As you enter the front door of this charming coach house there is a reception hall with the large lounge which leads into a study / bedroom to your left and kitchen / dining area on your right. The kitchen has French doors opening out onto a large enclosed private garden with garden furniture, perfect for enjoying a drink and an evening meal. A winding cast iron staircase leads up to 3 double bedrooms, a Jack and Jill shower room and a family bathroom.

Ground Floor:
Step into the stone tiled hall, on the left is the spacious carpeted lounge flooded with natural light from the large windows on both sides of the room, there is a piano, TV with Freesat, BT TV, BT Sport, Freeview and Eurosport via BT. Coming off the lounge there is a study with a desk / 4th bedroom with a small double sofa bed.
In the hall there is a downstairs cloakroom with wc and sink
Well equipped, open plan kitchen / diner with French doors opening onto the garden.
Microwave, fridge, freezer, Rosiers range with 4 gas burners, 2 electric ovens, one fan assisted, dishwasher and washing machine.

Leiston is a great location less than 4 miles from the popular coastal town of Aldeburgh, unique seaside village of Thorpeness, Sizewell's long sandy beach stretching past RSPB Minsmere all the way to the quintessential town of Southwold. The town itself has lots of independent shops and eateries, Waitrose close by, a traditional cinema, a Leisure Centre with children's pool as well as a 25m pool.
