About this property
Villa Zora ZadarVillas - private island retreat
***Off-grid – solar power and eco-friendly water system***
***Private island – exclusive location in untouched nature***
Welcome to House Zora, located on a truly unique spot – a private, uninhabited island called Burnji Školj, in the heart of the Telašćica Nature Park. This exclusive home offers the perfect sanctuary for those seeking peace, a deep connection with nature, and a luxurious escape far from everyday life.
House Zora is just a few meters from the sea, surrounded by pine trees, olive groves, and complete tranquility. From the terrace, you can enjoy views of passing yachts, paddleboarders gliding through the bay, and local fishing boats that bring the Dalmatian coastal spirit to life. This spot is the perfect starting point for exploring the Telašćica Nature Park, Kornati National Park, Lake Mir, and the entire island of Dugi Otok.
Access to the island is only possible by sea, ensuring total privacy. Your arrival will be fully organized according to your needs. If you're arriving by car, the ferry from Zadar (Gaženica port) will take you to Brbinj on Dugi Otok, where we will meet you and drive you to the small port of Dugo Polje. There, you can leave your car in a free parking space, and from there it's just a five-minute boat ride to our island. If you're coming by plane or catamaran, we will meet you in the village of Zaglav and also transport you to the house. Guests arriving with their own boat may use our private dock, as long as the boat is up to 6 meters long and does not have a keel.
Upon your arrival, we will greet you in person, assist with your luggage, and guide you through the use of the house, including a short introduction to safe boat handling if you have rented one.
House Zora is completely off-grid – it relies solely on its own solar power system and eco water collection. This means there is no commercial electricity or public water supply, so we kindly ask that all resources are used mindfully and responsibly. Electricity is provided by solar panels and battery storage, and its usage is distributed thoughtfully. The fridge, freezer, Wi-Fi, lighting, and charging of devices can be used without restrictions. However, the TV, air conditioning, and fans should be used only for a limited number of hours per day, following a recommended schedule that will be provided upon arrival. Some high-consumption appliances such as hairdryers, toasters, electric kettles, irons, and coffee machines are not allowed as they exceed the system's capacity.
The water used in the house comes from collected rainwater stored in an underground tank. It is suitable for showering, cooking, washing vegetables, and doing the dishes, but it is not drinkable. We kindly ask that you use water sparingly – showers should last no more than three minutes, and teeth should be brushed using a cup of water. Please bring bottled drinking water with you, or let us know in advance so we can provide it for you.
The house is modern and beautifully integrated into its natural surroundings. It includes two air-conditioned bedrooms with sea and olive grove views, a fully equipped kitchen, a glass-enclosed dining area with a fold-out sofa, a terrace for dining at sunset, a hammock between trees, and a barbecue under the stars. Guests also have access to four sun loungers, board games, multilingual books, and a private concrete beach with direct sea access and a dock.
For active holidaymakers, there’s snorkeling equipment, a stand-up paddleboard (SUP), and the possibility of fishing (a permit from the nature park is required). You can also rent a boat (4.8 meters with a motor), provided you hold a small boat license.
A wide range of additional services is available on request: delivery of local food products, organization of excursions to Kornati and Telašćica, rental of kayaks, bicycles, or cars, private speedboat transfers from Zadar, romantic dinners with candlelight and sunset views, as well as optional mid-stay house cleaning.
During your stay, we kindly ask that you follow a few basic rules: use electricity and water responsibly, do not litter or leave waste on the island, do not use restricted electrical appliances, and avoid leaving lights or taps running unnecessarily. Our goal is to preserve the natural harmony of this beautiful island and provide you – and future guests – with a truly unforgettable experience.
House Zora is ideal for families, couples, small groups of friends, or creatives seeking inspiration and peace. It is perfect for digital nomads, sea lovers, yoga enthusiasts, photographers, artists, early morning stretching or meditation, and anyone simply wishing to relax in the silence and serenity of nature.
For any further information, help, or service arrangements, feel free to contact us. Enjoy your stay, explore the surroundings, breathe deeply, and surrender to the simple luxury of island life.
