Rocky River Guest House

This is an ideal family destination. This lovely rock home was remodeled and a master suite added in 2012.

Our Policies

Standard Cancellation Policy: By making a reservation you agree that we will charge $25 for any cancellation more than 10 days from your arrival date. Within 10 days of your arrival date, you agree that you are responsible for the first night's full rate. You are responsible for the entire booking if you have not cancelled your reservation prior to your arrival date. There is no refund for early checkout. If we rebooks the reservation, there will only be a $25 cancellation fee.

Cancellation Policy Event or Holiday Weekends: By making a reservation you agree that we will charge $25 for any cancellation more than 14 days from your arrival date. Within 14 days of your arrival date, you agree that you are responsible for the first night's full rate. You are responsible for the entire booking if you have not cancelled your reservation prior to your arrival date. There is no refund for early checkout. If we rebooks the reservation, there will only be a $25 cancellation fee.

Exceptions to Cancellation Policy: If the Texas Department of Transportation declares roads impassable and no alternate route is available, an alternative cancellation policy may be considered.

Failure to check out on time is subject to a charge equal to half of one night's stay unless authorized in advance and/or the on-site host. Registered guests are responsible for any damage and or extra cleaning fees. Should additional (above and beyond the norm) cleaning be required, you will be charged a $25/hour fee. We have the right to inspect the number of people you have in your party. If a host reports extra guests your credit card or account will be charged appropriately. You agree that you will not hold a party, social gathering, have more guests than specified in your reservation or a wedding without written permission. If you or your guests smoke in a non-smoking facility, your credit card or account will be charged a $300 cleaning fee. There is a $25 fee, per set of keys, for failure to return them.

Amazing Little Getaway

At the end of quiet street in a good old-fashion country getaway. Quiet evenings enjoying the sunset and all the deer. Plenty of room inside and out for everyone. Will definitely be back.

We had a wonderful stay at the Rocky River Guest House. It had everything you could possibly need. We especially enjoyed our time on the back deck watching all the birds and animals that came by. Really enjoyed feeding the deer in the evening. We spent time motorcycling in the hill country. Plenty of room to park a trailer in the front yard. Would stay here again.

Deer Watching

Immaculately clean! Super easy check in. All the amenities you could ever need. Lots of places to poke around in town and yummy restaurants. But the real draw is the NATURE experience. Deer watching and feeding from your porch, walk along the river from the city park with gorgeous views, tricking waterfalls, and access to shallow wading from the back of the property. The owner called me on our first day to answer all of our questions and share wonderful advice about the town and nearby cities. For the next visitors, please give the porch kitty hugs from us. We enjoyed the daily visits. We were also visited by a herd of 40-ish axis deer in the meadow several times over the course of our stay.

Not your typical rental.

This is not your typical rental home. It’s the warmest and most inviting home we have stayed in. This home has been loved an well taken care of. We absolutely loved it!!! It gives you the feeling of staying with family. The deer and river were beautiful. Very quiet neighborhood. Thank you so much for having us. We will be back!!

It was awesome place. Looking forward to staying there again. Seeing the deer was so cool and having them coming so close to the back patio was the best way to start your morning.
