Welcome to our cosy Victorian Farm Cottage, perfect for countryside getaways & hen parties. Pamper yourself in our private spa, book breakfasts, evening meals and even archery or axe-throwing lessons...

Our cottage is located in the heart of Grade II listed Sawcliffe Farm. Home to a 400 acre nature reserve and our (very popular) natural spa facilities - we can't wait to show you around!

• Your Cottage •

This Farm Cottage is close to our ancient Manor house, and our famous 'natural spa' - both of which are open to guests.

It features, a farmhouse kitchen with dining for 10-13 guests. A living room with countryside views, and a fireplace with a wood-burning oven (plus a Netflix TV).

• Booking our Spa •

Our spa is extremely popular with our guests, and especially recommended for romantic breaks or special occasions. All of our spa sessions are private and can be adapted for children and dog owners, (so that you don’t have to worry about child or doggie-care whilst you enjoy yourself).

Spa sessions start from £40/guest for 10 guests, and are available at 11am, 2pm and 5pm. To book our spa, just let us know and we’ll pencil you in.

• Booking Breakfast & Catering •

We offer a selection of breakfast, afternoon tea, grazing platters and 3 course evening meal hampers. Our catering hampers start from £15/guest.

We source our ingredients from local farms (we're foodies), and deliver them to your kitchen so that you can enjoy them at your leisure. Vegetarian, vegan, gluten free and lactose free options are available. To book our catering, just let us know when making your booking.

• Availability & Checkin •

You can arrive at your leisure from 4pm onwards. Self-check-in is available for all guests and we'll send you the access codes on the morning of your checkin.

• Extending your stay •

To make the most of your stay, we recommend booking a spa session before your checkin, at 2pm, or after your checkout time, at 11am. This is a lovely way to extend your stay by 2 hours, especially if you're with us for one night.

• Gift Shop •

We have a small gift shop on the farm where you can buy drinks, snacks and cosmetics for our natural spa. We also have a selection lovely handcrafted gifts from all over the UK and Europe. Come and have a nosey!

• Booking Archery & Axe Throwing •

We have an archery and axe throwing range on the farm. Lessons are subject to the availability of Reg, our bush-craft teacher. We recommend booking in as early as you can to avoid disappointment.

Archery lesson: £30/guest, minimum 4 guests, or £120 for 1-4 guests.
Bonfire & axe throwing evening: £35/guest, minimum 4 guests, or £140 for 1-4 guests.

• Online Checkin •

As it is a requirement in Austria to submit a copy of an ID when travelling, you'll be asked to complete a short online checkin prior to receiving access to the property. You will also be asked to read and sign our rental agreement, and submit a refundable security deposit.

• Refundable Security Deposit •

As we have mini-bars and items for sale, guests are required to preauthorise a security deposit via a credit or debit card 24 hours before checkin. This preauthorisation will be managed using the Guest App that will be sent to you immediately after booking. It will be automatically be returned to you 2-4 days after checkout.

• Why do we hold a Security Deposit? •

Unfortunately, we have been victims of large scale theft in the past. As a result, we are now required by our insurers to hold security deposits with guests. Don't worry, the reasonable and normal use of the property will not result in any additional charges.

• What is the Security Deposit used for? •

Unpaid mini-bar consumption, unpaid extra guests, unpaid dog fees, unexpected additional cleaning (including, but not limited to bodily fluids) and the extremely unlikely event of property damage or theft.

• Your Private Cottage •

Guests will have private access to your Cottage. We have 4 properties open to guests on our farm, so it is a social space.

• Hot Tubs & Saunas •

The wooden hot tub, sauna & copper milk hot tubs featured on our listing photos is part of our 'Natural Spa Facilities'. The use of our spa is not included in your Airbnb booking price, but you can book our spa, and other extras really easily. Just let us know and we'll pencil you in.

• The Nature Reserve •

We're lucky enough to have a 400 acre nature reserve on our doorstep with wild exmoor ponies roaming on it. A short drive from our accommodation, it offers extensive walks and extremely beautiful vistas. It is a short 2 min drive to access the Nature Reserve.

• Sleeping Arrangements •

You may have noticed that our pricing is 'per guest' - so the more guests added to your booking the higher the booking cost per night. This is called 'per guest' pricing.

Please keep in mind that beds and bedding will be prepared for the exact number of guests on your booking to reflect this pricing structure.

• Mini bars •

As we have mini-bars in our rooms, we require a preauthorised credit or debit card on file before checking you into the Manor to pay for room consumption. You will be sent a secure link prior to arrival to submit your card details online.

• Families & Dog Owners *

The Cottage is family and dog friendly (as is our spa) and a travel cot is available for families.

• Travelling with Dogs •

The following dog fees are applicable to your booking if you're travelling with dogs:

Small dogs: £15/night/dog:
Miniature breed like a dachshund. Under 8kg or 1.25 stone.

Medium dogs: £18/night/dog:
Spaniel size or cockapoo size. Under 15 kg, or 2.3 stone.

Large dogs: £20/night/dog:
Labrador size upwards. Over 15 kg, or 2.3 stone.

If you are travelling with a dog, you must let us know about your pets during the online checkin process on your Guest App. You will be asked "are you travelling with any pets". If you answer "yes" - we will send you a link to add and pay for your dog via your custom Guest App.
