La Romantica, one of the two villas, is a restored hermitage that once hosted to St Francis. 20 minutes drive/7 kms from Spoleto historic centre, on a good road that winds its way up through the most heavenly scenery, leaving the tiny fairy-tale city sprawled below, fringed by mountains and a scattering of olive groves, you arrive at your destination – 2 villas next door to each other, each surrounded by its own private land – mountains all around, valleys below, nightingales singing. This is Heaven!

The large fresh water pool with WC is for your exclusive use. It is 16 X 8 metres with steps.

Please note that both country houses are next door to each other on the same private mountain with the same sensationally beautiful scenery all around - above Bazzano Superiore, 7 kms to central Spoleto. So, when you stay in either of these impressive properties, you feel that the mountain and the vast panoramic landscape all around belongs to you ! Indeed, the owner of these magnificent properties ialso owns the mountain. So while you are in residence, the land around you is private to you and the other guests ! Further, there are many rambling trails all over the immediate area, where every so often you will come across a hammock and/or swings. Great territory for kids to explore and all safe.

A particular point of interest is our small farmyard in an adjoining field where we keep peacocks, hens, goats and horses. Not to mention the sheep, cows and muscular mules bearing logs in the surrounding fields and lanes. Fruit orchards, olive groves and sunflower fields abound. Wild flowers are cultivated to maintain the bee population. Here, you are in a totally natural environment. And the owner will often leave a few fresh veg on your door step!

The interiors of both villas, while minimalist, are high quality spec. Furnished in mind with the modesty of St Francis who stayed in La Romantica way back when it was a hermitage, it being at the top point of his travels between Assisi and Rieti. And, it is well equipped for a comfortable stay. The kitchens are fitted alongside one wall of the sitting/dining rooms and are fully equipped with dish washers, microwaves, toasters, ovens, fridges etc.

The immense private grounds mean you can walk for hours in any direction, passing tiny villages hither and thither.

LA PASSIONATA – sleeps 26 to 35

This villa/120 sq mts has 5 self-catering apts. And in total, there are 11 double/triple bedrooms, 9 bathrooms, some with tubs, 5 sitting/dining rooms, (1 of which is enormous/APT B, 3 of which are very large, 1 of which is medium), all with fully fitted kitchens, dish washers + washing machines.

Ideally, it sleep 26 persons in bedrooms. However, it can sleep many more, especially if children sleep dormitory style in the large bedrooms or on sofa beds in the huge sitting rooms.

There are large private patio areas and balconies, designated to each of the apartments, with plenty of tables and parasols etc for al fresco eating, all looking onto the magnificent scenery all around. From the villa, there are amazing panoramic views towards Assisi that stretch over valleys, mediaeval hill-top towns, olive groves and vineyards, all the way to a seeming infinity !

You can picnic anywhere you choose in the extensive grounds. You can lounge around the pool, next to which is a toilet. And, you can chill out exactly where the mood takes you - there is no end of space in the acres surrounding you for those who wish to "get away" and be reclusive, as well as the terraces and balconies immediately outside the apartments and the wide patio around the pool.

APT A/upper floor (140 sq mts) has 1 huge sitting room (where there are 2 single beds, unobtrusively placed behind the sofa), 1 huge kitchen/diner with fully fitted kitchen, 2 triple bedrooms (each with double bed and single bed) + 2 shower rooms (1 with full sized tub/both with shower units). It also boasts a superb terrace, seats 8, with fantastic panoramic views of mountains and valleys from all windows as well as terrace.

APT B/ground floor (100 sq mts) has 1 enormous sitting/dining room (with fully fitted kitchen), 2 triple bedrooms (each with double bed and single bed) + 2 shower rooms, 1 with full-sized tub. 2 extra single beds can be unobtrusively placed in an alcove in the sitting/dining room. Stunning panoramic views of mountains and valleys from all windows. Balcony, seats 4, with same stunning views towards Assisi.

APT C/1st floor (100 sq mts) has 1 sitting/dining room with fully fitted kitchen, 3 triple bedrooms (each with double bed and single bed) + 2 shower rooms. Stunning panoramic views of mountains and valleys from all windows. Private patio area, seats 8, at the bottom of a short flight of steps.

APT D/ground floor (100 sq mts) has 1 very large sitting/dining room (with fully fitted kitchen), 2 triple bedrooms (each with double bed and single bed) + 2 shower rooms. This apartment has very pretty views of hills and woods. And, it has French windows that open onto a private patio area, seats 8, with pretty hill and wood views.

APT E/ground floor (50 sq mts) has 1 sitting/dining room (with fully fitted kitchen), 1 double bedroom (with double bed) + 1 shower room. This apartment has stunning panoramic views from all its windows in the sitting/dining room and pretty hill and wood views from the bedroom window. And, its main door opens onto a private patio area, seats 4, with pretty hill and wood views as well as stunning panoramic views of mountains, valleys, hill-top villages and the pool.

LA ROMANTICA – sleeps 12 to 15

This was THE resting place of St Francis when he journeyed between Assisi and Rieti.

A restored hermitage at the highest point between Assisi and Rieti on the famous San Franciscan trail.

Complete with dish-washer, 3 washing machines, 2 fully fitted kitchens with hob, oven, fridge-freezer etc. and 2 kitchenettes plus WiFi.

While it sleep 12 persons in beds, it can sleep up to 15 persons, if there are several children who can sleep dormitory style.

Large rustic 15C stone cottage, well equipped, divided into 2 self-contained, semi-detached halves, each with its own private entrance + staircase.

In total, there are :

6 double/triple bedrooms (4 on the upper floor and 2 on the ground floor),

4 shower rooms (2 on the upper floor - 1 on each side of the house, and, 2 on the ground floor, 1 on each side of the house),

1 fully fitted kitchen + 3 kitchenettes : 2 kitchenettes attached to each of the 2 bedrooms on either side of the upper house, 1 kitchenette in a utility room on the ground floor, plus a fully fitted galley kitchen, directly off the dining room, which seats 12, on the ground floor.

NOTE :

The utility room also has a galley kitchen with table and chairs to seat 6. However, the kitchen attached to the utility room is only set up for snacks and drinks, whereas the kitchen attached to the dining room is fully equipped to service a group of up to 15 persons.

And the 2 upper kitchenettes are only set up for light snacks.

Both the utility room and the dining room have a fire-place - wood is included in the rate.

In the summer evenings, our guests often make "camp fires" at the front of the house, where there is also a large BBQ.

Very tranquil environment - although you can make as much noise as you want.

7kms to central Spoleto, above Bazzano Superiore. An excellent location for sight-seeing.

One of the villas's most impressive features is this spectacular location, with its sweeping views on either side of a magnificent ridge, plus acres of private land. Huge fenced private garden, exclusively for your use.

Interior features…

Each side of the house has its own main entrance lobby, opening onto the front gardens. And, each side has its own private stair-case that runs between the upper and the lower floor. This works particularly well for larger groups with children because the children can be safely put to bed on the upper floors, while the parents can continue to “party” downstairs.
