Farmhouse has three queen size beds and two single beds. Master ensuite shower room, upstairs main bathroom, and another shower room.
Large kitchen with lots of cooking equipment. Table in kitchen sits 6-8 guests.
Living room with cinema projector, open fire place and seating for 8 on sofas. Another dining table seating 8-10.
Large sunroom with seating for 7-8, great views and wood burning stove.
Quieter snug room with TV and retro games console- seating for 3 or 4.
Outside wood fired hot tub for 6-8 people.
Utility room with washing machine and dryer.
Garden with locking gates.

Cottage has 2 bedrooms- one queen size bed and one king bed. King bedroom has ensuite shower room too.
Main bathroom with walk in shower.
Kitchen with lots of cooking equipment and 4 person table.
Living room with seating for 5, wood burning stove, patio doors to garden, TV and also projector.
Outside wood fired hot tub for 6 people and outdoor cinema projector when weather suitable.
Utility room with washer dryer.
Garden with locking gates.

Around 5 acres of garden area including blueberry field, kids play area, grassy areas, summer meadow and large pond.
Wood buring hot tubs don't require any chemicals. Take around 30 minutes to fill with water and 4+ hours to heat up. We often get the northern lights at Hillockbrae too.

Kirriemuir (15 mins) is closest town. Good sized supermarket, independent shops tec. Forfar (25 mins) has larger supermarket.
