There are 1.5 bathrooms at the property. The main bathroom is equipped with a toilet, sink, bath with overhead shower and the en-suite to bedroom 1 has a toilet, sink and walk in shower.



PARKING:

Allocated space is Car Park Space 25 in the basement. This is the garage door with the black shutters on the right-hand side when facing the building.

HOUSE RULES: PLEASE READ CAREFULLY BEFORE BOOKING



*No Parties or Events Allowed

This property is strictly not suitable for parties. Any breach will result in immediate removal by security with no refund. Your Airbnb deposit may be used to cover associated removal and damages.



*Quiet Hours After 10PM

This is a peaceful residential area. Please respect quiet hours from 10PM onwards.



*No Smoking Indoors: £1000 Fine

Strict no-smoking policy inside the property. If smoking is detected, a £1000 charge will be applied via Airbnb to cover deep cleaning and damage.



*Noise & Air Monitoring in Place

Loud music, smoking indoors, or any sign of parties will trigger our monitoring systems and lead to instant removal without refund.



*Stays Over 10 Nights

Stays over 10 nights require additional housekeeping for an £85 extra fee per week. If unpaid, the booking will be reduced to a maximum of 10 nights.





*Online Check-In Required

To confirm your booking, the lead guest must complete our secure check-in form, agree to our T&Cs, and provide a valid UK photo ID or passport.



*Check-In/Out Policy

Early check-in: £20/half hour before stated time (if not pre-approved)

Late check-out (after 10AM): £20/half hour



*Security Deposit OR Damage Waiver

We require either:

A refundable security deposit of £250–£500 (depending on property size), OR

A non-refundable damage waiver of £50–£150 (depending on length of stay)

Communication without resolution. We had an issue with an alarm beeping in another unit. Even though the host communicated with us promptly they were unable to resolve the issue which caused us to sleep poorly. Waking often. I have one other major issue. ONE key and only one. There were 3 in our group and we were trying to attend 2 different events. My wife had to cancel because you have to have a key to get I and out of the building. Effectively she was a prisoner while I was out. Incredibly stupid.Other than these 2 major issues the unit was perfectly located for us. Well stocked (except shower gels etc) and we had to ask for dishwasher soap. Who wants to buy a bag of 30 for the unit for 4 days. Overall we survived but I would probably not choose this unit again. It was ok but had a few issues. We have continued to Edinburgh. 3 keys, lots of soap, bathroom amenities, oh, and paper towels, napkins and tissues. Simple inexpensive things that make a unit livable.

Thank you for taking the time to share your feedback, we truly appreciate it. We’re really sorry to hear that your sleep was disrupted by the alarm. To clarify, the alarm sound was coming from a different unit in the building. Unfortunately, we do not have any contact details for the guest staying in that unit, as it is managed separately. However, we did reach out to the concierge team regarding the issue, and they informed us that they will handle this issue. Regarding the key, we completely understand your frustration. The building’s access system does require a key fob for entry and exit, and we sincerely apologise for the inconvenience caused by only having one available during your stay. We are currently reviewing this to see how we can improve key management in the future, especially for larger groups. We appreciate your feedback on the amenities as well. While we do provide basic supplies to get guests started, your comments are helpful and will certainly be taken into account as we look for ways to improve the guest experience. We’re pleased to hear that the location worked well for your trip, and thank you again for your comments—they help us to do better.
