WHO ARE YOU?
ONE FAMILY: Plenty of room for you and the kids and a large, fully fenced yard to play in.
TWO FAMILIES: Adults upstairs, kids downstairs - all with their own space!
TWO COUPLES: Upstairs is self-contained for a relaxing time for two couples. And a bathroom each!
CORPORATE OR MATURE GROUP : The Swan has hosted corporate team getaways, golfing breaks, female escape weekends and training sessions.

THE ACCOMMODATION

UPSTAIRS:
Windows, windows and more windows with a lovely outlook, and a northerly aspect to catch the sun all day.
Open, contemporary living/dining/kitchen upstairs.
Lounge has LCD digital TV with DVD/Video/Playstation2 and a sound system for radio/CD/Cassette.
Kitchen is great to cook in, and fully equipped with dishwasher, oven, microwave and even the (usually missing from holiday houses) pasta pot - you won't want to eat out!
2 queen bedded rooms with views. (One bedroom has ensuite and the other has access across the hallway to the 2nd bathroom - with bath).
Telephone for local outgoing calls and incoming from anywhere. If you have your laptop and a local service provider you are also in business (slow, but there).

DOWNSTAIRS (internal staircase in living area)
This is a popular "kids domain" with their own lounge room including TV/DVD. Sleeping is in 3 twin-bedded rooms, one with an additonal sitting room/nursery attached suitable for parents with baby/young child.
The laundry is downstairs, and has an additional shower and toilet.

OUTDOORS
There is a plumbed gas BBQ and large outdoor table in a sheltered area in the large and fenced yard. Lots of room to relax.

SURF BEACH (7kms south of Batemans Bay)

Walk 60 metres and you are on the sand. The Swan is at the bottom of a cul-de-sac with pathway and stairs to the beach, so pop down for a swim before breakfast, lunch or dinner!

The Beaches. From the bottom of the steps to the beach you can access 3 beaches - Wimbie Beach is around to the right and is a gentler wave for the mini members of the group. Surf Beach is straight ahead and is patrolled during summer holidays. It has lovely waves for the boogie boarders. Walk along Surf Beach and around the point (easy and firm sandy walking) to Denhams Beach which is popular with the board riders when the surf is happening. The beaches are all great for a nice long stroll, power-walk or run along the sand at any time of the year.

If you love fishing Batemans Bay has the lot - river/bay/surf -you choose. And there's a plumbed gas BBQ at The Swan for you to cook the results (or some good fish shops in the Bay for fresh local fish).

Surf Beach has a small shopping centre a short walk away (across the beach is quickest). There is an IGA Supermarket, Surf Beach Pizza for great pizza, pasta, fish and chips(eat in or takeaway), Chemist, Medical Centre, Chinese restaurant (eat in or takeaway), Thai takeaway, Hairdresser and Bottle Shop.
There is also a beach Kiosk which has newspapers/mags and take-away food.
