The Historic Powhatan Resort offers guests a little piece of colonial history with the restored Manor House (circa 1735). Nestled among 256 acres of beautiful woodland, this resort is loaded with fun things to see and do, and learn a little bit of American history.
All rentals are self-catering, cleaned before your arrival and cleaned once you depart. You may choose to have a Mid Stay Clean for an additional fee during your stay to freshen the property back up.
- All Guest Suites are Non-Smoking
- Please note that every attempt will be made to accommodate requests for suite location and early arrivals; however, these requests are based on availability and occupancy. Unfortunately, the resort is unable to guarantee room location.
- Minimum age requirement for check-in is 21 years of age.
- Pets are not permitted and strictly enforced with the exception of Service Animals.
**Pool Details: Indoor Pool: Daily 8 am-10 pm , Outdoor Pools: Open for swimming and sunning from Mid April through late October 8 am -10 pm, weather permitting. In the case of thunder, both indoor and outdoor pools close for a half hour after the thunder passes.
ADDITIONAL COSTS: $20 per day resort fee due at check in.
Resort Fee includes WiFi, business center, indoor pool, racquet ball, tennis and boarding pass printing. Plus access to all other onsite amenities.
The Welcome Center will send a detailed arrival letter to you via email with check in instructions, late arrival info, everything you will need once you make your final payment on your reservation. The facility is fine. A bit dated and there isn't really a lot in the room itself. Often there has been "extra" things, foil, potholders, games, cards, but nothing in this one, which is okay just added extras are always fun.The check in process was awful. Rooms not ready, still being cleaned, a different room was given to us, which again was fine but it meant changing some sleeping arrangement for kids. Our emails gave us one place for our check in eventhough I had been told they were booked and we were staying someplace else. I kept getting information saying place "A" however. We arrived and were told we didn't have a reservation so there were a couple moments of panic. It was fine, place "B" was close by however rooms were not ready and then the check in process was crazy with many people in line getting VERY angry when told the rooms weren't ready and it would be another 3-4 hours before one was available. Seemed like a poor system for check in and caused a lot of angry people starting out their vacation. Only two people checking in over 40 waiting in line.
My family enjoyed our stay. The building was well kept up and we had everything we needed to get started. My grandchildren enjoyed watching the wildlife outside the building each morning. It was a beautiful view. We enjoyed our outing and everything was right around the corner from us when we needed something. The entertainment parks was no more than 10 minutes away and we all enjoyed them. The friendlessness of the staff was great. They made sure we had everything and the greeter even offered to help when I got everything checked out in the office, because it was pouring down rain. A staff member emailed each day to be sure everything was going well. We will be coming back in the future.
We stayed here to visit Busch gardens. The property is nice. There are enough amenities. I just thought the rooms are very dated. Carpet was stained, it all needs replaced. Beds were comfortable.
The check in process was challenging, because my room wasn’t ready by 4 o’clock exactly. They give me a $50 gift card for the inconvenience.

It was great until it wasn't-no WiFi as advertised
Still love this resort, but had a very bad experience with front desk manager. We had virtually no WiFi signal our entire stay. Since I own a business and still do work while traveling, I had to rely on my hotspot. Yes, put me over my data limit and I'm now incurring the charges.
Assuming minimal WiFI was par for the course at a resort, we didn't complain until next to last day. They had to "reset" the router and that did seem to help. But why should this be a problem at all in today's technology age? Admittedly, we should have complained sooner.
Upon check out, we asked about a partial refund of the daily resort fee as we are now incurring data overage charges for rest of the month. Manager said "no" and didn't even attempt to negotiate or offer some type of remedy.
Do NOT recommend this resort to any business travelers to the Williamsburg area or any families that will be relying on WiFi for kids to watch movies, etc. Thoroughly disappointed in Diamond.
Other customer service was fabulous--Activities Desk staff were superstars!
Resort is very nice and convenient to many restaurants, grocery stores and area attractions. Would definitely stay again however I would probably book directly with property.

The property was very nice and relaxing. Easy to navigate and the staff was courteous and professional. However, you do get the sales portion of the resort upon check in, but they were not pushy or hardcore timeshare sales staff.

Parts of the complex were nice but others were run down. The pool was about average while the mini golf was horrible and run down with ripped carpets on most holes. Other activities were not exciting and not really family oriented. It was either watch a kids movie at the pool or do wine tasting.

Great Williamsburg location near everything
Highly recommend the Powhatan Resort. Well kept, spacious and clean condo convenient to everything. Stayed at a 4 bedroom unit (2 bed/2 bath on each floor) that was perfect for our group. Easy check in, a little too much time share info upon arrival (let them know we weren’t interested, and that was it), but highly recommend the property and the on site management and staff. Will stay here again.

Bamboozled?
Requested a 4 bedroom unit and owners tried to squeeze us into 2 bedroom unit. Luckily, a 4 bedroom became available when I complained.
BEWARE at the Welcome center! After 45 minutes of beating us down, we somehow agreed to attend their timeshare presentation (2 hrs), which left us with a slimey feeling, at the welcome center and especially during the presentation. Took us having to be harsh with 6 different people to get out of there. They have my credit card information so waiting to see about any additional unapproved charges or additional fallout from that scam/waste of time, and contacting my lawyer in advance. Again, would advise NOT attending the Diamond timeshare scam!
Units were nice, but there was some black mold in 2 of the 4 showers; as a functional medicine person, that was scary to see. Overall, comfortable place and great set up for our family with married children. However, left the weekend feeling unsettled after the seemingly dishonest tactics of the Welcome Center and Diamond Resort; shame renters have to come into contact with those people!
