Bournecoast are thrilled to present this contemporary chalet bungalow, situated on the edge of the River Stour. This charming property boasts three bedrooms, two inviting lounges, and a beautiful landscaped garden. Nestled within a residential street in Christchurch, it offers convenient access to the St Catherines Hill nature reserve, spanning 35 hectares of heathland and coniferous forest. Christchurch and the surrounding area provides additional leisure pursuits including sea and river fishing opportunities, sailing and numerous golf courses.

THE ACCOMMODATION:
BEDROOMS - The property has a generously sized Master Bedroom featuring a King Size Bed and a contemporary ensuite shower room with a toilet. The second bedroom also offers the comfort of a King Size Bed. On the ground floor, you will find the third bedroom, which also comes with a King Size Bed.

The property boasts two lounges, the main lounge, which overlooks the rear garden, features a log burner and is equipped with a FLATSCREEN SMART TV - FREE WIFI is available (subject to availability from Internet service Provider). The second lounge is positioned at the front of the house, capturing the afternoon and evening sun.

The generously sized kitchen/diner, which has a breakfast bar and three stools, is equipped with a GAS HOB - ELECTRIC OVEN - WASHING MACHINE - DISHWASHER - FRIDGE/ FREEZER - MICROWAVE. The kitchen also features patio doors which open onto the garden.

The property has a modern bathroom with a bath, shower cubicle and a toilet. There is an additional toilet on the ground floor.

The landscaped garden is a highlight of this property with a patio area and a set of steps down to a lawn area, which extends to a second patio area with table and chairs. There is a third patio area with a chimenea for guests to use. The garden features a herb garden, an apple tree and a fig tree. There is a summer house with seating where you can enjoy the view of the garden.

This bungalow has off road parking in the drive for three cars.

THE LOCAL AREA:
St Catherines Hill, the highest point in Christchurch, treats residents to breath-taking panoramic vistas and serves as a popular destination for mountain biking, dog walking, and hiking enthusiasts. Just a short stroll from the house lies the quaint St Catherines Hill shopping area, featuring a local convenience store, pet shop, butchers, and a cosy rustic cafe/bar. Families with children will appreciate the nearby River Way playground, providing a fun play area. Christchurch Quay, a short drive away, offers access through to the riverside walks, park, cafe, Boathouse Restaurant, bandstand, childrens play area and an exciting water play park and paddling pool which has many interactive features including water jets and sprays, a water play pump and wheel, channels and sluices as well as a paddling pool. On the Quay you can also take the opportunity to take the Ferry which runs regularly to Wick, Mudeford Sandbank and Hengistbury Head during the summer months (weather permitting). With countless quaint attractions, Christchurch has a busy High Street which offers a wide range of amenities to suit all of your needs. From shops, convenience stores, supermarkets and a weekly market you will find all the necessities virtually on your doorstop. In addition, Christchurch offers an excellent choice of cafes, bars and restaurants, including a Michelin Star restaurant in Mudeford, to make for the perfect evening. Christchurch Priory is a beautiful church, which is a popular attraction with both visitors and locals in the area. Other attractions include The Red House Museum and Garden, a Museum which offers exhibitions of arts and crafts, history and photography. Within the gardens, visitors can enjoy refreshments whilst exploring the site. It is a short drive to the surrounding award winning sandy beaches at Southbourne Beach.
