The Space:
This spacious cottage takes full advantage of stunning views across the Kent Downs, making it the perfect spot for visitors to Canterbury, sociable family gatherings, wedding parties and walkers. Located in the rural village of Petham in the heart of the Kent Downs, yet just 10 minutes drive from central Canterbury. It is also well located for trips to Ashford, Folkestone, Hythe and other central Kent locations.

The open plan living area has two trifold windows which open out onto a huge patio where you can enjoy a BBQ in summer, or sit around the fire pit on chillier days. There is a full-equipped kitchen with all you will need to prepare any meal and a dishwasher for quick clean ups. Enjoy a sit-down meal around the statement wooden table, or gather around the wood burner on colder nights and warm your toes on the heated floor. There is also a snug living room and playroom at the front of the house with a sofa bed should you need to sleep two extra guests. For at-home entertainment we have provided a Smart TV, board games and reading material.

There are 4 bedrooms, 2 bathrooms and a half bath on the ground floor. Three bedrooms have plush hotel-quality king size beds, and the fourth bedroom has twin/single beds which can be made into a king-size bed if desired. The main en-suite bedroom has massive picture windows which frame the view of the ancient woodland on the hilltop beyond the large garden.

We have planted a wildflower meadow at the front of the house, which provides a stunning display for both humans and pollinators in the summertime. The back garden is also a wild area, cultivated to attract the abundant wildlife.

Guest Access:
Guests have exclusive access and privacy to the cottage. Please note that there is no on drive for this property - all cars park on the street outside and access is via a shared path into the front garden.

The Neighborhood:
Petham is a relatively small and quiet village, making it an attractive place for those seeking a tranquil rural break. While Petham itself has limited amenities, it is close to the nearby towns of Canterbury, Ashford and Folkestone, which offer a wide range of shopping, recreational activities, transport connections and services. Close by, the villages of Chilham and Chartham are well connected to the national train network.

Getting Around:
The nearest major international airport is London Gatwick Airport (LGW), about 106 km or 66 miles from the property. You can travel by train, bus, or car. The journey by car or train typically takes around 1.15 minutes, depending on traffic and the specific route taken.

Other Things to Note:
Parking is free on Town Road outside the house.

This property is not recommended for people with limited mobility as you need to walk up into the house and it's on two floors.

We provide luxury liquid soaps, bath gels, shampoos, conditioners and toilet paper in all bathrooms. Please note that these are not replenished during your stay.

If you would like a mid-stay cleaning, it can be arranged for a fee. Please let us know in advance.

Guests will need to sign a Rental Agreement upon booking confirmation and must do so prior to arrival.

A security deposit may be required prior to arrival or at check-in, based on the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.

We kindly ask all guests to abide by these house rules:
- You must be at least 25 years of age or older to book.
- No smoking of any kind is permitted inside the property. Do not leave cigarette butts in the garden. Failure to comply will incur a £300 penalty.
- No parties, events, illegal activities, or excessive noise permitted, especially after 9 pm, to respect the neighbours.
- Please, no more guests than is listed in your reservation unless a prior arrangement has been made.
- Guests are responsible for any damages that occurred during their stay or extra-cleaning charges if needed after their stay.
- Guests may be required to provide a government ID at check in or during the stay.
- Please use LED candles only. They are surprisingly effective.
- Pet-friendly property with a pet fee and these conditions: £25 for the first night and £5 for any additional nights. Two dogs (no larger than a Labrador) maximum; must be house trained; are not allowed on the beds or furniture; must never be left alone in the house; and any mess must be cleared by guests or incur an additional cleaning fee.

Interaction with Guests:
Access to the property is via self-check-in using a code to the lockbox to access the keys. The access code and instructions will be provided to you before your arrival.

I’m a single mum, creative, and lover of trees! I moved from Brick Lane, London to Margate 3 years ago , where I live in a flat overlooking Walpole Bay with my two small children.

I bought Ballarat House to renovate as a holiday home to provide an income for my family, and to support my creative and community endeavours. It has taken two years to bring this beautiful derelict property back to life, and has been the one of the hardest but most rewarding things I’ve ever done.

Every single aspect of the renovation has been lovingly considered and designed to create a unique and vibrant space so that groups of friends and families can enjoy a brilliant holiday in our quirky seaside town.

I trained as a printed textile designer, and designed all the patterned curtains inside the house, inspired by local wildlife on the beaches and in our fields and hedges.

Prior to my move I created the arts publication Amelia’s Magazine and a series of illustration books. Over the past two years I have cofounded two local community groups; Thanet Trees to protect, plant and promote trees in Thanet, and Friends of Cliftonville Coastline, to protect the heritage of our coastline for our community and visitors such as yourselves. Look out for our newly planted flowerbeds when you walk along the coast!

I love taking photos, getting outside, camping, being with my kids, making things, cooking, writing, gardening, being a community activist, discovering new creatives and sharing my finds with others via Amelia’s Magazine (soon to be relaunched) and on social media.

Having spent two years planning and creating my holiday home, I am really excited to finally open the doors of Ballarat House to guests. I live close by and whilst I cannot welcome you in person (being a single mum somewhat limits my availability) I am available at any time to answer your queries and help make your guest experience the best it can be.
