Come and enjoy the amenities of this island retreat home with open views of the Rappahannock River. Making memories on vacation is what its all about and there are plenty to be made on this island retreat. Enjoy relaxing on the pier and watching the osprey come and go with their offspring or on occasion see the dolphin pass by or come up to the pier! Bring your fishing poles because the fishing here is amazing! There is a large sandy beach and the sand extends far into the river, so no mucky bottom! If you want to bring your boat or jet-ski there is a launch not far away, just let us know ahead of time. We have four kayaks to use and you can explore the end of the island into mud creek! Enjoy peaceful mornings and sunsets on one of the 3 decks or hang in the hammock and read a book. Catch or order crabs and sit on the dock picking and talking with friends and family!
In the evening, you can sit at the firepit or build your own on the beach and enjoy S'mores! Go to the end of the pier and watch for shooting stars. If you want a change of scenery, (highly unlikely) you can take a quick ride to historic Colonial Williamsburg, Yorktown or Jamestown. Visit Busch Gardens or Water Country for the day or if you want a day at the ocean, travel to Virginia Beach. Locally, Urbanna is a 10 minute trip and Irvington and Kilmarnock are just over the bridge if you want to dine out, shop or just enjoy a quaint waterfront town. The Tides Inn is another popular stop for fine dining or enjoy their patio menu while sitting next to a fire pit enjoying the music and scenery of the creek.

What a lovely waterfront property. We have stayed in a number of rentals over the years and this was truly a standout. Beautiful views, immaculately clean, comfortable beds and lots of nearby things to do if you are so inclined. Would most definitely return!
Highly recommend this place. We had an amazing time crabbing and fishing off the dock. Hosts were very accommodating.

Beautiful home in a magical place. Wouldn't hesitate to stay here again. We loved it!
Our family of six thoroughly enjoyed this beautiful riverside dwelling. We spent our Labor Day weekend kayaking, swimming, and fishing on the Rhappahanock. This place has it all including its own private beach. No need to go anywhere else. Karen was delightful and easy to reach. Wouldn't hesitate to stay here again. Thank you Karen and family!

Our family had a great retreat at this vacation home! It is exactly as listed and has so much to offer! The house is clean and very well appointed with everything needed to make it your temporary residence. My teens loved the upstairs room which was like a little apartment with all it had to offer. The owner was easy to contact and quick to respond. I would highly recommend this rental and plan on staying again.
My husband and I got together with his sisters for his 60th birthday. We had a great time at the property. Kayaks and crabbing during the day, campfires and wine at night.
The home was lovely. The layout, the furnishings and the privacy was loved by us all. Kitchen was supplied with everything we required for a great weekend.
It was a weekend to remember thanks for the great memories!
We had a fantastic week crabbing, paddle boarding, and venturing out into the surrounding towns. The property was quiet. The kitchen was wonderful- we cooked breakfast and dinner everyday. So many useful kitchen tools were included. The layout of the living area made it easy to watch tv and play board games. We’re so in love with the place that is was SO hard to leave it. Thank you for providing us with such a great getaway!

This place is in a beautiful setting, very remote and peaceful. The huge downside for us was the jelly fish in the river. I understand this cannot be controlled; however, I feel there should have been some mention of the possibility in the description. It was a very hot week and we all were stung, my daughter and her boyfriend extensively. It definitely put a damper on the week. Otherwise, if you are looking for a peaceful getaway with beautiful views, this place is for you!

The house and location was heavenly! Just what the doctor ordered!
The Montague Island property was amazing. Very comfortable, cozy, and beautiful. My only complaint was having the wrong street address to the property which required me to drive back out to where I could receive a signal to get assistance. That plus the fact that I did not receive any information as to the code to enter the house (until I requested it from the owner the day before departure) or access the wifi ahead of my trip. Both would have been helpful to have ahead of time.

Thanks so much for your kind words. Yes, I have learned my lesson to check the address number when I am using my phone and not wearing my glasses! I am so sorry for that. We do not offer the code to the home until 24 hours prior to arrival to insure the safety of the previous guest and time to change the code for your arrival. The wifi information is in the book when you arrive. So glad that you had a great time and we hope you will visit again!

Needs lots of cleaning .
The pictures of the house looked better than it did in person.Bedroom was small and parts of floor didn't match.Bathroom was small and nowhere to put anything. Shower was small and had stuff in shower so you didn't have room to put your own stuff. Bathroom sink had empty soap dispenser with a holder that was rusted.Had a big mirror that hid washer and dryer that was rusted. Vents in flop were rusty.Bathroom vanity drawer had an old toothbrush in it and old spilled out toothpaste in it. Living room had a tv over fireplace and cords were hanging down every where.Outside deck had leaves piled up and had not been cleaned off. Dining room tablecloth dirty.Owner was called and would not do anything.Beautiful view from living room though.

