Our remodeled, one story, 4 BR, 2 BA home, BOBCAT DEN, is named for the bobcat that is often seen sleeping near the property. Bring your binoculars and cameras! You might catch views of the neighborhood bobcat and other wildlife moving through the vast green spaces that border either side of the home. In addition to the bobcat, possible wildlife sightings include Greater Roadrunners, Peccaries, Hummingbirds, Quail, Elf owls, Ringtails and Desert Cottontails.

The enclosed backyard is a paradise of amenities that include a covered patio with dining furniture and comfortable seating choices, a pool with optional heat and waterfall, a propane grill and a built-in spa. The pool heating fee is $75.00 per night to heat the pool to 80º F.

~ THE CAT'S PAJAMAS ~
A den at the front of the home has comfortable seating, a TV and a desk with a chair for your remote work. The great room at the back of our home has a cozy gathering area for watching TV and a fully stocked and modern kitchen with counter and table seating. Both Keurig and drip coffee makers are supplied.

Large windows along the back of the home offer generous views of the backyard oasis and sliding doors allow direct access to the exciting amenities. A dining room with table seating for 8 is perfect for more formal meals. Highchairs and Pack 'N Plays are available to rent. Wifi is complimentary.

The bedroom floor plan is split to provide privacy for all. ALL bedrooms have king beds, TVs, ceiling fans and storage space for your personal effects. The primary suite has a desk with chair for your remote work and an en suite bath with a walk-in shower, walk-in closet and dual vanity sinks. Bedrooms 2, 3 and 4 share Bathroom 2 with a tub-shower combo. A hair dryer and soap are supplied.

The dedicated and stocked laundry room has family size appliances and detergent. An attached garage has space for 2 cars and your recreational gear.

ASU and Sky Harbor International Airport are a 20 minute drive. The modern freeway is easy to access and provides short commutes to Scottsdale, Tempe, Phoenix, the mountains and more.

~ RESERVATION NOTES ~
The minimum age to rent is 28 years.

We rent to families; exceptions to this must be approved prior to confirmation of reservation.

The names of all guests staying overnight at the property must be included on the Rental Agreement's guest list.

The number of people must be appropriate for the number of beds. If deemed necessary, Arizona Vacation Home Rentals reserves the right to approve the reservation based on sleeping arrangements.

Written approval is required to exceed the standard occupancy of 8 for this home. Unless Arizona Vacation Home Rentals has granted permission to exceed the standard occupancy number, Guest agrees to limit guests, including infants and children, to standard occupancy of eight (8).

Daytime visitors to home may not exceed four (4) people to include adults, infants and children unless prior permission is granted by Arizona Vacation Home Rentals.

Absolutely NO parties, gatherings or events of any size permitted. Home and community are for quiet enjoyment only.

To ensure neighborhood noise levels are respected, the home has NoiseAware, an excessive noise alert system that measures noise levels. It does NOT record sounds or conversations.

For guest security, on the outside of the home is a security camera that faces the street and driveway.

All AZ Vacation Home Rental properties have working smoke and carbon monoxide detectors.

NO pets (including visiting pets) are allowed inside or outside the home. Some guests have severe allergies and the home must remain pet free.

Violation of any house rule may result in termination of the rental contract, eviction and Guest will forfeit all monies paid, including rent, cleaning and deposits.

AZ Vacation Home Rentals reserves the right to require a refundable security deposit.

The pool heating fee is $75.00 per night to heat the pool to 80º F. There is a 4 night minimum.

Spa heating only with no pool heating is $30.00 per night, October 1 through April 30. There is a 4 night minimum.

All TVs are smart TVs for streaming and not cable or satellite serviced.

Guests who are paying the monthly reservation rate will be charged a daily electricity fee for any days that fall in the months of May through September.
