This " Carriage House" is a tiny jewel box, space efficient as a boat and comfortable as a modern home. Located in the gated community of Epping Forest, it is minutes away from convenient shopping and a short drive from downtown historic Annapolis. The waterfront community clubhouse, beach and tennis courts are open to guests of property owners.
Newly constructed with "Tiny House" principles in mind, the "Carriage House" is a wonder of compact design, drenched with light from many strategically placed windows and sky lights. A complete kitchen includes microwave, toaster oven, hot water kettle and hot plate as well as pots, pans, plates and glassware. The bath includes all modern fixtures with large shower, make up mirror and hairdryer. A heat pump keeps the space comfortable at any temperature. Cable TV and internet provide all your entertainment and communication needs. A very comfortable pull out couch with individual reading lights is located in the living room. An inflated double is located in the loft where a multi cubicle cabinet provides space for storage. A hanging closet next to the ladder in the living room and hooks and storage bins near the front door add to the storage options.
A small deck provides the perfect location for morning coffee and a peaceful view of Saltworks Creek and the Severn River while enjoying the privacy created by surrounding woods. Guests are encouraged to explore the grounds and adjacent neighborhood park. A small row boat may be made available upon request. The Carriage House is the perfect spot for a weekend get away, tranquil retreat or central location from which to explore the urban delights of Baltimore and Washington DC, each within an hour drive. The only bad news is that we can not accept children or pets of any kind, including emotional support dogs.

The tiny house had everything we needed. The view was fantastic and we enjoyed sitting along the waterfront. The location was a short drive to the Annapolis waterfront and local dining options.
I absolutely loved this VRBO! It is close to USNA where I was visiting my son yet you feel like you’re in a quiet old growth forest next to the ocean- peaceful, wonderful and interesting to walk around the neighborhood, and just enough space for our needs. I would love to stay here again.
Excellent location nearby Annapolis but secluded with a view overlooking water. Beautiful tiny home. This is our second stay at this location. They designed the tiny home expertly and it comfortably housed me and my friend for the weekend. I highly recommend this quaint getaway.

This little cottage was charming, we loved staying here. It is nestled into a lovely quiet gated area on the Severn River. It was cute, clean and cozy. There was a nice flower garden that welcomed us towards the front door, with a tiny porch providing a serene spot to sit and take in the view of the water.Inside, climbing up a ladder into the loft , complete with skylights, made it feel like a treehouse.. There is an alternative option to sleep on the sleep sofa if you are unable to make the journey up the ladder to the loft where there is an inflatable mattress . We enjoyed our stay and felt that we had everything that we needed. We hope to be able to come back sometime when we can stay longer and explore the area more. Thanks Marguerite for allowing us to stay in your lovely cottage.

This property was absolutely lovely for a little weekend getaway with my wife. The tiny house is comfortable, clean, and quaint. The neighborhood is quiet and off the beaten path. The people we met as we walked around were super friendly. We loved the river views and plan to return in the spring.
We flew into Baltimore with plans to visit DC a couple of times but did not want to stay in DC or Baltimore so we found this beautiful, quaint place near Annapolis. We chose it for what looked like a serene setting right near the river with beautiful grounds and we were not disappointed at all. The hosts live in the house next door and keep up the property very well and they were very responsive to our questions. The home itself was very comfortable with everything a couple might need while staying there. The sleeping is on the queen sofa bed or an inflated mattress in the loft upstairs and surprisingly both were very comfortable for a full nights rest.My wife loves the tiny house experiences we have had and this one was near the top of her list. The only thing that took some getting used to was the drive into and through the neighborhood was a little challenging due to the narrow roads and tight turns but it is also what made the neighborhood so charming to begin with. Would definitely stay here again if in the area.
