Situated in one of the most picturesque and peaceful areas of Norfolk within its own extensive grounds, yet near to excellent amenities, this hideaway is the perfect base for a large group.

In a peaceful rural location not far from the beautiful coastline, this exquisite rural retreat is beautifully located within a small courtyard of converted barns and sits within two acres of land. The barn oozes style and comfort and boasts an upstairs sitting room with large wood burning stove, a balcony with rural views; a huge, stylish hand-built kitchen with Aga and adjoining separate dining room making it the perfect place for a get together with your family or a group of friends. And with a fabulous indoor heated swimming pool accessed via a corridor from the kitchen/utility area, Primrose Farm Barn is the perfect place to return and relax in after a busy day exploring the nearby beaches and seaside towns.

From the elegant light-filled hallway, you will know this barn is special. Choose from seven sumptuous bedrooms across two floors, where you can be assured of a good night's sleep. All beds have luxury linens and beautiful cushions and throws. The master suite, located on the first floor, has a beamed vaulted ceiling and flint wall, and features a king-size bed with two single beds either side, making it ideal for a family to sleep; and enjoys a beautiful bathroom with a free-standing bath, separate shower and twin wash basins along with a separate walk-in wardrobe. There are six further bedrooms, five of which are on the ground floor; a twin room and king-size bedroom which share a luxury family bathroom with free-standing bath; whilst the double bedroom accessed via the dining hallway is served by an en-suite shower room. Offering extra privacy, the remaining three bedrooms are located beyond the swimming pool. Two can be found on the ground floor and share a luxurious, high-quality bathroom and doors leading to the courtyard. The last bedroom sleeping four people and bathroom are accessed via the spiral staircase near the swimming pool. This bedroom offers a super-king size bed and two twin beds.

The bespoke hand-built kitchen will undoubtedly thrill any budding chef, and there is a sit-up bar area for pre-dinner chats or to relax on. Above the kitchen, a large chill-out/relaxing area accessed via a spiral staircase, is perfect for older children wanting to have their own space. From the kitchen and through to the utility area is the swimming pool which has a pool room with large walk-through shower and WC. Fire up the charcoal barbecue and enjoy alfresco dining when the days are longer. Additionally, there is a large lawned area to the front of the barn and a separate large grassy area for children and dogs to run-around and play ball games, just across the courtyard.

The barn is designed for entertaining. There is a large fridge/freezer, dishwasher, washer/dryer, gas Aga, separate electric oven, microwave, coffee machine, large television and underfloor heating. In the swimming pool area are two loungers and a pool table for everyone to enjoy. Plenty of private parking is available for at least six cars to park on a gravel driveway to the side of the property.

Travel cot and high chair available on request. Please bring your own linen for the travel cot.
Please bring your own pods for the Nespresso Vertuo coffee machine.
Please ensure that children are supervised by an adult at all times when using the pool and wider pool area.
Please note: Any bookings made before the 16th October 2025, will not include bedroom 7, as this was an addition made after this date. If you wish to include this extra bedroom in your booking it will be an additional £150, please contact us if you would like to add this room.

Great family location

There were 12 of us from 6 months to 80. Lovely house and great pool. Plenty to occupy is in the area. Had birthday celebration and thoroughly enjoyed our stay

Lovely house great area

I can not fault the property it is beautiful also the location, but a few issues regarding things in not working order,i was only informed the morning of departure that washing mashine was not working and that maintenance woukd be coming that day 24th April, how ever no one came to fix it,we had family coming from Bournemouth and other far places to which we hadnt seen in a number of years due to severe illness, so like i had told family before they came i could get clothing washed and dried before there long travelling home,also the coffee machine in pool area was out of use which i had wanted to be in use for my elderly parents as the room they stayed in was at that end of house,also the lock in changing rooms became to hard to unlock but thankfully i had my phone to call relative to help unlock it,the grill was unclean also frying pan so therefore we didnt use it..i feel sad having to write this but when you are paying alot of money you dont expect things not to be working.
