Lake Winnipesaukee access for 18.Bring the family and extended family to this luxury property located in Suissevale Estates on Lake Winnipesaukee. Our home is loaded with activities and enough room for the whole family to come together and enjoy. The house has central A/C for those hot summer days. The 30'x35'den upstairs has a Olenhausen pool table a 12' bar and a large HDTV. This was a later addition and does not have A/C. The downstairs game room has a ping pong table, foosball,12' shuffle board table, and a 55" flat screen TV .The kitchen/dining/living room (30'X40') is an open concept with seating for 21, granite counter tops, stainless steel appliances, hardwood floors, woodstove and a 2 temperture double oven. A great place to meet for meals and to gather together between activities. We have a 30'x30'deck,with a 12' x12' screened in hut to go relax enjoy the peace of mind 3 private acres of land can bring. Internet access and 4' outdoor fire pit with chairs. There is a tie out under the deck for dogs that may come along (no fee for dogs). Linens are available for an additional fee of $200 this includes sheets and towels for 17. If interested contact me and I will set it up with the cleaner. Located in Suissevale Estates, a beautiful private home surrounded by 3 acres of woods and wonderful views. Renters have access to a beautiful private beach ( 1/3 mile away), boat launch next to the beach, volleyball court on beach, tennis courts, basketball court, 2 playgrounds, and a public golf course (3 miles away). I also provide a parking pass to States landing beach next to Suissevale. You can launch you boat at this location and with the pass leave your truck and trailer at the beach during the day. Enjoy walks on the beach, sunsets, quaint shops, and delicious restaurants all within minutes! Don't miss out on this gem! 10 minute walk to Suissevale beach. We also buy each renter 1 Suissevale and 1 States landing beach parking pass. Starting in 2022 beach parking passes are valid Sunday-Friday for Suissevale beach and the States landing beach pass is valid everyday. The States Landing beach pass allows you to put in your boat at the State Landing Boat ramp and leave your truck and trailer at the designated Parking area. On weekend arrive early as the parking area fills up early.
Suissevale beach is owners only on Saturdays.
State Landing beach you can bring you boat trailer and leave the vehicle with the attached trailer for the day.

(July 1st through Labor Day)
Summer is fast approaching. Hopefully, the weather will abide and many of us will be able to enjoy our beautiful beach and its many amenities. When at the beach, we all need to adhere to our general beach rules. The following are some (but not all) of our beach rules that we need to be mindful of:
No animals are allowed at the beach (leashed or unleashed), no glass containers are allowed at the beach, there is no trash pick up at the beach and we all need to take our trash home when we leave; and please don’t feed the ducks as their excrement can cause harmful bacteria outbreaks in the lake that may result in beach closings and rashes.
As for our Suissevale members who allow short term rental use of their homes . We ask all those who rent to please familiarize yourself with the Policy and the penalties associated with any violations ($500 fine).
For clarity sake, the following are examples (but not a complete list) of violations of the Policy:
1. Renters are not allowed to use the Suissevale beach or beach parking lot at any time on Saturdays during the summer between July 1st and the end of the Labor Day weekend. This includes walking onto the beach, as well as using the beach parking lot. We recognize the “beach” as all areas after the bridge.
2. At all times renters are prohibited from beaching any jet skis or boats in the designated boat area on Suissevale Beach. This includes all days of the week, not just Saturdays. The use of the designated boating area is reserved for Suissevale members only.
3. Renters can only access the beach on weekdays and Sundays during the summer (July 1st through the end of the Labor Day weekend). However, in order for a renter to do so, the homeowner must first secure an infrastructure or renter’s parking pass at our business office to access the beach parking lot and beach.

I have been coming to the lake since 1989 and my wife Susan's family has been coming to Suissevale since 1965. My kids have been coming here all their lives and have grown up here.
Why they chose this property
I bought this property new in 1989. I like the location, you can walk to the beach and you can also walk home. The property has 3 acres so I have 1 neighbor on my side of the street. The house has all the toys you can want so you won't get bored and there are lots of things to do in case it rains. Since buying the house I have done 3 additions. The family room was extended and an extra garage would put in underneath the front living room. The Man cave/den and kids dens were added and the deck was extended. I put in a screened in house on the deck so people can catch a game in the TV outside or just relax. I set this house up as a vacation property with as many amenities as possible so my family and other families can enjoy it when they get there. I usually have 3-4 other families join us and everyone is very comfortable. The funny thing about the house is the neighbors across the street laugh each time a new renter comes to the house. They tell me the kids run in and then run out all excited with how great the house is. Makes them laugh every time. I also leave a canoe and 2 kayaks at the house for people to use.
What makes this property unique
4 families fit in this house very easily and very comfortably. There are 2 King Beds, 2 Queen beds, 3 sets of XL twin bunk beds, 2 twin beds and a bunk with a twin over a full. In total there are 13 beds in the house. The living room/kitchen dining area upstairs when you first walk in is very large. The combination is very unique because where else can you cook and still be with family. The 2 level granite counter surrounding the kitchen is a great place to watch others work. Making the cook the star. The man cave (back den) has a pool table, couch, recliner, 14' bar, 2 TV's and lots of sports memorabilia. The kids game room below has a ping pong table, fooseball table, shuffleboard and another large TV with X-box. The house is designed so that parents can bring their kids to a safe place, they are entertained and the parents can relax. I constantly update rooms so the house doesn't get old because I vacation there as well. We just refinished the downstairs bathroom, gameroom and bedrooms and they look brand new. Dogs are welcome, there is a tie out in the back yard under the deck.
