Hello and welcome to our lovely home in the centre of St Julians !

Upon entering, our guests are welcomed with a large living space, with a large sofa, smart TV and a private terrace. Also included is a fully equipped kitchen and a dining area, making it perfect for both short and long stays.

The apartment has 2 large bedrooms, strong WIFI and AC throughout, making it perfect for any type of stay.

The area is quiet and central with all the amenities within walking distance.

Welcome to our spacious and beautifully appointed 2-bedroom apartment in the heart of St. Julian's! All areas of the apartment are equipped with air-conditioning and WiFi, ensuring a comfortable and connected stay.

Living Spaces| The spacious living area is perfect for entertaining guests or simply relaxing after a day of exploring the city, with access to a nicely done balcony for the sole access of our guests.

Kitchen Space| Fully equipped with all the utensils and kitchen equipment our guests would require to fix a proper meal for yourself and your loved ones.

1. For over and above 3 week bookings, an additional 50 Euro per person per month is to be paid, which will be sent via AIRBNB as an extra cost after booking which will cover the extra water and electricity consumed. (Max to be paid is 150 Euro)

2. Locally we have STRICT noise policies throughout the day when booking our apartment, you are agreeing that you are respecting not only the house rules but also the neighbours especially in respect to extra noises. Not abiding to these rule can come to unwanted fines by local authorities. This is not a party home, so please respect it as such.

3. During lovely and summer season, although he do sanitise, some ants are to be expected, unfortunately this is part of our climate but we do provide spray and traps when needed. (Although this is not common)

4. An early checkin, can be done, but only if the apartment is vacant and is cleaned in the morning.

5. Checkins are done or by one of our team or by self checkin where we will send you all the details beforehand.

6. Waste schedule are given at the checkin and even beforehand, putting the rubbish at the right time, is imperative as otherwise we will have problems with the authorities which will fine us.

7. What is included in the apartment ? (Generally includes for the first 3-5 nights)

- Shower gels
- Liquid Soap
- Toilet paper (2 rolls per bathroom)
- Dishwashing tabs (if dishwasher available) which is enough for 3-5 nights depending on the usage
- Garbage bags
- Linens for the bed
- 2 Towels per person

8. No additional guests which is not part of the booking is allowed to sleep at any time in the premises. The apartment is always insured on the guest amount you book. If you will be having any other guests it is important to get permission first, a nightly fee could be charged for the extra guest.
