A peaceful stone house overlooking the stunning hill top village of Roquecor
A detached stone house with all accommodation on one level, in a peaceful location overlooking the stunning hilltop village of Roquecor.
The house is approached by its own long chemin which runs between fields of rolling countryside. On entering the property the owners' maison de maitre is found on the left and the stone house is found to the right. The entrance to the house is completely private being to the rear.
The house has two bedrooms; both are large with ample space to move around.
The main bedroom has a king size bed, 2 bedside cabinets with touch lamps, 2 triple wardrobes, a chest of drawers, a small bookcase and a large freestanding mirror.
The second bedroom has 2 single beds, a shared bedside table with 2 lamps, a triple wardrobe and a dressing table/desk with chair. There is a long mirror on the wall.
The lounge/kitchen/dining room is a large room with two large sofas, a smart television with sky tv and internet, a side table, glass table with 2 modern leather style chairs. The kitchen cupboards are white with stainless steel finish. They were fitted in November 2019. A new electric oven, induction hob and extractor fan were also fitted at this time. The kitchen has a stainless steel coloured splashback and sink/tap. The kitchen is fully equipped with a large fridge/freezer, microwave, kettle, toaster and coffee maker and is well stocked with crockery, glassware, cutlery and utensils.
There is a large and spacious hallway with built in cupboard and bookcase containing books, DVDs and games.
A bathroom with bath with shower over and separate toilet complete the accommodation.
Outside the house sits on 1.7 hectares. The heated pool is situated to the right of the house and is large enough to swim in. There is a table tennis table and BBQ available for guests' use. A washing machine is available to use.
There are stunning views all around the grounds and there are no other houses close by. The nearest shops/restaurants are in the village which is a few minutes drive away. A larger town, with supermarket and other facilities can be reached in less than 10 minutes. The house is well situated to visit the Lot, Tarn and Garonne rivers. Agen and Villeneuve sur Lot are within 30 minutes drive, Cahors is just under an hour's
drive and Bergerac is just over an hour away, Toulouse and Bordeaux are around 90 minutes away.

We were previously teachers in the UK and wanted to get a better work-life balance. We had a holiday home for 11 years in the Dordogne but wanted to be a bit further south for the better weather and more going on. We appreciate peace and quiet and chose this house and this location with this mind. Since moving here we have acquired a young, female dog who has free access off lead to our gardens. She is very friendly and gets on well with all dogs and people and is excited when people come to stay.

Our house has large rooms, a beautiful view and stands on it's own but is within easy reach of everything you could wish for. The peace and quiet is unrivalled and important to us.
What makes this property unique
Stunning views, within easy reach of everything, quiet, modern and clean. Heated pool means we can guarantee a temperature of 26 degrees from May to September. While most pools in this area will reach 26 in July or August, having heating means that whatever the weather a pleasant swim will always be guaranteed.
