Casa delle Noci, a detached villa 10 minutes from Modena, with a private pool, outdoor hot tub, and indoor spa for guests’ exclusive use.
Casa delle Noci is an historic villa in the Modena countryside.
The property features a private pool 12 ml long, 4 ml wide, and 1.20 ml deep, with entry steps that can be used as a children’s pool. The heated whirlpool features 4 seats and a lounger, along with a radio, DVD/CD player, and chromotherapy; the sun deck is open from March through October. Poolside, on the sun deck, lounge chairs and umbrellas are available for guests. The porch next to the pool is furnished with a wicker seating area and a dining area complete with a barbecue and television.
A private spa is available on the ground floor of the villa. Access is restricted to guests 18 years of age and older. Children and teenagers are not permitted in the spa. It is a former stable that has been converted into a wellness centre. It features a heated infinity pool measuring 3 metres by 2 metres, equipped with hydromassage jets and chromotherapy. There is a relaxation area with two loungers and a herbal tea corner with a kettle. Radio for music therapy. Shower area with chromotherapy, a tropical showerhead, a waterfall, and steam mist. Access is by request.
The garden, spanning over 1,000 square metres, is surrounded by an orchard with apples, pears, grapes, peaches, and plums, while the rest of the property is planted with walnut trees. We have about 500 walnut trees from which we produce the famous “Nocino di Modena.”
Since 1982, we have been producing traditional balsamic vinegar of Modena using a “battery” of barrels made from various types of wood; the vinegar is used for family consumption, and a small quantity is available for guests.
The villa measures 120 square metres on the ground floor and features an entryway, a living room/family room, a kitchen with a dining area, 3 bedrooms, and 2 bathrooms.
Pink Room: suite with a double bed and a private bathroom with a tub and shower.
Yellow Room: a room with a king-size bed and a single bed.
Silver Room: a room with a French-style double bed.
Second bathroom with a shower.
The kitchen is equipped with pots and pans, dishes, a convection oven, refrigerator, dishwasher, espresso machine, blender, toaster, microwave, American coffee maker, moka pot, and tea kettle.
For our guests, we provide all the food needed for a hearty breakfast (three types of coffee, tea, milk, fruit juices, cookies, croissants, cereal, yoghurt, bread for toasting with ham and cheese, eggs and bacon, rusks, jam, butter, fresh fruit, etc.).
Amenities: 65-inch satellite TV in the living room with Amazon Prime Video and Netflix, washing machine and dryer, outdoor clothesline, hair dryers in both bathrooms, free Wi-Fi throughout the house and in the poolside solarium, courtyard with parking, independent heating and air conditioning, bed linens, kitchen linens, bath towels, and pool towels included.
WE’RE GREEN: We practice recycling in the villa and outdoor areas: you’ll find separate bins for paper, plastic, glass, and organic waste.
The villa is equipped with a water purifier and water softener. In the refrigerator, you’ll find glass bottles. The outdoor veranda also has a refrigerator stocked with glass bottles of water.
The villa is powered by 8 kW of solar panels and 9 kW of batteries to cover nighttime consumption.
Hot water for the bathrooms and the spa (hot tub) is heated by a 300-liter heat pump powered by the solar panels.
We have an electric car charging station available for guests.
Bicycles are available free of charge for guests to explore our beautiful countryside.
A supermarket, newsstand, café, pharmacy, bank, and post office are 1.5 km away. Within a kilometer’s radius, there are 4 trattorias serving high-quality traditional Modena cuisine.
By car, you can reach: Modena in 10 minutes, Maranello (Ferrari) in 30 minutes, Bologna Airport in 30 minutes, Verona 1 hour, Venice 2 hours, Milan 1.5 hours, Ravenna 1 hour, Florence 2 hours, Rome 4 hours.
We already have two cats and two dogs living with us: Ellie and Toby, a Maremmano Shepherd and a German Shepherd. They’re all very well-behaved and sweet.

Guest Access
Guests have free and exclusive access to the pool, garden, courtyard, car park, bicycles, fruit picking from the trees, the outdoor dining area, and the barbecue.
No smoking inside the house; smoking is permitted outdoors anywhere.

We invite you to visit our family-run vinegar cellar, followed by a tasting of traditional balsamic vinegar as part of lunch or dinner.
Upon request, during your stay, you can book a tour of our vinegar cellar, followed by lunch or dinner prepared with local Modena products. The following will be served:
Starter featuring:
Shavings of Parmigiano-Reggiano with balsamic vinegar.
Crispy pork rinds and pickled onions
Prosciutto and melon
Three first courses featuring traditional Modenese pasta:
Ricotta and spinach tortelloni with crispy pancetta, Parmigiano, and balsamic vinegar
Modena tortellini in Parmigiano sauce
Baked rosette pasta
A meat main course:
Sliced chicken with balsamic vinegar
A side dish with arugula, salad, Parmigiano-Reggiano, walnuts, pears, and
balsamic vinegar.
A traditional dessert:
Vanilla ice cream with Vignola sour cherries
Walnut liqueur (Nocino Modenese) and Limoncello
Water and wine included (Lambrusco Grasparossa / Prosecco)
The tasting will be served under the pool portico.
The cost of the tasting is 50 euros per person; children up to 8 years old pay 15 euros.
Dates must be arranged at least 3–4 days in advance.
THE CHEESE FACTORY
Upon request, you can book a guided tour of the Parmigiano Reggiano cheese factories, a tour that will allow you to see master cheesemakers at work as they carry out the traditional steps of milk processing—a special way to immerse yourself in the region’s production culture and discover how one of our land’s most important products is made. Guided tours are available year-round, Monday through Friday, excluding holidays. The production process begins at 8:00 or 9:00 a.m. and lasts about 1 hour.
During this time, you’ll witness all the stages of Parmigiano Reggiano production, and at the end of the tour, you’ll be able to purchase the cheese at dairies with on-site shops.
Guided tours are free if booked at least two months before arrival and can be conducted in either Italian or English.
If you request a tour at the beginning of or during your stay, you can take a guided tour of a local cheese factory. The cost varies depending on the type of refreshments and tasting offered after the tour: from a minimum of 5 euros to a maximum of 15 euros per person.
IN-HOME COURSE ON MAKING ITALIAN PASTA
At La Villa, we organise courses on making fresh pasta, an ancient tradition passed down from mother to daughter, which girls learn from early childhood.
MONICA and BARBARA will guide you, step by step, through every stage of fresh pasta production, such as:
- mixing the ingredients
- “rolling pin” (rolling pin)
- creating different pasta shapes and sizes
We’ll reveal the ancient secrets of traditional dishes and teach you how to cook fresh egg pasta. We’ll discover which sauces pair best with our different types of pasta.
