Located in the grounds of the historic 1839 Bendooley property, the Book Barn Cottage is a dream country getaway for booklovers, couples, friends or family.

Spacious and self-contained, this two-bedroom weatherboard darling will charm you from the moment you walk through the door. The Book Barn Cottage has been lovingly refurbished in contemporary style and you will feel instantly welcomed by its warmth and elegant ambience.
Formerly the gatekeeper's residence, the cottage comfortably sleeps 5 adults or a family. Complete with two bathrooms, a beautiful open fireplace, a private garden and idyllic valley and vineyard views, it is an unsurpassable country retreat.
All the comforts of home are here, along with some little luxuries including crisp white linen, organic bathroom toiletries, flat screen TV, DVD/CD player and iPod dock and of course, a vast collection of books.

Our iconic book barn has recently been renovated, so you can now wine and dine at our fabulous new Cellar Door and Brasserie - bendooley bar & grill. Open for coffee, lunch and dinner (see the Bendooley Estate website for opening times), you will never have to leave the property! Put your feet up and relax.
If you feel like exploring the Highlands, the book barn cottage is conveniently located withing an easy drive to Berrima, Bowral, Mittagong and Moss Vale.
FAMILY FRIENDLY
The Book Barn Cottage is a wonderful place to spend time with your children. With a fully fenced garden, complete with an old fashioned swing hanging from the ancient radiata pine, you can relax and truly breathe in the fresh country air.
Our little guests love to wander down the lane to the homestead to visit our hens. Help them collect the eggs or take them on a nature walk around the property. You might end up in the Book Barn, where we have an array of delightful new and second-hand childrens' books to ponder over while you enjoy a cup of tea.
For rainy days, we have a cupboard full of board games and books. A high chair is available for tiny tots and a travel cot can be arranged upon request.

THE BERKELOUW BOOK BARN
With the help of award winning architects, the Book Barn has been extensivly renovated and re-opened with a dual function. The beautiful old barn is still a book shop filled with thousands and thousands of books and also an exquisite event space for weddings, parties and corporate events.

Terms and conditions:
The Book Barn Cottage is full of quality furniture, books, paintings, prints and possessions. We've invested a lot of time and love in renovating the property, so we ask that you treat the cottage as if it was your home. It is a beautiful, relaxing and comfortable place and we hope you enjoy it and will return often.
1) Check-in is no earlier than 2:00 pm unless otherwise arranged with the owner. Please call into the Book Barn (a little further along the lane) to collect the keys. Should you intend to arrive after 5:00 pm we make arrangements with you personally regarding the key collection.
2) Check-out is no later than 11:00 am on the day of departure, unless otherwise arranged with the owner.
3) Use and guest numbers: The cottage is available for holiday rental only, ie. no parties or functions without prior written approval from the owner. We can not accommodate more than 5 adults in the cottage ovenight. Children under the age of 24 months are welcome. Please provide your own travel cot, unless otherwise agreed. The cottage is non-smoking. There is an extra linen charge of $35/5th person/night.
4) Excess cleaning and damages: Please respect our lovely cottage and leave it tidy. Furniture must be left in the same location in which it was found. Please ensure that dishes and cooking utensils are washed and put away prior to departure. Additional cleaning time will result in a charge of $38 per hour.
Accidental breakages occur. Please advise us of any breakage so we can replace the item(s). Damage through misuse will incur a repair or replacement charge plus a 15% administration fee.
5) Payment policy: We require a deposit of 50% at the time of booking and the balance of payment 30 days prior to arrival. We will also require that you provide us with credit card details to keep on file as security against loss or damage and/or excess cleaning.
A registration form will be emailed or faxed to you. Please pay the deposit and return the registration form along with a photocopy of your driver's licence or passport to confirm the booking.
6) Cancellation policy
Cancellation charges will apply as follows:
No cancellation fee will be charged up to 30 days prior to your arrival.
14-29 days prior to your arrival, 20% of accommodation charge as booked.
less than 14 days, 50% of accommodation charge as booked.
less than 48 hours or no show, 100% of accommodation charge as booked.
If you have to cancel your booking please let us know as soon as possible. We will not charge a cancellation fee if we are able to re-book your dates.

LOCATION
The Book Barn Cottage is located in the picturesque Southern Highlands just 3 km from historic Berrima and ten minutes from beautiful Bowral, Mittagong or Moss Vale. It is a leisurely 90 minutes drive from Sydney, Canberra and Wollongong.

Visit historic Berrima - two minutes drive away or Mittagong, Bowral, Moss Vale and Robertson which are also close by.
Wineries and Cellar doors
There are now over 60 vineyards in the Southern Highlands and 14 Cellar Doors, all showcasing cool climate wines of exceptional quality. Pick a wine trail and explore or book an organised wine and food tour.
Dining
From fine dining to casual country fare, there are numerous great cafes and restaurants in the Southern Highlands.
Shopping
Antiques, furniture, books, art, clothes, jewellery, gifts - all sorts of eclectic finds.
Museums
The International Cricket Hall of Fame and the Sir Donald Bradman Museum is a must for any cricket lover. There is also the Berrima District Museum and the 1834 Harper's Mansion.
Art and Antiques
There are some fabulous antique and preloved furniture stores in the area as well as a number of great art galleries like the STURT- Australian Contemporary Craft & Design, the Bell Gallery and The Milk Factory Gallery.
Cinema
The Empire Cinema is located on the main road of Bowral and usually features some great art house and foreign language movies along with new releases.
Markets
On weekends there are markets at Berrima, Bowral, Mittagong, Bundanoon and Robertson. Please check Tourism Southern Highlands site for dates.
Golf
Play golf on one of the five major 18 hole courses in the area.
Gardens/National parks
Some of the most magnificent private gardens are located in the Southern Highlands and Fitzroy Falls are spectacular.
Outdoor activities
Bushwalking, bike or horse riding, canoeing, abseiling and rock climbing are all on offer.

You might like to visit the underworld of the Wombeyan Caves or do the Illawarra fly tree top walk.
