The Space:

Set on a historic plot of 200-year-old vines, the estate features six en-suite bedrooms across spacious interiors designed for relaxation and comfort. Light-filled living areas open toward outdoor terraces with sweeping vineyard views. The exterior spaces include a large swimming pool with panoramic outlooks, shaded lounge areas and outdoor gathering spaces framed by olive and fruit trees. The setting is designed for slow afternoons, golden-hour aperitifs and evenings under the stars.



Each bedroom includes premium bedding, high-quality linens, bathrobes, luxury cosmetics, organic tea and coffee stations, curated reading materials, air-conditioning and blackout curtains. Mountain-fresh drinking tap water is provided bedside.



Guest Access:

Guests have exclusive use of the entire estate and outdoor areas. This includes the swimming pool, terraces, garden spaces and vineyard surroundings. Electric car charging is available on-site.



The Neighborhood:

Located in the Brda region of Slovenia near the Italian border, the property sits between two celebrated wine regions and offers a unique position close to sea and mountains. The Adriatic coast is approximately 30 minutes away and alpine hiking areas can be reached within 45 minutes. The region is known for cycling routes, e-bike tours, vineyard picnics and gastronomy, including Michelin-starred restaurants. Trieste is approximately a 70-minute drive away.



Getting Around:

The estate is approximately 90 minutes from Venice. A car is recommended to explore the surrounding countryside, coast and mountain areas. Transfers and private drivers can be arranged upon request.



Other Things to Note:

Children aged 10 and above are welcome. There is no safety fence around the pool and no swimming guard. Children must be supervised by an adult at all times when using the pool. Pets are not allowed. Smoking is not permitted inside the house. Events are not allowed without prior approval. The house must be returned in the same condition as check-in.



Housekeeping, private chef services, grocery stocking, airport transfers, massages, wine tastings, private wine tours and e-bike rentals are available upon request for an additional fee. Breakfast is available for an additional per-person daily fee. Final cleaning fees apply depending on occupancy. A security deposit is required via credit card pre-authorization. Minimum stay is three nights.
