A welcoming family home awaits you at Eastcotte, excellently situated a short walk from the heart of the historic and beautiful village of Branscombe – nestled in the countryside and with views of the sea.
Renowned as one the most sought-after locations on the south coast, a welcoming family home awaits. Excellently situated on the brow of the hill with fine far reaching views to the sea and the village and valley of Branscombe, there is a 5 minute walk to the beach and the Sea Shanty restaurant which serves breakfast and lunch, and a small shop with basic provisions. Another short walk into the village takes you to the Mason’s Arms, a renowned gastro pub, and further walks through the valley to the heart of the historic and beautiful village of Branscombe, with its old forge, bakery and refurbished public tennis court.
There is a one hour walk across the cliffs east along the Jurassic cost toward the picturesque village of Beer with its art shops and the Anchor Inn where you can sit out on the clifftop overlooking the bay. 250 years ago, a large section of the cliff fell into the sea creating a magnificent area called the “Underhooken”. A footpath weaves its way through the Underhooken between exposed pillars seaward and cliffs to the north containing caves that the adventurous can climb up to. To the west of the Sea Shanty the coast path rises steeply giving the most magnificent views of the beach beyond. A couple of miles to the west you can fork right to descend to the second pub in Branscombe village, The Fountain Head, which serves good food real ale.
Eastcotte provides guests with space to find your own private nook to enjoy the quiet with a book or to dine together in the elegant dining room. The gardens look onto the sea at the front and onto the valley from the croquet lawn. Eastcotte will offer all you need to enjoy time together with family and friends.

Breakfast Room: Linked to the kitchen with a table for 6-8 people. Original set of butler bells which can be operated from the various rooms in the house.
Kitchen: Cosy kitchen with seating for 4, leading to the Conservatory. Fully equipped with hob, oven, dishwasher and microwave.
Conservatory: Breakfast table for 4 people and comfortable seating area. Mid-century wrought iron garden furniture including a tea trolley
Utility Room: Washing machine, butler’s sink, pulley operated kitchen maid clothes airer, iron, and ironing board.

Robert's Room (bedroom 3): Double bedroom, with double bed and feature fireplace (decorative only). Stunning views to the village which catch the early morning sun rise.
Bathroom: Family bathroom with walk-in shower, sink, bidet and WC, and view to the Spinney.

Basement: Down a set of stairs under the main stairs is a small games room with a table tennis table - fun for a family and friends.
Outside: The garden occupies 1.4 acres. Copious wildflowers in the spring. The back garden features on the west side a croquet lawn, with an amazing view of the church and Branscombe village. To the north, is a walled orchard. To the East on the raised ground is the Spinney. The south-facing front garden and west facing side garden have sloping lawns and planting. A paved area to the west of the conservatory with tables and chair to seat 12 and sun umbrellas. Frequently it is warm enough to dine outside but if it is too cold and wet, tables and chairs can me moved into the conservatory. There is a gas BBQ provided during the summer months.
Parking: There is parking for numerous cars along the front drive - there is a tight corner if parking to the rear of the house where caution must be taken to avoid scraping the car on the side of the house. At the house a map will be available indicating where further free parking is available close to the house, or alternatively, there is pay to park down by the sea at the Sea Shanty Car Park.