We thrive to improve our guest experience with every guest we host! We have a quaint, older property that we have loved over the years repairing, replacing and upgrading. Part of the charm of the property is that it still has the old beams, floors and smaller bedrooms, which you would find in an older home. Our housekeeper, groundskeeper and maintenance staff do a wonderful job and take great pride in their work. They are responsive and are available to address every need. This guest did call me, and I did offer several solutions immediately to address her concerns. We continue to strive to make every guest feel at home and deliver a great guest experience, so everyone can enjoy what we love about our home and the beauty around it!
This is a great house in a great location. If you love the river, fishing, crabbing and kayaking then this is the place for you. The property owner was wonderful offering lots of suggestions for places to shop and to eat. Our family hopes to come back some day soon and enjoy this home again.
The property was nice and great location. The property owners made the kayaks and canoe available for renters to us which was very convenient. Enjoyed the pier and fishing and crab pot. We had a great time.
This is a peaceful, pleasant house with a beautiful outlook and lovely wildlife. It makes a wonderful restful get away. We enjoyed our time and appreciated long evenings by the fire outside listening to the waves. Karen was helpful and swift in all communications. If you have older kids or teens with you there is a great upstairs space for them with beds, balcony and TV.
Just check the configuration of beds works for your group -the master bedroom is not available to guests so there is a small double room off the open living area, the great upstairs room with two singles and a fold down double futon, and another room with a day bed that has a second pull out bed below it. Plenty of beds if it suits your group.
We had a great time here. Plenty of beds and room for the six of us (5 adults and 1 child) with a great view in the morning. River is right there with a small beach and dock. It's also back on a quiet road, so it is a great place to get away.
Karen had everything there we needed and we had a great time!
Adorable house with amazing views of the river. Excellent for complete rest and relaxation. Property is away from it all, sitting right on the water. Big dock for fishing, crabbing or just relaxing. Gorgeous sunset views, lapping waves and wildlife all around. If you want lots of entertainment this may not be the right property for you. We wanted to escape our busy life, with no plans or itinerary’s, lots of lounging and quiet, and the property is perfect for that. The house is adorable and well decorated. Awesome air conditioning, creature comforts, puffy couches and internet. The
kids wished they had better WiFi, but that was the whole point! We caught about a dozen crabs a day and steamed them up ourselves. Wish we would have brought our poles as the fish were leaping out of the water.
Local eats and shopping are about 30-45 mi away. But that was ok as we were mainly on hunker down mode most of the time. Highly recommend the Urbana restaurants “Something Different” home made ice cream amazing!!,(whisky gingerbread omg), Old Oak Tree restaurant (get the crab cake)and the pizzeria by the bridge, (great crust)!
We took the kids to Busch Gardens which was a hour away, had a great time and then we were right back to resting!
Beautiful nights spent around the campfire with starry skies or just gathering around the table playing cards.
Kayaking was awesome, but watch that yellow one! I could go on and on 😀, we had a great time.

The river house was the perfect getaway for our group of four old friends. The provided crab pots helped us pull in plenty of Chesapeake blue crab and we enjoyed the kayaks for sunset paddling. Everything was as described and the owner's response time was great when we had a question.

The location is perfect for boating and swimming, even though it is far from the Bay, which took us about 45-50 minutes to reach by boat. There is a dock, boat lift and even a nice small sandy beach right off the property. The common areas of the house are beautifully decorated and properly appointed. The kitchen is very roomy and well appointed. However, the way the bedrooms are furnished is perfect for a couple with children, but not for two adult couples. The pictures on VRBO appeared to show a bedroom with a Full/Queen size bed, and a second bedroom with a daybed that appeared to pull out into a Full-size bed. Instead, the daybed pulled out into two separate twin-like beds. This made our stay awkward when trying to assign rooms, as we were vacationing with another adult couple. There is only one true Full/Queen size bed in the house. I would suggest adding a second queen or full-size bed to one of the other bedrooms. Also, the tabletop grill provided was very small for a property that is advertised to accommodate up to six guests, but it was not a deal breaker for us.
The interior of the house was meticulously cleaned, but the outdoor area had debris and cobwebs around the back deck.
Also, the owner was very responsive when I contacted her about a couple of issues with one of the dining chairs and one of the mattress frames.
Overall, we enjoyed our stay as we spent most of our time outdoors.

What a great property! We had a rambunctious group of young boys, along with 4 exhausted adults, and this property was the perfect mix of fun and relaxing! The kids loved the beachfront and the dock, and the adults loved the TV in the loft (quiet time for the kiddos means rest time for us!). The kitchen was fully stocked with everything we needed to prepare our meals, and we had more than enough room for seating everyone. Couldn’t ask for a better location! The view of the river from the living room and loft is just amazing. The outdoor shower was so convenient! Thanks for an incredibly stay!

Million dollar view
What a wonderful week! Karen was so easy to get in touch with and a delight to deal with. The house is cozy and equipped with everything you could need and the view is everything! We have two small children and the beachy area was perfect! They played and splashed and went crabbing off the dock, took boat rides and did some fishing. It forced us to slow down and relax and really enjoy the time together. Can't wait to vacation at the rivah again!

Relaxing and fun!
My family and I had a great time! We enjoyed crabbing, fishing, kayaking and swimming right on the pier and beach. We visited Busch gardens and Virginia Beach. We also played mini golf at a place close by. What an awesome vacation. The views from the house were amazing! The house itself was very cozy and comfy. It was really neat building a fire on the beach and watching the sunset while eating s’mores. My son asked if we could come back next year for vacation!

Our family has owned this property for close to 30 years. We love the quaintness of the island, the wildlife and the peace it brings. We have made too many family memories to count.
Why they chose this property
This property is great because you can experience so many things while on the island that you don't get a chance in other places. There is the beach, the marsh, fishing, crabbing, swimming, boating, floating, on the Rappahannock River which feeds the Chesapeake Bay. We even have a family of osprey that live right off the pier. Over the years, our family has learned to enjoy the simpler side of life, watching birds in their habitat, raise oysters from spat, catch crabs and fish. Great place to swim as the sandy beach is nice on your feet instead of muddy bottoms. The bald eagles are constantly flying around as well as they active osprey nest and blue heron.
What makes this property unique
You will fall in love with this place because the nature itself creates great memories. Watching the osprey and their young, or seeing dolphin pass by or watch your kids catch their first fish! The memories are endless! It is a safe place to ride bikes, take a walk down the beach or pitch a tent and have fun camping. We seldom get jelly fish so most days you can swim without worries! Paddle board, water ski, sail, kayak, or just float on the water, you will be refreshed when you return home!
