Summary:
Welcome to Nashville! Beautifully RENOVATED two story cottage in HIP & TRENDY East Nashville! Near all the action and conveniences that a busy city has to offer. WALK to restaurants, bars, shops, AND full grocery store! You couldn't find a more convenient location. 2 King beds, 1 Queen bed, 1 Queen sleeper sofa in living room, 3 full bathrooms (one only w/tub, no shower). Only 2 miles to Downtown, 15 min. drive to BNA Airport. Walk many places or Uber for CHEAP!**NO PARTIES.**

The Space:
Built in 1930, our 1,390 square foot cottage in the heart of East Nashville is a perfect getaway for your Nashville stay. Our home is thoughtfully decorated and set up with all the amenities you would find in a hotel but better :) (Please see our complete amenities list on the listing). Although we don't serve breakfast, there is complimentary coffee, tea and light snacks. Central Heating, Cooling, and Ventilation system. Two downstairs bedrooms have ceiling fans, upstairs loft has a floor fan.

Two downstairs bedrooms have blackout curtains and shutters for maximum darkness and quality sleep.

Main Level:

Living Room: Queen sleeper sofa is also with memory foam mattress! VERY comfy for a sleeper sofa.
Kitchen: Kitchen fully equipped with cookware, dishware, some spices, etc. drip coffeemaker with some coffee beans and a grinder to get your started. Because the house is conveniently located directly across from an updated Kroger grocery store (with a gas station!), you can pick up all of your preferred/specific cooking needs for your stay.

-Laundry closet with full size brand new stackable washer and dryer available for guest use!

Upstairs:

-Parking is FREE on the gravel driveway. Can park 2 small cars with additional parking available along the back fence and at the business located next to the house.

-Counter height island with 6 stools in kitchen area to gather for meals, games, or to serve as a work desk.

-Comfortable and stylish living room to hang out in and watch TV on a 55 inch flat screen Smart TV. Provided is approximately 50 channels from our digital antennas, Netflix, Hulu and other apps can be accessed.

-We provide some fresh coffee beans, a grinder, tea, creamer, sugar, light snacks, some water bottles and sparkling water.

-Fresh bed linens provided. We layout towels, wash cloths, travel size shampoo and shower gel on each bed. There are extras if needed in each bathroom. 3 hair dryers, one iron & ironing board, *initial round* of toilet paper, paper towels, & coffee provided, if you need more, you can stock up from the nearby grocery store (Kroger-directly across the street!, Tower Deli, Turnip Truck are all nearby).

-Fireplace is non-working.

**There is an additional $300 fee for guests wanting to book my property for filming and/or photography. A location agreement must be provided to me prior to your shoot date.**

***HOUSE RULES/AGREEMENT MADE UPON BOOKING***
A great deal of passion went into renovating and decorating our Nashville home so that it would be both beautiful to behold and beautiful to experience for ALL. We assume all of our guests will be respectful and excellent, but we still want to make sure you understand our rules and expectations so we're all on the same page. Please help us preserve our house for yours and others' future stays by accepting these rules before you book:

