Offering accommodation for 2-10 people in a park-like setting. Guests have the use of a fully self-contained 3 bedroom ‘home away from home’ or the delightful self-contained guest suite with a queen sized bed and en-suite.

Both guest areas are tastefully furnished with your comfort and relaxation the main priority, great value at $170.00 per night, per couple. Ask about the special rate for children or enqire about the great weekly rates.

The features of Kirkham Manor are many and include secure keyed entry and all linen and towelling (both shower and pool). The guest house has a very comfortable lounge and dining area and a fully equipped kitchen with everything you need to cook your own meals, should you decide to eat in - you can bring what you need or shop in Moss Vale, just 5 minutes away.

Breakfast 'feast' is provided for you including eggs, tomatoes, mushrooms, cereals, yoghurt, fresh fruit, bread, tea, coffee and juice. All local produce and 'deli' items. You only need to do is shop for your other meals.

The guest house has 2 queen sized beds, 2 single beds, a very comfortable sofabed in the lounge area and 3 portable single beds. The guest suite has a queen bed. Two of the bedrooms are easily able to take the extra portable beds.

There is an indoor heated pool and spa for your enjoyment, an Edwardian gravel tennis court for a bit of ‘hit and giggle’ and a covered barbecue area for al fresco dining.

Enjoy a glass of wine as you sit by the lake, take in the wonderful rural views and RELAX!

Relax in this central country location

The village of Sutton Forest is an easy 1 ˝ hours pleasant drive from Sydney or Canberra and 45 minutes from the coast and Wollongong.

Once you have settled into Sutton Forest (Phar Lap country), you can explore the nearby wineries and historic towns of Exeter, Bundanoon, Moss Vale, Robertson (‘Babe’ country), Berrima and Bowral, with their beautiful buildings, antique shops, art galleries and gift stores. The Morton National Park is just 10 minutes away, with views that will amaze you and, of course, you have to visit the Glow Worm Caves.

With the many pubs, sports clubs, service clubs, cafes and restaurants in such close proximity you can eat out as much as you like, or do some local shopping and cook in your own kitchen.

Wonderful seasonal retreat

  • "Wow - where do I start - we loved everything about Kirkham Manor - the gardens are beautiful and hours were spent exploring or just sitting and taking in the scenery. The accomodation was wonderful and everything had been thought of. The owners were extremely hospitable and helpful. The indoor pool was fantastic and the boys loved the lake and tennis court too. It was extremely relaxing and we wouldn't hesitate to go back again. It's a shame we have to tell anyone else about it - we'd like to keep this wonderful secret to ourselves. We will be back....."

The location was beautiful, the accommodation had everything you could want and more the kids enjoyed spending their days swimming, reading by the lake, playing tennis and lots of fun adventures exploring the gardens. The house was beautiful and private and safe, I'd highly recommend for anyone to stay at Kirkham Manor and plan to return again in the future."

  • "We had a great winter escape to Kirkham Manor in July. The grounds were beautiful even in Winter and it was so nice to have some family time altogether in the warmth of the gas fireplace and the beautiful decore. We were quite happy spending time in the spa (especially the two kids) and going for short drives to Bowral and surrounding towns. We hope to be back to see the garden in all its splendor in the warmer months. Definitely worth the visit."

We only stayed for 3 days but will definitely be going back. The grounds were so beautiful and serene, the pool/spa were fantastic. Easy access to everything/everywhere in the Southern Highlands.   • "We spent a heaven-sent weekend here, it's the perfect place to completely unwind. The hosts have added thoughtful little touches such as a comprehensive guide to the southern highlands, a 'treats' sweet jar in the pantry, board games, chocolates and port in the living room and a good selection of DVDs and CDs, making it a home away from home. A great place to get away from the stresses of the city - and a great place for kids. The 3-bedroom flat is very spacious and child friendly. Our toddler loved the extensive gardens and the duck pond. The layout of the beautiful gardens really encouraged some quality family bonding time outdoors, away from the stresses of everyday life. Many memorable moments were spent picking ripe berries, feeding the ducks and enjoying the gardens together - usually while still in our pyjamas! Very special. "

  • "Kirkham Manor is one of those very special places that will stay in your memory for a long time. The accommodation is beautifully furnished, and every little comfort provided - we loved the piles of soft towels in every bedroom. The beds are all very comfortable with lovely egyptian cotton linen. Susan also provides a generous selection of breakfast ingredients to cook for yourself including a large plate of bacon, bowls of fresh tomatoes and mushrooms, a selection of breads, yoghurt, strawberries, pears, baked beans and fresh ground coffee and teas - you couldn't ask for more! But the highlight for myself, my husband and our 3 children was the indoor pool and spa replete with bar and personal gym, as well as undercover barbecue area, all for your own private use. We spent most of our stay there, just venturing out for a little potter around local Bundanoon before rushing back to the private oasis that is Kirkham Manor. "
