About this property

Patton Hall Cottages - Two identical adjoining 3-bed cottages, on a working farm

Patton Hall Cottages consists of two identical 3-bedroom barn conversion situated on a traditional working farm on the outskirts of Kendal which is ideal for group accommodation use. Completed in July 2019, the cottage has been furnished to a high standard with a modern contemporary feel. The Cottage is superb to use as a base to explore Windermere, Bowness, Ambleside and the attractions of the South Lakes or head east towards Sedbergh, Dent, Hawes and the Yorkshire Dales.

Both cottages have double glazed windows throughout and individually controlled underfloor heating in each room on the ground floor and radiators upstairs, provided by the environmentally-friendly biomass boiler.

To the rear are the large enclosed yards with an interlinking wooden gate to open both yards up to each other, plus outdoor patio furniture and a BBQ area. Secure undercover storage by bicycles is available if required.

Kitchen and Dining - Large space with an expandable dining table in the middle. Fridge and Freezer, washing machine, dishwasher, toaster, kettle and microwave. Electric double over and hob.
Shower Room - Walk-in shower, loo, basin and heated towel rail.

First Floor
Bedroom 1 - Double bedroom, carpeted, with wooden bed frame, bedside tables, wardrobe and chest of drawers. Glass door that opens to the glass balcony and beautiful views over the valley.
Bedroom 2 - Twin bedroom with two single beds, carpeted, dressing table and wardrobe. Views to the rear of the cottage.
Bedroom 3 - Single bed, bedside table, dressing table with drawers. View to the front of the cottage.
Family bathroom - Wooden floor, fitted cupboards, bath/shower combination, heated towel rails, Velux roof window.

Things To Note
Dogs are only permitted in Drovers Cottage. Croft Cottage does not allow dogs.
Due to the location and the quietness of the farm, Hen, Stag or noisy party events are not permitted.
The cottage is situated on a working farm with livestock.

Beautiful property
Our stay at Croft Cottage and Drover’s Cottage (my sister’s family) was just lovely. The communication with Lesley and Robert was very good. The welcome package was such a nice touch and much-needed after a long journey! The property was incredibly clean and the added Christmas touches (decorated Christmas tree, fairy lights etc) around the house made us feel very festive. We found lots of really lovely walks nearby to burn off all the tasty treats and glasses of mulled wine we indulged in. We’d love to stay again. Thanks!
