Exclusive use of the entire villa (upper floor and lower apartment) are yours, as well as the outdoor terraces and garden.
The Lake Villa was extensively renovated in 2017. It has a modern, light, scandinavian feel with large windows overlooking the lake.
A large open-plan kitchen/living/dining area traverses the entire front of the house, with amazing lake views. The kitchen has brand-new, top-of-the-range equipment, granite worktops and island unit. Sliding doors open onto the terrace with spectacular lake views and a bar to enjoy the views and outdoor space. A TV den with home-cinema, a second kitchen/utility room and WC complete this floor.
Upstairs there are 5 bedrooms, of which 3 have spectacular lake views. The master bedroom has an en-suite bathroom with bath overlooking the lake. 3 of the other bedrooms have shower facilities. There is also a shared bathroom and WC. The first floor sleeps 10 people in 3 double bedrooms and 2 twin rooms.
On the lower level of the house is a self contained apartment sleeping 4 people. It contains a kitchen and living area, 2 bedrooms ( double and twin ). On this level there is also a separate office space, and double bedroom all benefitting from exceptional views. The deck is the perfect place in summer to enjoy the views, BBQ and relax!
NOTE: There are a further 4 beds (2 sets of bunkbeds) in the attic ** this is not included in the price please contact us if interested. This is not a bedroom (no door, no blinds, no decoration or finishing) It is an open-plan dormitory/games space, intended for larger groups.

On the lower level of the house is a self contained apartment sleeping 4 people. It contains a kitchen and living area, 2 bedrooms (1 room containing 2 singles and 2 double bedrooms.) The apartment also have its own terrasse with dining table, outdoor lounge area and BBQ.
The deck is the perfect place in summer to enjoy the views, BBQ and relax!
There is also an "Annexe" on this level: additional double bedroom and office space and WC. The bedroom and office space are overlooking the lake. All are open and connect internally to the main house.
The enclosed Alpine garden with swing set, trampoline and rope swing is perfect for kids to run around and let off steam. Leaving the adults to relax on the terrace and enjoy the lake and mountain views! You can park up to 5 cars in the drive.
**PLEASE NOTE FOR SUMMER 2024
1. The attic will be converted into a master suite, consisting of a king-sized double bedroom, ensuite bath, shower and WC, extensive storage and a roof terrace and balcony offering exceptional views of the lake and surroundings.
2. The existing terrace on the main floor will be doubled in size to run the whole length of the front of the house, offering expanded space for dining, BBQ and relaxing.
3. The ground floor will be modified so that the lower current terrace is available as an exercise suite, and one of the bedrooms of the apartment is converted into a kids/teenage TV lounge.
The property is managed by Lacmontagne Properties and its fully bilingual conciergerie in Annecy available to you throughout your stay to make sure everything goes smoothly during your holiday!
AROUND US:
The great plus of this house are the amazing views over the lake and surrounding area and the proximity to the village center and cycle lane. You are approximately 5mn walk to the village center and 10mn walk to the lake where you will find the village beach with diving boards and plateforms to jump from, paddling pool, volley ball pitch, a great pizza place, live music etc. . The nearby nautical center where you can hire paddle boards, kayaks, pedaloes etc
In town you will find a fine bakery, a grocer, newspaper shop and a cycle café where you can hire bikes from. There are also very many restaurants. Warning: from mid october a number of restaurants and waterfront activities close for the winter season.
Talloires also has its own little cinema, showing blockbusters as well as more independant films, French and VO.
Just at the bottom of our lane is the cycle lane that goes all around the lake, now fully secured. It is a great run for all the family and you can easily reach Angon and its lovely beach and the south of the lake and stop anywhere along the waterfront to enjoy a swim.
