Fellows Yard is a private family retreat set in 3.5 acres, architect-designed and newly renovated in 2025. Inside is stylish and spacious; outside is built for hospitality with decking, a pizza oven, BBQ, hot tub, and imported fire-pit. Children can enjoy a yurt playroom by day and sleep in quirky converted “Mootel” milk floats by night. A greenhouse for afternoon tea and an Edwardian railway carriage for sunsets make this a truly unique family escape for weekends, holidays, and celebrations.

Your very own pop up pizza restaurant: Pizzagate is our very own little pizza area, equipped with an Ooni pizza oven, fridge, retro gaming station and US political posters going back to the 1950s. Happiness on drizzly nights.

BBQ for warm afternoons: Mixed fuel (charcoal or gas) with utensils provided. We can point you in the direction of the best local butchers for Norfolk style SurfNTurf (Red Poll Cattle from Sandrigham combined with fresh Cromer crab from the Mid Norfolk Smokehouse.

Decking, heaters & ambient lighting: Linger under the stars. Equipped with a solo stove and child friendly surround, use wood felled and seasoned sustainably on the grounds of Fellows Yard.

Greenhouse with sofa: Manufactured by Rhino greenhouses here in Norfolk, this is the perfect collar season and rain-day spot for Afternoon Tea. We like to pair Norfolk Tea Bags with Rose Garden candles from Norfolk Natural Living.

3.5 private acres: Lawns, nooks and wild corners to roam and reset. Let kids be kids and explore the landscape with the walkie talkies. Let the grandparents see what is in bloom from our spring bulb collection, Summer cut flower field, Fall orchard pickings and winter hardies.

Where We Are (easy day trips)

The Fellow's Favorite - I enjoy the short drive to Sandrigham to see the gardens and the corgi cemetry.

Traditional beach days: Nothing beats the walk from Wells to Holkham along the beach. It's what brough the Fellow to Norfolk. A combination of sweeping sands, pinewoods that rival California (yes seriously) and beach huts which fill your heart with joy when you see them. This is a visit I would do every day of my life and never feel like I missed a moment.

Want more? Cromer, Hunstanton and Sheringham for promenades and proper fish-and-chips; Great Yarmouth for funfair rides and donkeys.

Refined market towns: Holt and Burnham Market for galleries, tearooms and deli lunches.

Boating & wildlife: The Norfolk Broads (Wroxham) for day-boat hire and waterside pubs; Blakeney for seal trips and birdlife (a guaranteed kid-wow).

Love gardening or movies: Peter Beales roses is known as one of the elite nurseries in the UK. It's annual rose festival is divine!
Something a bit different? An unexpected star of Wicked is Belmont Nurseries, a 20-acre spread of 9 million tulips near Kings Lynn in Norfolk. Amazingly, the tulips were planted specifically for Wicked, with field's owner even starring in the film as a Munchkin.

Guest access
Guests have exclusive use of the entire home and 3.5 acres within the gated grounds. Make yourselves at home in both kitchens (plus the hard-working scullery with second dishwasher), the library, children’s playroom, indoor fireplace, and generous indoor/outdoor dining spaces. Outside you’ll find the hot tub with its mini-pub, a covered pizza area for drizzly evenings, a mixed-fuel BBQ for sunny afternoons, decking with heaters and lights, a greenhouse with a sofa, and lawns and nooks to explore.

The Yurt is available for craft days, celebrations and movie nights; extra sleeping can be arranged in advance. You’ll also have access to the charming railway carriage and the two 1980s milk-float “Mootels”—perfect for children’s glamping just a few steps from the main living area (walkie-talkies encouraged).

Free on-site parking and Level-1 EV charging are included. Starlink Wi-Fi runs throughout. For safety and maintenance, a few plant rooms and storage areas stay locked. Please supervise children around the hot tub, firepit and drive. We’re beside a main road for easy arrival; once the gates are drawn, the focus is on family time. Luggage drop-off is welcome, and you’ll have 24/7 access during your stay.

It’s architect-designed for real-life gatherings, not a theme-park set. Expect character, quality finishes, and thoughtful details—handled with care.

Lots of lovely features = some responsibility.
We have a hot tub, covered pizza area, mixed-fuel BBQ, indoor fireplace, outdoor firepit and wide grounds. With great kit comes great care: there are risks to guest safety and to the property if used incorrectly. Supervision is essential—especially with children—and only adults should operate heat, flame or electrical equipment.

Designated Guest Lead (required).
Every booking needs one adult as the Guest Lead—the point person who:

reads our quickstart guides,

walks everyone through safe use (hot tub, firepit, BBQ, pizza oven, walkie-talkies for Mootels, etc.), and

keeps an eye on house standards during the stay.

Guest Lead Night (recommended).
We offer a complimentary early check-in for the Guest Lead (and one helper) the night before. It’s a calm walkthrough to “learn the ropes,” label a few switches, and set you up for a smooth arrival day. Most groups find this invaluable.

Pre-acceptance chat (no surprises).
To avoid disappointment, we’ll have a short call/message thread before accepting your booking to confirm your setup: group make-up, use of the Yurt (events or extra sleeping by arrangement), the Mootel milk floats (children’s glamping near the house), the railway carriage, and any baby gear you need. Clear plan = happier stay.