-There is NO smoking allowed inside the property. If smoking outdoors, please keep doors and windows closed so the smell does not enter the house.
- Absolutely NO pets whatsoever allowed ON or IN the property. We and other guests have severe pet allergies and we want to keep this property pet free.
-Absolutely NO major parties. If you're looking to book our place to throw a party, we have exterior security cameras that would allow us to see if there is a party going on and how many guests are ACTUALLY staying at the house. We're ok with small celebrations with the allotted amount of guests allowed/booked for (no more than 8).
-Guests must use provided handrails when using stairs.
-Decorations: Absolutely NO GLITTER and NO CONFETTI. Any decorations you put up must all be taken down including any tape residue. Any tape residue or damage found on walls do to your decorations may result in being charged.
-Please leave the house in the condition you entered it in. THE CLEANING FEE DOES NOT COVER EXCESSIVE MESS. The $120 fee is to cover the expense hiring our awesome cleaner, Meagan, to clean all linens, kitchen, bathrooms, living areas, dusting, and up-keeping the house. It does not include her cleaning up after any disrespectful messes left behind. Please follow easy check-out instructions we'll have provided you. If you follow those, you’ll be in good shape.
-Please communicate with us about anything that has been broken during your stay. Any excessive mess or damaged items MAY result in withholding of deposit. We are reasonable people and will understand if accidents happen, but please do not try to "hide" it from us as we want to make sure everything is taken care of or fixed before our next guests come to enjoy our property.
-RESPECTING OUR NEIGHBORHOOD. Remember, you're not renting a hotel room, you're renting a house in a neighborhood where people live. We ask that you respect our neighborhood and neighbors by keeping your exterior noise level down at ALL times during the day. ANY complaints received from our neighbors (whether noise or just being a disturbance in any way) will result in withholding of deposit.
-Internet Use: NO illegal downloading of any sort, no p2p file sharing. (we had to fine a guest for this because my internet company flagged the illegal internet usage and fined me).

LUGGAGE DROP OFF:
While we would love to be able to accommodate luggage drop off requests, there simply isn’t a ‘'holding area” in our home that wouldn’t interfere with our cleaners ability to move freely during their clean. We recommend you contact Stow Station.

Potential for noise - There is a train that runs near my property. I have sound proof windows & foam insulation that drowns out the sound for the most part.
Must climb stairs - 3 steps at entry.

The total price of the reservation is based on the nightly rate set by the host, plus fees or costs determined by the host or booking platform. Extra guest fee charged by some hosts for extra guests beyond a set number, which may fluctuate.

Guest Access:
Guests have access to the entire house and ONE driveway. There is space for two small cars in our gravel driveway. Additional parking is available along the back fence as well as the business located next to our home.

The Neighborhood:
This is one of the hippest parts of town. Choose from great local restaurants such as Pomodoro and Lockeland Table, bars like Southern Grist, and upscale cocktail haunts like Bar 308. Parks, golf courses, and the Five Points area are a short drive.

Getting Around:
Uber and Lyft are GREAT to use in Nashville. They're always about 2 min. away when you are ready to request, and you can get just about anywhere in Nashville for $10 or less. If you decide to rent a car, the driveway can only park two small cars.

Other Things to Note:
** While staying with us, PLEASE make sure ALL doors are shut and locked when not in use! PLEASE do not leave any valuables in your vehicle if parked on the street. Nashville is a BIG city so please make sure to be vigilant with our property and yours!!

A lot of time, care, and money has been put into this home that we LOVE. I only want to have the best guests who will respect my property AND my neighbors. Not looking for rowdy crowds to stay here!

**Please note: Guests who stay 3 weeks or longer will incur an additional cleaning fee of $125. This is NOT included in the pricing you see, but will be an additional add-on fee!

Interaction with Guests:
We're available via messaging through the booking site during the entire booking process up until you arrive. We travel a lot so our friend Steph will be your point of contact DURING your stay in Nashville. She's just a text away should you need anything during your stay - please do not reach out to her PRIOR to your stay as you will be working with us (the owners).

You will have a detailed guest book available at the property with tips on how to work the TV's, trash, check-out instructions, and will also serve as a local guide for my favorite restaurant and bar recommendations.

Seymour house.
This house was perfect. It was clean, the check-in was easy and the owners were very communicative. The 3 bathrooms were a huge bonus for us since we were 5 adults. The grocery store right across the street was very convenient. The house is a short uber ride to downtown. Had a great time and would rent this house again. Allison and family.

Delightful cottage home
We loved the cottage! The 3 bedroom, 3 bath was just the right size for us and the location was great. We used Uber to get back and forth from the city and that was super easy and cost less than parking in the city. We had a great time in Nashville. I would recommend this place to anyone wanting a stay in Nashville.

Very conveniently located with a grocery store across the street. Cute cottage. Not a bad part of town, but nothing special. It was perfect for our family of 5 adults! Loved the fire pit and they decorated for the holidays which was a nice touch!
