needs to have those little “ homely “ things that make a great accomodation.
