The house benefits from a large living space with one three-seater sofa and an arm chair, large SMART TV with Netflix and plenty of space to sit down and relax.

DINING AREAS:
The dining room is well equipped with an 8 seater dining table, so plenty of space for meals together.

KITCHEN/COOKING FACILITIES:
In the kitchen there is an electric hob, oven, fridge freezer, microwave, kettle.

BATHROOM:

This property has one modern bathroom featuring a large bathtub and shower. Shampoo and Shower gel are available on site.

There is a toilet and sink in the bathroom too.

PARKING:

There is private off street parking for two cars behind the property. There is also parking available directly outside the property on-street.

This property is strictly not suitable for parties. Any breach will result in immediate removal by security with no refund. Your Airbnb deposit may be used to cover associated removal and damages.

*Quiet Hours After 10PM
This is a peaceful residential area. Please respect quiet hours from 10PM onwards.

*No Smoking Indoors: £500 Fine
Strict no-smoking policy inside the property. If smoking is detected, a £500 charge will be applied via Airbnb to cover deep cleaning and damage.

*Noise & Air Monitoring in Place
Loud music, smoking indoors, or any sign of parties will trigger our monitoring systems and lead to instant removal without refund.

*Stays Over 10 Nights
Additional housekeeping is required for an extra fee.

*Online Check-In Required
To confirm your booking, the lead guest must complete our secure check-in form, agree to our T&Cs, and provide a valid UK photo ID or passport.

*Check-In/Out Policy
Early check-in: £20/hour before stated time (if not pre-approved)
Late check-out (after 10AM): £20/hour

*Security Deposit OR Damage Waiver
We require either:
A refundable security deposit of £250, OR
A non-refundable damage waiver of £39
