Maximum number of adults is 7 persons as we have a king, a double and a single, plus could accommodate an infant (if you can bring your own travel cot) so a total of 8 persons in total including infant.

Set over two floors with amazing spacious rooms and fast 50Mb/s fibre broadband throughout, this property offers ample spacious living space for family/contractor groups to enjoy and offers great open aspect, large 10X15m sunny lawned garden with outside table and chairs for 8 persons.

NOTE: Unlike many serviced accommodation we have central heating controlled by room thermostat 100% guest controlled to maintain a cosy temperature, NOT ones which switch off after 2 hours so places can get very cold when going out of the place for a few hours or every night.

1st door to left: Spacious bright lounge with large window to front to allow light to flood in, wall mounted electric. Comfortable sofa seating, (3 seater leather sofa and 2 seater full double sofa bed) side/coffee tables, brand new 40" Hisence smart TV with NETFLIX, etc for relaxing evenings in

Straight on:
Fully equipped bright, spacious family kitchen diner with brand new washing machine, dishwasher, full-size fridge/freezer. Loads of built-in storage cupboards. Dining table to sit 6-8.

Door from kitchen to:
Large 10X15m lawned back garden with really sunny aspect. Mowed/tidied fortnightly by our gardener.

Upstairs:
Bathroom: Clean, crisp and modern newly fitted bathroom with mains fed rainfall power shower over deep P bathtub, wash hand basin, wc, towel rad and enough fluffy clean towels for everyone.

Bed 1: Spacious front bedroom - King bed with brand new Silentnight Zone 3 memory foam mattress, bedside cab/lamps, built-in clothes storage.

Bed2: Spacious back bedroom with unoverlooked aspect. Double bed with brand new Silentnight Zone 3 memory foam mattress, bedside cab/lamps, built-in clothes storage.

Bed3: Single room (Silentnight mattress) with large storage cupboard.

More storage under the stairs cupboard and upper landing hallway cupboard.

There is ample on-street parking right in front of the property.

The immediate neighbourhood

In a really quiet street yet less than 15 minutes drive to the beautiful seafront; beaches & parks, bars and restaurants, etc. Newcastle and Sunderland a short 15-20 minutes or so drive or similar on public transport.

Ample shops nearby, local mini supermarkets open till late, Boldon ASDA a 2 minutes drive away.

What makes this property unique

Boldon is a fantastic base for business and leisure guests alike. There are loads of nice food and drink options nearby and an ASDA 2 mins away for those last-minute wine and food dashes! :)

Nice local food options are the Black Horse, Red Lion & Sambucas (all 20m) & Travelling Man (25m) in West Boldon and the Colliery Tavern has a nice beer garden all the above about a 20 minute walk or 5 in taxi.

East Boldon has the Grey Horse (25m), Blacks Corner (30m) and Beggars Bridge (30m) which is less than than 10 in a taxi.

And South Shields has the Sanddancer (award-winning Seafront beach bar with loads of outside seating), Platform 33, Colmans Seafood Temple and of course their amazing fish and chips take away/restaurant along with heaps of great Indian eateries on the legendary Ocean Road. Roker/Seaburn in Sunderland have loads of eateries along the seafront also. All of these are less than 20 in a taxi.
