Luxury Vau Beach Villa with Private Heated Pool
Luxury villa in Portimão with heated private pool, just 400 m from Vau Beach.
We want you to have a memorable stay, so communication starts before your arrival to help us prepare everything for you.
Upon arrival, we will welcome you at the villa, hand over the keys, show you around, and answer any questions you may have.
During your stay, our concierge service will be available whenever needed.
Located in the Vau area of Portimão, this villa enjoys a quiet residential setting just a few minutes’ walk from some of the Algarve’s most beautiful beaches – Praia do Vau and Praia do Alemão.
Nearby you will find restaurants, beach bars, and supermarkets, as well as golf courses and walking trails along the cliffs.
The city centre of Portimão and the village of Alvor are a short drive away, offering a variety of restaurants, shops, and a lively atmosphere by the marina.

The pool heating system is available year-round at an additional cost — €200 minimum, plus €25 per day for stays longer than 7 days.

Built in 2019, the Luxury Vau Beach Villa features premium Portuguese stone finishes and modern, minimalist décor. The interiors are spacious and filled with natural light from large windows.
Accommodates up to 8 guests in four double bedrooms, all with private ensuite bathrooms, air conditioning, and TV.
Includes six bathrooms in total – one ensuite with shower per bedroom, a guest WC on the ground floor, and a full bathroom with bathtub on the lower level.
The upper terrace offers sea views, with tables and chairs to enjoy stunning sunsets. The ground-floor terrace includes a dining area and lounge furniture.
The kitchen is fully equipped with refrigerator, freezer, dishwasher, electric oven and hob, microwave, toaster, kettle, coffee machine, citrus juicer, hand blender, and all utensils for meal preparation and service.
The living room features air conditioning, a fireplace, and a Smart TV with cable channels.
Wi-Fi available throughout the property.
Outside, the heated private pool is surrounded by lawn and paved areas, sun loungers, BBQ, and outdoor dining area.
The laundry room includes a washing machine, drying rack, ironing board, iron, and vacuum cleaner.
A gym area with treadmill and vibration platform is also available.

The house has three floors connected by an indoor staircase.
The upper floor features two bedrooms and a terrace with seating area.
The ground floor includes two bedrooms, the kitchen, living and dining rooms, a service bathroom, and a terrace with table and chairs.
The lower floor (pool level) includes the laundry, one full bathroom with bathtub, and the gym area.
Important Note
Construction work began at the adjacent plot in late 2024. As a result, some noise may occasionally occur during the day due to building activity.
We want to ensure the villa is always in perfect condition for you and for future guests, so please pay close attention to the following House Rules, which form part of the Accommodation Agreement accepted when confirming your reservation.
Please treat the house, furniture, equipment, and linens with care.
If something breaks, gets damaged, or stops working, notify our concierge as soon as possible so it can be repaired or replaced promptly.
Always close doors and windows when leaving the property and turn off air conditioning or non-essential equipment to avoid energy waste or safety risks.
Check-in and check-out times are flexible but subject to confirmation and availability. Early or late check-ins/check-outs may incur an additional fee, which will be communicated in advance.
Tourist Tax
A municipal tourist tax applies to all guests aged 13 or older:
€1 per person/night from November 1 to March 31.
€2 per person/night from April 1 to October 31.
Charged for up to 7 consecutive nights per stay, as per the Portimão Municipal Regulation effective from March 14, 2024.
Check-in
During or prior to check-in, all non-resident guests must provide basic personal information and present valid identification documents, as required under Article 45 of the Schengen Agreement and Portuguese national law.
Access & Stay
Only registered guests are allowed on the property.
Access, stay, or overnight accommodation for non-registered individuals is strictly prohibited.
Cleaning
Daily rates include bed linen and towels, soap or hand gel, and shower gel.
For stays longer than one week, mid-stay cleaning and linen change are provided.
Extra cleaning services may be arranged upon request (subject to availability and extra fee).
Cleaning & Laundry Deposit
For stays during special events or seasonal periods, an extra cleaning and laundry deposit of €350 may be requested via Airbnb as an Extra Service.
If payment is not made, we reserve the right to decline or cancel the booking.
If no extra cleaning or laundry is required after check-out, the deposit will be refunded within eight days via Airbnb.
Noise
In Portugal, quiet hours are from 11:00 p.m. to 7:00 a.m. and must be respected.
Smoking
This is a non-smoking property. Smoking is allowed only in outdoor areas, and cigarette butts must always be placed in ashtrays.
Parties & Events
Parties or events of any kind are strictly prohibited, as well as any behaviour that may cause damage to the property or disturb neighbours.
Pool Use
Children must always be supervised by a responsible adult when using the pool.
Check-out
Guests must leave the house tidy, remove all personal belongings, and dispose of rubbish in the outdoor containers (see Welcome Book for details).
Please separate recyclables properly. Our cleaning team will take care of the rest.
