No Parties or Events Allowed

This property is strictly not suitable for parties. Any breach will result in immediate removal by security with no refund. Your VRBO deposit may be used to cover associated removal and damages.

Quiet Hours After 10PM

This is a peaceful residential area. Please respect quiet hours from 10PM onwards.

No Smoking Indoors: £1000 Fine

Strict no-smoking policy inside the property. If smoking is detected, a £1000 charge will be applied via VRBO to cover deep cleaning and damage.

Noise & Security Monitoring (External CCTV Only)

For the safety of our property and neighbours, external CCTV cameras monitor the entrances only.
Any signs of parties — such as large groups gathering outside, excessive noise, or disturbances — may result in security attending the property and immediate removal without refund.

Stays Over 10 Nights

Additional housekeeping is required for an extra fee.

Online Check-In Required

To confirm your booking, the lead guest must complete our secure check-in form, agree to our T&Cs, and provide a valid UK photo ID or passport.

Check-In/Out Policy
• Early check-in: £20 per half hour before stated time (if not pre-approved)
• Late check-out (after 10AM): £20 per half hour

Security Deposit OR Damage Waiver

We require either:
• A refundable security deposit of £250–£500 (depending on property size), OR
• A non-refundable damage waiver of £50–£150 (depending on length of stay)

Pet Restrictions

Pets are allowed subject to a £100 fee per pet per stay.
