About this property
Spacious Luxury Retreat with parking & views
Reservoir Annexe sits in an elevated position in Kingswear offering a spacious and luxurious base from which to explore the Dartmouth and the South Devon area. Facing towards Dartmouth it offers stunning countryside and town views towards the Naval College. Enjoying a westerly aspect, it's the perfect spot to watch the sunset after a day at the beach or out walking.
Parking your car outside on the driveway, you enter the annexe up a private set steps separated from the main house and into the Kitchen. Well thought out with everything you need, it includes an electric oven, hob and Nespresso machine.
Continue through into the very spacious bedroom and there's a King Size bed, Sofa and Smart TV. From here you can access your own private balcony with rattan seating to take in the Countryside views.
Off the bedroom there's also a luxurious en suite shower room as well as lots of storage space.
Recommended for: This stylish, comfortable property is ideal for a couple looking to explore the area.
Favourite feature: The Views! A great combination of Countryside and Coastal.
Need to know: We have secure storage for bikes and paddleboards so guests are welcome to bring these. As the property is an Annexe to the main house guests should expect to see other people on the property. The Annexe is at the end of the house with two doors in between so privacy is assured.
About a holiday in Kingswear
On the mouth of the River Dart, Dartmouth’s history dates to 1086 and weaves across the centuries as a port down brimming with intrigue. From piracy to smuggling and literary inspiration, it even warranted a mention in Chaucer’s Canterbury Tales. Today Dartmouth is famous for its annual Royal Regatta, naval college, colourful harbour, and culinary delights. From buzzing pubs under Tudor beams to fishing, sailing, and adventuring to the historic castle and pretty local beaches - it's a fantastic base for a holiday in South Devon.

Really lovely place with extra nice touches. Friendly hosts and great location. If, like us, you want to walk into town and back after dinner, you need to be ok with a 10 minute steep climb on the way back.
Would definitely recommend and would stay again.
This is a beautiful place to stay. It is clean and new and very comfortable. The kitchen and bathroom were really nice. The bedroom was comfortable, had a great bed and great view.
The gated property was nice for added security.
Check in and out of was very easy.
A very nice apartment in Kingswear with beautiful views of the Devon countryside. It’s a short but steep walk down to pick up the ferry across to Dartmouth. Coleton Fishacre and Greenaway are NT houses close by worth visiting. Plenty of lovely coastal walks too. It was a very enjoyable stay.
Lovely property. The bed is so comfortable! Simon and Abbi are perfect hosts. The property has everything you need for a comfortable stay. It’s easy to get the ferry to Dartmouth where there is a lot going on and some excellent restaurants.
We enjoyed our visit to Greenway. Would highly recommend the retreat for a relaxing stay.
From walking into the property we realised it was going to be a special weekend. Our hosts made us very welcome and the delightful home made additions were much appreciated. The annexe is well situated for both Kingswear and the surrounding areas and just a short ferry hop into Dartmouth itself with all its attractions. Plenty to do, beautiful scenery and lovely friendly people.
Beautiful home and so well situated for Dartmouth. The home has everything you need and it’s in very good condition having only been built four years ago.
Simon and Abbi have thought of everything and is very luxurious. For us it was a home from home. Views over the Dart estuary are sublime and you can see the naval college.
Lots of good walks from the door which take you along the coast. Would highly recommend and will be going back next year.
Lovely property with beautiful view and very peaceful location. Very comfortable accommodation and very helpful hosts who had thought of everything to make our stay enjoyable.
